Great development if you can get it for a good price.

The building is nice, has bike storage, lifts. I would like to see it maintained better, there are marks and scratches on walls on the hallways, sometimes the doors downstairs are not properly closing because they are not maintained which makes it less safe in my opinion. Property manager is not very professional.

Please tell us about the good and bad aspects of living in your local area:

The transport links are good, Bollo Lane it's quite busy and noisy if you are facing the street. Feels safe but parcels get stolen often.

How has the building management responded to any problems or issues you have raised:

Building management is not very professional when contacting tenants.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about setting up a heating account, as it took about a day to get hot water.

Quality materials used in the building. I like the fixtures and how it was nicely designed. The bike storage is big, and secured. I have a nice balcony to enjoy the sun and view. I had a problem with getting in the building one time. It never happened again after it was reported. Modern flats!

Happy to live here. Perfect location. Less than 5 mins walk to picadilly/district line. South acton overground is 10 mins walk. I like how close chiswick high street is to enjoy shops and restaurants.

How has the building management responded to any problems or issues you have raised:

I had problem getting in to the building one time. The customer service rep took my details. That did not happen again, i guess they fixed it!

The agent i had was very informative. Gave me info i needed.

The design is fine. I feel safe thanks to the several doors you need to reach our flat. Problems with deliveries seemed to be resolved now compared to several months ago Sometimes there is no hot water (and therefore no heating), it would be also good to have this communicated via sms or email

Good is that we have GP closeby, dentist, and a small supermarket Lack of offering such as restaurants, coffee, pub. Very low offering of car parking.

How has the building management responded to any problems or issues you have raised:

The building management is very slow in acting.., there have been issues for months and they seem not to manage them properly

Nothing really. I knew everything before moving in.

An enjoyable first 12 months

The facilities are impressive, however I fear L&Q's management is poor. I have only had one major issue in the first 12 months, but they failed to deal with it properly. My heating did not work for weeks over winter and despite reporting the issue to L&Q they said it wasn't serious enough to need a 24 hour callout. Instead I had to wait over a week to get my heating fixed. Everything else though, design, facilities, cleanliness etc are brilliant.

Please tell us about the good and bad aspects of living in your local area:

Lovely development with transport links to three stations within walking distance - Acton Town, South Acton and Chiswick Park. Lots of places to eat/drink and to do on high street within walking distance.

How has the building management responded to any problems or issues you have raised:

Badly. See above issue on heating. This should have been dealt with quicker.

Nothing really. I am very happy with how my first 12 months have been.

Building has a nice design and is well thought out and has everything we need. Security is an issue but not the fault of the building itself, and it would be better if L&Q were more responsive to incidents. Good have a parking space and courtyard area.

Close to Piccadilly line, easy to walk to Chiswick and Hammersmith, near a Sainsbury’s and other local amenities.

How has the building management responded to any problems or issues you have raised:

They always respond but only usually after a bit of a delay, could be quicker.

That there is a group chat for all the residents. L&Q should make people aware.
