The development is beautifully designed and my flat is spacious and light. Internal fitting are basic but okay all thought door handles are breaking often. Ceiling light fittings are with a strange 3 pin fitting. Very difficult to get energy saving bulbs for. There are business spaces on the ground floor but unfortunately the larger spaces is still empty after 5 years. We have bicycle lift from the basement that has never worked and never been repaired. Building/property management has been hit and miss. Communication not good. and not clear who is dealing with what issues.

Please tell us about the good and bad aspects of living in your local area:

Location is great with easy access to the marsh land surrounding the area. Main street is still very underdeveloped and hoping more individual shops will come to the area. We have Lea Bridge station across the road but Greater Anglia are very unpredictable and if there is no trains there is no way to travel from the area to for example Stratford.

Please share one thing (or more) which you wish you had known before you moved in:

It was not clear about the redevelopment in the immediate surroundings. Hopefully we are able to save the marshes and not over crowd the area with high rise buildings.

What is the best feature of your home:

The view is spectacular. Sound isolation is great.

The design of the flats are great, and the facilities such as the garden for pets are good. It would be good to have more facilities such as a gym downstairs which was planned before but didn't happen for reasons that I am unaware of. I think there could be more facilities such as a gym

A great location located near the marshes which is great for families who have children, a pet or love nature. Would be good to see some more restaurants open up nearby.

How has the building management responded to any problems or issues you have raised:

Management have responded well to problems when the 2 year guarantee was in place.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the developments that are being built nearby that are due to block some of the view.

Well designed and thought of. It's a gated community, The roof garden is good for summer nights Local to school, child-friendly environment. The local embas shop has all you need and is also just a short walk away Aldi. And not far from a Christian faith-based local church. Pet-friendly community HERE

I enjoy living in this area, as all I need is local. I love the th local green areas, people are friendly. Been told a gym coming

I called and report all repairs and they are sorted within a week.

No parking, but the train station is not far away, within minutes you will be at the best shopping centre in east London

Enjoying the great green spaces

I have been living in Motion development from the start 3 years ago. It is a beautiful design and the architecture is great. The flat is large. Light and airy. Unfortunately we are still struggling with some of the facilities such as a bicycle lift that has never been working. Also the garden and the outdoor was never finished with plants, grass and trees. Have shifted to a second Property management company as our first Montalt did not have anything under control. All that said I am very satisfied with my purchase and Hill has been great from the start.

Please tell us about the good and bad aspects of living in your local area:

The area is still lacking local amenities and high street needs to be developed but I am enjoying the large green areas and marshland we are surrounded by.

How has the building management responded to any problems or issues you have raised:

Insured for the first 2 years and I did have to have several things changed and fixed but was responded to in an efficient way.

All the new buildings planned to be build right around this development

Great place to live for young professionals and couples

I am happy with the development so far. The building has been designed well and I have had no issues since I moved here in Aug 2020. However, utility and maintenance cost has drastically increased in line with other areas in London. Recently there was change in property management company to control the cost and improve the services. So I am hoping things will improve. For example, I believe, window cleaning can be done more frequently as it was done only 3 or 4 times last year. There is also a concierge service for most of the residents which is extremely convenient but there is no gym at the development.

Please tell us about the good and bad aspects of living in your local area:

This is a great place to live for a young couple with no kids. Stratford is just 1 station away (train runs every 15 mins) where you can shop at Westfield mall. It literally takes only 10-12 mins to go to mall from the development. You can also walk to Westfield mall through Hackney Marshes. It takes 50 mins to walk to the mall but it's a wonderful walk where you can stroll alongside lea river and enjoy the splendid scenery of marshes. If you don't want to go to stratford, there is Embas Grocery store at the development and Aldi supermarket 5 mins away by walk. You also have local food shops, post office, lea bridge library, everything located very close to the development. The development also has excellent bus connectivity. On days when trains don't operate, you can take bus to go to Central London as there is a direct bus to oxford street and Shoreditch. If you are into sports, there is a Walthamstow leisure Centre at 15 mins walking distance. I feel crime rate is low in this area but I am not completely sure about that. There is also a kindergarten near development, just 2 mins away. If you want a home near green space and close to established area like Stratford, Lea bridge is a great option

Yes, they did and my issues were resolved within a week.

Please share one thing (or more) which you wish you had known before you moved in:

There is no direct bus to stratford which is painful when the train doesn't run. You have to walk 15 mins to take the bus and then the bus takes another 25-30 mins to reach Stratford.
