L&Q at Acton Gardens in an award-winning development which boasts ‘vibrant spirits’. L&Q are offering homes rent as well as buying options at Acton Gardens. It is located in Acton, with Chiswick and Gunnersbury on its doorstep. As well as this, the development benefits from being only a 2-minute walk from Acton Town station, which is serviced by the Piccadilly and District lines. In addition, it is also just 10-minutes from the popular Gunnersbury Park, home of the Gunnersbury Park Museum.

Nice flats, but management and price lets it down.

The flats themselves are great. Clean, relatively new, spacious, and everything inside works. L&Q management makes it a not great experience. the rent agreement process is a faff, they are near impossible to get a hold of, our property manager ignores our emails. For the 1750 we pay a month for a 2-bed I think we’ll find something just as nice in either a better manager building or a more central location. It’s a pity because I do like the flat, but it doesn’t feel like value for money.

Area is fine for takeaways, basic shops and cafes. A big bonus are Chiswick Business park 10 min away, Grovesnor Park 10 min away, Chicswick high street 20min away, and Acton Town tube station right at your doorstep. It’s a well lit area with lots of transport links.

Please share one thing (or more) which you wish you had known before you moved in:

Management will milk every penny from you that they can, especially when you leave.

How has the building management responded to any problems or issues you have raised:

They have barely responded. It takes 3 emails to get a response and usually that reply is “I am not your property manager anymore, contact this person instead”. We’ve had 3 managers in a year and none of them announced when they left/started.

The building is nice, the furniture and the bathrooms are good quality. The building is quiet so we don`t really hear our neighbors.
The property management is slow and hard to reach. However when you get in contact with them they are professional and always send professionals to help.

The location is all right, maybe too close to the main road which is polluted.
It`s nice that we are very close to tube station, Acton Town, where we have both Piccadilly and District Line.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the street pollution might affect the air quality.
I don`t like the small bins.

What is the best feature of your home:

The best feature of the home is the balcony and the big square footage.

Property management needs more staffing support and ownership in actions – answers are slow.
Communal areas management is very poor – lack of staff and lack of appropriate action when I keep raising issues related with pests in the garden and rats.

The contractual aspects are very rigid – it is my 3rd year in the development and yet there are annual contracts with 6 month break clauses.

Living is normal, lack of shops and social centres. The lack of parking is also a problem.

Please share one thing (or more) which you wish you had known before you moved in:

That LQ is rigid and has poor customer service

If there is one thing you would change about your flat or property what would it be:

That the contracts will be rigid for long term tenants like me. That you will need to be patient to get responses from property manager as they take a lot of time and through the phone they’re impossible to reach. That the communal areas such as gardens are not looked after in terms of pests.

Perfect flat, ideal location- subpar property management

Design of the apartments is great- we have needed minimal maintenance and the flat is very modern with good quality appliances and lots of storage space. The Blackburn Court block is very nice aesthetically- there is a rooftop garden which has been great for getting fresh air in lockdown and there is landscaped courtyard area downstairs which our neighbours with kids seem to enjoy a lot; also excellent and convenient bike storage. Very well designed block- two lifts which is convenient and all utility meters are accessible in communal cupboards. The block communal cleaners are very friendly.

I feel like a lot can be improved on regarding building/property management. When my partner and I first signed up to live in Acton Gardens our LnQ rep was very slow at getting back to us regarding contract negotiations and communication from LnQ was lacking; we didn’t actually receive our moving in pack until the week after we moved in. Since moving in the property management has not been great. On agreeing to move into the flat, we were told by the lettings negotiator that Blackburn Court came with a manned reception in the foyer. We realised once we’d moved in that this was not the case when 4 of our parcels and many more of our neighbours parcels have been stolen from the foyer downstairs. We tried to call our property manager for CCTV to fill out police reports and sent countless emails and we still to this date have never had a response. Had we known this before signing the tenancy we would not have moved here as building security is important for us.
We have been in the property for almost two years and we have not seen the exterior windows being cleaned ever despite the LnQ commitment in our contract. Disorganisation regarding the fire sprinklers testing 2021 meant that we needed to accommodate access twice to the inspectors which disrupted our working arrangements.
When our first 12 month contract ended in summer 2020 we were shocked that LnQ wanted to up our rent an additional (and unjustified) £75 a month in the middle of a pandemic even when we expressed our disappointment with the property management as discussed above.
On one occasion we have required maintenance with a leak appearing under the kitchen sink; it took over 3 weeks to get an engineer over to fix the problem and we were unable to use the kitchen sink for this time which is very poor service. I have lived in rental accommodation for 7 years prior and maintenance has always taken a max 2-3 days from a leak.

