Close to central line for work. Loads of road work due to thames water lately. But it is all clear now.

How has the building management responded to any problems or issues you have raised:

Very quick response at the beginning. We havnt had any other problem.

Please share one thing (or more) which you wish you had known before you moved in:

Parking spaces are quite limited for family to visit.

Very nicely built area to live in and have a family, love that it is quiet. More could be done on parking as cars parked on pavement cause me to walk in the road with my baby in the pram.

How has the building management responded to any problems or issues you have raised:

Yes and no. I noticed that they would try to find any excuse for certain things

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about how the parking would be on our road. I was also told they would build a shop as a selling point and now they have no plans to.

Great in terms of location by car. Romford shopping centre 10minutes one way, Debden retail park 10mins the other. Lots of local takeaways and close to supermarkets

How has the building management responded to any problems or issues you have raised:

Yes all initial things are dealt with. Didn’t contact them with regards to a repair we got done after this period that they hadn’t addressed properly as didn’t want the hassle!

Please share one thing (or more) which you wish you had known before you moved in:

The price increases have been very steep in regards to rent

Having now lived in this development for nearly 3 years, we can say we are truly happy we bought this house at the time we did. The lockdown made us count our positives. We had to work from home and this wasn't an issue at all. The few annoyances are, a)not having a local shop for the essentials you may run out. b) Parking, which is becoming increasingly difficult. c) The promised children's play area and park is pending.

How has the building management responded to any problems or issues you have raised:

We did have a few initial niggles but L&Q did their best to resolve it. At present we have no pending issues.

Please share one thing (or more) which you wish you had known before you moved in:

A neighbourhood shop / café would have been lovely.

Please tell us about the good and bad aspects of living in your local area:

We have been living at Oaklands Hamlet for two years now and really like it here. It is really quiet development with lots of green spaces and gold club and Hainault forest park just next to it. There is regular bus shuttle to Hainault tube station in the mornings and afternoons, directly from the development or the main bus services are accessible from the Romford Road. The only thing i miss here is a local shop or a caffee, although nearest shops are short drive to Romford or Barkingside.

Please share one thing (or more) which you wish you had known before you moved in:

There are plans to build a little park on the development and cycle track to Collier Road which will be useful.

Please share one thing (or more) which you would change about your development:

The only thing which I would change about the house is its location to nearest shops and amenities.
