Voice transcription: It's a great area in a quiet part of leed City center I never had any problems with antisocial behavior noise or saw anything worrying in the area. Traffic noise is also minimal since it's off the main road. I had no problems with noise from residents either. Overall, it's safe, quiet, and just far enough from the noise of the city center, but everything is still very accessible. There is a sainsbury's local opposite the building for when you forget milk or cooperative near the bus station. There's bigger sainsbury's on the headrow Aldi regent Street or morrisons merrion center for your weekly shop. I've also seen many people have their shop delivered if that suits you better. Being in the city center, a lot of the popular bars and restaurants are within walking distance. Very close by is the wardrobe, Sarto and rambutry. Transport Links are great with the bus station and train station within walking distance. On street council parking is available nearby for when you have visitors, but it is highly competitive on weekends. They have a parking facility underneath of course subject to availability. There's also plenty of car sharing options nearby through Enterprise car Club.
How has the building management responded to any problems or issues you have raised:
I cannot fault building management I remain impressed by the speed of the responses to issues I've raised, for example with maintenance and tenancy queries.

Living in this area has been a pleasant experience. There are several local shops and supermarkets nearby, all within walking distance. The neighborhood is quiet and safe, with good access to green spaces. Public transport is convenient—buses run frequently to the city centre and the train station is also not far. The street is well maintained, with reliable bin collections, low noise, and no issues with parking or antisocial behaviour.
How has the building management responded to any problems or issues you have raised:
Whenever I raised a question or needed help, the team responded promptly and helpfully. Their attitude was always professional and friendly, making me feel supported.
Please share one thing (or more) which you wish you had known before you moved in:
Honestly, everything was exactly as expected or even better. One tip for future tenants: if you're a visiting scholar or international student, this apartment offers not only convenience but also a sense of community and security.

Living in the area had its ups and downs, but overall it was a convenient and vibrant place to call home. On the positive side, the location was brilliant, we had so many great bars, cafés and eateries right on our doorstep, and the atmosphere could be really lively in the best way. The transport links were excellent too, the bus station was just across the road, and the train station was only about a 15-minute walk, which made getting around super easy. That said, there were a few less ideal aspects to be aware of. Unfortunately, homelessness was quite visible in the area. It was something we spoke about with compassion, because it was a real issue that so many people were facing, but it did feel important to mention, as there were times we'd open our blinds and see people sleeping rough outside. It was a stark reminder of the inequality in the city centre. Parking could also be a bit of a headache. People who couldn’t get a space in the underground lot often parked along the street directly outside of the building, which caused congestion and a flurry of strongly worded emails from the building management! And like much of the city centre, there was also a lot of construction work happening close to the building and the noise definitely disrupted the peace, especially during working hours. Still, if you were after a buzzing city centre lifestyle with everything within easy reach, this area had a lot going for it.
How has the building management responded to any problems or issues you have raised:
It was a mixed experience. The resident advisors and maintenance team were always responsive, friendly, and genuinely helpful, they remembered our names from the start, followed up on issues, and handled what they could quickly and with care. However, when problems needed to be escalated to senior management, the response often felt cold, delayed, and impersonal. Emails from management rarely seemed written by a real person, and we struggled to get clear answers or timely resolutions on more serious matters. It was a shame, as the frontline team did a fantastic job, but the lack of empathy and engagement from senior staff definitely impacted our overall experience.
Please share one thing (or more) which you wish you had known before you moved in:
We wished we’d known about the ongoing issues with the commercial utility provider, it caused us a lot of stress and really should have been resolved or clearly communicated before move-in. It also would have been helpful to have more transparency around the planned building works next door. We were told they wouldn’t start until our tenancy ended, but they began three months early and caused a lot of noise and disruption. Lastly, the dust levels in the apartments were much worse than expected. No one seemed to know the cause, and it was a constant frustration trying to keep the place clean.

That said, we're sorry to hear some things didn’t meet your expectations. Just to touch on the bed issue — as mentioned at the time, it was damaged from use, but rather than charge you for a new one, we managed to source a replacement ourselves at no cost to you. We genuinely tried to go the extra mile there, so it's a shame if that didn’t come across how we hoped. If we came across as lacking empathy, we’re really sorry — that was never our intention. On the dust – if you'd raised that with us, we would’ve looked into it straight away. We’ve always had an open-door policy and would rather be told directly so we can try to help. We know there were frustrations, especially around the utility company and the earlier-than-expected building work. We genuinely did our best to communicate what we could, but we understand it was disappointing — and we’re sorry if the responses from us didn’t feel personal enough. We’ll take that on board and try to do better in future. Despite the bumps along the way, we want to say thank you again for choosing to live with us. Please tell us about the good and bad aspects of living in your local area:
The building is located 5 mins from the heart of city centre, so access to all the restaurants/ bars/ cafes is quite convenient (and heavy on the pocket because then you feel like eating out all the time). A 3 min walk to the main bus station, a 20 min walk to the train station, 15 if you are a fast walker, and a Sainsbury's local right below the building. These are just some perks that make this place one of my top choices for staying here.

Very well. They were prompt and swift in dealing with the issue.

Nothing really, I took this place weighing in all the pros and cons, and it was mostly pros for me.

Good location. The building is close to restaurants, bars, transport links and a post office. The only thing to bear in mind is that there is a large homeless population in the area, they are mostly harmless but I’ve seen them having fistfights, buying/selling drugs, and setting fires just down the street.
How has the building management responded to any problems or issues you have raised:
Responses are slow and I usually get the impression that management doesn’t like to accept responsibility. Have made this review anonymous as I have raised concerns before and been dismissed.

- location is super convenient but lots of homeless and drug activity - roof terrace is unfurnished - apartments aesthetically appealing and comfortable - maintenance is slow and animal urine in the corridors - the team are friendly but certain team members seem to cross boundaries with residents

While we do take swift action when issues are reported, we’re not in a position to monitor how individuals care for their pets day to day. We understand that you may have witnessed or photographed some incidents, but unfortunately, none of these were reported to the team at the time, which limits our ability to respond. Our team is always here to help—communication is key. On the topic of maintenance, we acknowledge that there have been delays at certain times, especially during peak demand. However, we’ve taken proactive steps by expanding the team to improve response times, and we’re already seeing the positive impact of these changes. As for the roof terrace, we understand the desire for additional furniture and are exploring options to enhance the space further. It’s designed to be a flexible communal area and not intended solely as a smoking area. Resident feedback on how we can better utilise shared spaces is always welcome. Finally, we want to highlight that many of the concerns raised in your review contrast sharply with feedback we’ve received from numerous other residents, who describe the building as clean, welcoming, and professionally managed.