Great transport links (Piccadilly, District and Overground) and many good local amenities (post office DO, two sainsburys, off license, chiswick a short walk away, doctors and dentist a short walk and a lidl and large morrisons 10 mins walk).
There have been numerous instances of late night weekday parties in the block of flats and although these have been reported to LnQ these have not stopped. Unfortunately our flat faces Acton Town tube track so there is often inconvenience works with engineering and tube a maintenance work noise in the nights approx 20 weekends in the time we’ve been here so far. Also, there has been ongoing construction work for neighbouring Acton Gardens blocks which has been quite loud if the windows are open (inconvenient if working from home) and INCREDIBLY dusty.

Parking availability has not been a problem as we do not drive; visitors have always found a spot no problem on Bollo Lane. Bin collections has been great.

Sales negotiators should do their research and not lie about things like building security and concierge facilities.

What is the best feature of your home:

Kitchen and utility appliances are great and new. Walls are nice and white and clean. The flat has kept us sheltered, safe and warm during the global pandemic and has felt like home.

The building is super modern and has a good build quality. One of the key aspects for me is how well the apartment maintains the temperature especially during the winter. I do not like the cold and my home is always warm, but because the apartment is so efficient, my costs on heating are really low.
Another nice aspect for me is the waste disposal area, literally by the main entrance. it’s so convenient.
Other than that, both the garden and building are well maintained and cleaned.

I find living in this area really great. It’s super convenient to have the acton station here with both piccadilly and district line. I can be anywhere in London in 20 or 30 minutes.
I have all shops here. Several supermarkets, chiswich and acton high roads are a 10 minute walk, there are parks around. The streets are clean too.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known that in my ensuite I can hear with neighbour is having a shower or flushes the toilet. it is really loud and a bit annoying when it happens at late hours at night or early in the morning.

What is the best feature of your home:

The heating system is just perfect and the insulation of the property, both temperature and sound.

Overall very good

The development is sound. Only downfall is the parking. Spaces are not offered to rentals, would be a lot better if rental flats could have a parking space even if it was on a temporary basis until the space is purchased or used. In view of there being no on street parking or permits to apply for it would be very convenient.

The area is very convenient for shops . Parking is a problem, would be better if l&q allowed spaces for the rented properties as the car park is more or less empty.

The balcony overlooking the park is quite loud a lot of the time.

If there is one thing you would change about your flat or property what would it be:

A concierge service for all buildings, as there are a lot of doors to enter it would be convenient for parcel collection.

The apartment themselves are beautiful and affordable for what they are. We have lived there for just over 3 years now. L&Q did try to raise our rent this year a substantial amount which we did not appreciate as we could see how much they were asking for a new let directly above us. The services in the building are good, they just take a while to fix when something does break. We have an ongoing issue with our dishwasher and hot water which nobody can seem to solve. The area will be lovely once the new development finishes.

If there is one thing you would change about your flat or property what would it be:

The management company. They are just too slow with replies and fixing things. Also very money headed.

I and my partner love the design, although simple and minimalistic, it feels very refreshing. Our apartment has plenty of storage space, an amazing view, and two outside spaces, triple glazing windows isolation. Overall, the building is well managed, although there are instances of people littering communal areas such as the public roof terrace, corridors. A big plus to the amazing outdoor facilities such as playgrounds and fitness equipment.

It’s very practical to be near the Acton Town tube station, however, the area lacks of facilities such as shopping centres and leisure.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the letting agent was very low responsive, as it took us ten days of headaches to move in and chasing them for the necessary paperworks.

How has the building management responded to any problems or issues you have raised:

The landlord is responsive in fixing issues, when a problem occurs, the send a repair specialist and follow up with a call to verify the works has been done.

Good design for the flat and all appliances are high grade. There is free bike storage and a common garden area. Regular cleaning of the common areas of the building is highly appreciated. Last but not least the development is pet friendly and wheelchair accessible.

Great location with access to Chiswick high road on foot and picadilly line to central London.

Cons: tends to get a bit noisy near the main road

No furniture in the flat and the ad was misleading in terms of the furnishing options

If there is one thing you would change about your flat or property what would it be:

The front entrance is all glass which makes it visible when a lot of packages are left there, making it temping for thieves. Luckily there is CCTV monitoring.

Really nice design and a great place to live – Property management could be a bit better

The design of the building is wonderful, the interior is beautiful as well as the space distributed for each room. Its a really bright flat even on the moody days. There have been issues with the entrances of the building which many times are not closing/locking automatically and is a threat to the security of the building. The property management is unfortunately mostly late with replying to queries and some times you have to chase them. Something pretty disturbing is the fact that delivered packages tend to get stolen from the reception area.
Overall it is a nice neighborhood and the flats are really good with nice view and proper soundproofing from outside (within the house unfortunately the rooms are not as soundproof as you would expect)

The location of the property is really good right by the tube station. There are not many shops around as the area around looks newly built. Would prefer to have more shops, restaurant and pubs around. The noise from the main road is tolerable due to the construction of the building.

Wish i’d known that the bike parking spaces are outdoors which is not good for high value bicycles to store.

How has the building management responded to any problems or issues you have raised:

On emergency issues the response is quick and effective. For non-emergency issues you’ll have to wait a bit
