Good development overall but quite overpriced in my opinion. Also expect very poor engagement and a lackadaisical attitude from management

Please tell us about the good and bad aspects of living in your local area:
Lovely area. Easy access to public transport e.g buses and trams. Close to convenience stores, and just a 5-10 min walk to broad street and broadway plaza which both have a range of eateries and entertainment. Bin collection is a problem at the moment due to Birmingham bin worker strikes. Parking is a problem - currently costs an additional £180/month to park within the building’s car park.
How has the building management responded to any problems or issues you have raised:
I have either received very late responses to queries/problems or none at all from building management. Appointments booked but not attended with no prior warning. I still have an email sent to the accounts department in March 2025 to which I have received no response till date. Terrible terrible service. Honestly just avoid.
Please share one thing (or more) which you wish you had known before you moved in:
Poor engagement from building management. If I had known about this, I would have never stayed here. Also massively overpriced parking.

Good, right by public transport (Bus & Tram) and really easy to get to the city centre, feels safe and secure
How has the building management responded to any problems or issues you have raised:
Yes, Mark helped us fix our hot water issue and electrical issues
Please share one thing (or more) which you wish you had known before you moved in:
I would add more community events / community chat to make it easier to meet people.

Parking is slightly expensive but there are lots of places to park. 5 ways is literally just a hop skip and a jump away which is great
How has the building management responded to any problems or issues you have raised:
Whenever we leave a concern, building management always pull through. I.e., door wouldn't close as it was hitting the frame, logged an issue and Mark came through and sorted everything out in a friendly and efficient manner.
Please share one thing (or more) which you wish you had known before you moved in:
Don't forget to use the facilities and the things the building offers. It's all free, engage. Especially with the marketplace

Please tell us about the good and bad aspects of living in your local area:
Convenient location to the cafes, pubs, groceries, GP and to the train and tram stations. It is mostly quiet and has lots of green space around!
How has the building management responded to any problems or issues you have raised:
The management has responded to issues with considerate effort and efficiency . Most of the issues are reported via the Moda app and an operator will book maintenance appointments for you.
Please share one thing (or more) which you wish you had known before you moved in:
More induction to becoming a resident. As a resident, I had to take initiative to contact the concierge and management to retrieve information about the Moda app, how to log maintenance request or access the parcel room etc

Please tell us about the good and bad aspects of living in your local area:
Living in my area has both positives and negatives. There’s a good range of local shops, cafés, and restaurants, with several parks and open spaces nearby that are well maintained. Public transport is generally reliable with frequent bus and train services, although peak times can be crowded. On my street, parking is limited, especially in the evenings, and bins are fine despite the strikes because of Calvin and Amrit so stay on top of it and don’t let it accumulate. Traffic noise is noticeable during rush hour, but anti-social behaviour is rare, and the neighbourhood feels safe overall.
How has the building management responded to any problems or issues you have raised:
I’ve only been here for a couple weeks so I haven’t needed any help with issues or problems. But what I would say is great is they didn’t let me be on my own when it came to figuring out bills, they gave me some recommendations and helped me get sorted
Please share one thing (or more) which you wish you had known before you moved in:
I was living in the Mercian prior to this, so I already had somewhat of a knowledge in how Moda operate and how it is living under their establishment. The only main thing I found to be an issue is the parking space but that should easily be resolved when the new spaces open up
