The apartment was pet friendly, as a pet owner, I was satisfied for living here.

The building management responded in a acceptable time and maintenance team also fix all our issue in a acceptable time frame
Awful place to rent
Awful place to rent, no management customer service, they refused access for disabled guests, it’s shocking.
No, I don’t have anything to say on the development. It may look nice, but it’s managed awfully. You really need to rethink your management style. You will lose a lot of tenants here if you make things difficult for them! And places nearby for the same price, that have been management.

Firstly, they have all of a sudden removed guest parking, my mum is registered disabled and cannot walk without aid, they are not allowing her access to parking and making her walk so far from the building to gain access! Disgusting. When I asked them to review, they said no, they’re very unhelpful. Their customer service is appalling! From management and team, their staff are rude. The manager refused my mum disabled parking and would not open the gate to allow her in the building. They said park at the other building and walk!! To my disabled mum?!!
Please do not rent these apartments. Management is a sham, no people skills, it’s not well managed and for a place you spend a lot of money, they’ve got it so wrong!

No they haven’t. They are not helpful at all and will not even bother helping now.
Not the place to live
Property management is not good. It’s takes a while for things to get sorted. They do not take residents into account when making any decisions.
Management only care about renting out the apartments as quick as possible to anyone. One residents are in they no longer care.

Cons
Lyons dock looks nice on the outside, decor is good and facilities are not bad. However after living here I look forward to leaving at the end of my tenancy.
There has been electric cut outs which caused all food to be thrown away. In the coldest days of the year the heating and hot water would go out in the middle of the night so we would wake up to a freezing cold apartment. Which made my 3 year old sick as well as my pregnant self.
There has been teenagers breaking into the residents trying to get into the cinema room. Causing fights outside the apartments and smoking drugs where the smell comes straight into your apartment if you’re on floor 1.
The ground floor car park shutter was broken about 2 months ago and still has not been fixed.
The intercom system has stopped working, some of the doors open without even swiping your card.
Pet owners who live here have used the communal gardens to walk their dog. There have been times when does have urinated in the lifts.
The cleaning is not up to standard on the individual floors and lifts.
There will be a fee coming to hire the private dining room & games room facilities.
The rent is too high for all the issues.
Pros
Working from home facilities are good.
Dining room and games are good when you can book.

The building has problems even though it is brand new. The management do not take residents into account.

Not great. The send out the same generic email to all residents.
Comfort with style
Firstly, the property is so well designed with multiple facilities within the facility that it won us over. Most importantly, the apartment is so spacious and well planned that it made my family very happy. Such spacious apartments are not many. Amenities provided on ground floor and top floor are superb and a good mix of work and pleasure.
To top it all the facility management is so supportive and well responsive and attends to matters with smile. Mo Ali has been one such person.

The facility is well connected with the nearby underground and bus service. Shops within the campus and around the place are quite good to cater to the requirement.

Yes, they have been responsive and the resident portal is quite good in this regard. Whenever there has been a problem, quick response has been received
Stylish canal side development great for public transport
Modern light new build design. Nice views over the area. 24 hour concierge and post room with cctv so feel safe in the building. Energy efficient appliances. Painted plaster walls could be more durable as in easier to clean. Fingerprint marks tend to show on wall especially in bathroom but not a big problem. Bookable resident social spaces – screening room, work from home spaces, rooftop terrace, games room and dining room for events. Social events for residents and local area throughout the year

Close to public transport, local bus stop and nearest tube station, Greenford is six minutes walk away and Sudbury Hill 15 mins walk away. Small Co Op shop and Starbucks on development. Well known respected local pub opposite apartments on main road Not much in immediate area but public transport links very close. Canal side development so lots of walking paths to near by Paradise Fields and Horsenden Hill. Nice views. Living on main road you do get traffic noise but windows are triple glazed. More apartments are being built on Greenford Quay so have to beware of construction noise. Walking distance to Westway shopping centre, Sudbury Hill and Oldfield Circus shops.

Bus service very busy and can be erratic but tube stations near by. Construction noise from other apartment blocks going up. Can still have noise from neighbours living above if they are noisy.

