Great location and well built flats with good thermal efficiency, ventilation, and a decent finish. The property management are pretty average - they fix urgent stuff like lifts and hot water quickly (usually within 24 hours) and other stuff is slower.

Property management is awful. Paying extortionate service charge yet for what? Lobby is always dirty, looks like student apartments as not decorated or even painted. Ridiculous given the amount we pay. Our L&Q daily standing charge for hot water is extortionate, more than any building I know

We have had nonstop issues with the functionality of our property and we have yet to see the development of the retail space. The lift and gates are constantly not working. A year on still no access to parking or bike storage. We barely get updates unless we chase! The paint used in internal shared space is very dirty and haven’t had windows cleaned except once since moved in

Building management has been a bit poor, bins are often left on the street for several days at a time. Communal areas are cleaned but not well, lots of dirt in the loft still. Lobby subject to theft often. Lobby quite dark. Cycle room overflowing so not ideal either

Design:- Utilising the light and aspect of the canal to the max. Light throughout with decent quality external doors and floors. White goods are OK. Facilities:- Mon - Fri on-site employed by L+Q to maintain and clean the development. Nothing else, so far. The lack of concierge / gym facilities on-site makes it feel a lot more like home than a rental / hotel facilities. L+Q have been quite good so far and have really put my mind at ease about purchasing a new build.