So Far So Good
As the development is new to the market, it feels good to be the first tenant to occupy a brand new apartment, to use the brand new home appliances. It feels that the developer has put thoughts into the design of the apartment and high quality furniture & electrical appliances (brand: SMEG) are included.
Our apartment is facing the road Oldfield Lane North, so there is some traffic noise when the windows are opened, but the noise is reduced to minimum (almost none) when the windows are closed.
I think there are 40+ units per floor, and there are total 4 lifts but only 2 of them get to the reception front door area, but so far there isn’t any congestion with the lifts. However, one of the lift to the reception area is out of service for several days already.
There are refuse chutes in a refuse room at each floor so the waste is sent to the B1 refuse store. No bad odour so far. However, some people will leave large rubbish in the refuse room even though the resident handbook mentions about large rubbish should be carried to the B1 refuse store by residents. The refuse chutes are separated for general waste and recyclable waste. However, we once saw that they are both general waste bins under both chutes at the B1 refuse store, hope that the management company isn’t sending recyclable waste to the landfill.
Gym room and common area at the top floor are nice.
Lots of working spaces at Ground Floor. There is a coffee machine free to use, but unfortunately it seems to be empty every time I check it out, maybe there are a lot of people using it and the refill isn’t that frequent.
There were power trips from 8 Oct – 13 Oct 2022 every night around 7pm, the blackout lasted around 5 minutes each time. The management office would send updates every day at that time which was a great thing to keep the residents informed, but after the issue was fixed, no further communications about the root cause and the calculation of the compensation were received. I think more transparency, more communication/ reminder notices would be beneficial to both the management office and the residents.
The security/ property management staff at the reception area are helpful in general.

The development is located next to a canal, a walk along the canal is quite pleasant, the canal can reach nearby town Perivale/ Alperton. There is a retail park, just about 10 minutes walk from the development, which includes Boots, M&S, Lidl, Nandos and other big chain stores. There are Starbucks and Co-op just around the building. However, other than that, there are not many choices of restaurants nearby. Both Greenford and Sudbury Hill Station are within walkable distance. Overall, the neighbourhood feels quiet and safe.

Nothing related to the development, but I think Greystar as the developer needs to regularly evaluate/ closely monitor the performance/ operation flow of the property agencies and 3rd party referencing company to make the whole rental experience more customer-obsessed/ less stressful to tenants.
How has the building management responded to any problems or issues you have raised:
I have raised a concern via the resident portal but so far no response is received.
Could be better, if management listened
The building design is nice, some things in the building do not work. And worst of all, residents from the other building “Tillermans” can access our facilities (even though they have their own) because of this, they treat our facilities really badly, by not cleaning after use, shouting in the corridors and leaving rubbish in the lifts.
I wish building management stopped allowing neighbouring buildings from using our facilities. I genuinely believe that this keep our building cleaner, safer and one which we can actually use without overcrowding.

So far the stores which are in the complex close quite early.
Parking is a major problem, seems like those who do not pay can still access the car park

The energy supplier is British Gas and not the originally listed SSE.

Yes, a lot of the time more issues were responded to and dealt with in a timely manner.
I really do wish that they take on board the feedback about allowing Tillermans from using our facilities.
Great development but management needs improving
Design, lay out and build quality is very good as well as being energy efficient. Great amenities like the gym, co working space, cinema room and entertainment areas should you wish to host a party. Management and maintenance is poor. Communication is lacklustre to say the least! When things go wrong it takes a long time for them to fix. Policing/enforcing rules is currently non existent, but understand this is due to residents being unruly and anti social, and this is another issue in itself!

Conveniently located to nearest tube station and A40/M40. Restaurant and bars non existent in the area but you have essential stores such as M&S and the local Coop in the complex. On street parking very limited and difficult if you don’t pay for a space in the development. Apart from a bit of traffic noise the area is generally quiet.

The poor management and type of community. I thought we are paying premium for the area and that it attracts tenants with self pride in the development they chose to stay. Clearly I was wrong!

That they will implement such rules and monitor, that they will request maintenance to see, but neither has materialised.

Not cheap but good!!
the flat itself has so much storage & is very decently sized. If you work from home at all then it’s a really lovely place to live. The shared spaces are amazing too. Had a few issues with electricity, lifts being out of service etc which have been quite frustrating but these seem to be resolved now (fingers crossed)

Very poor communication before I had moved in. I had to wait about 3 weeks before they finally sent me my tenancy agreement (which was sent 2-3 days before my move in date !) which was stressful. There is always someone at reception though which makes it easy to report issues
Lyons Dock first few weeks here
Elizabeth at Lyons Dock has been incredibly efficient and helpful.
Building management to repair the power outages was efficient and professional.
Design wise it is great, I would just have larger windows in the living area which don’t have balconies and would have dimming feature for the lights in the living area and bedroom.
I would also have windows which open more for more fresh air

Excellent central location. Easy access to all amenities. Traffic is slightly noisy when the windows are open.

Unfortunately getting hold of greenford quay prior to moving in was a disaster. It required many many calls and emails to get responses
