Listello buildings is a residential development comprising of 58 flats. Located in the heart of Clapham the High Street is just a 5 minute walk away which connects residents to the excellent transport connections with Clapham North tube station (Northern Line, Zone 2), located a short walk away, offering direct services into London Victoria, Oxford Circus and Bank in around 10 minutes. Residents also benefit from good road connections with the A3 close by.

Amenities in the area are great

I moved here for the location and the nearby amenities. The building inside is really spacious and modern for a place in south west London, it is a really nice flat to live in. However I was previously living in an ex-council house and the rooms are smaller than an older house however it comes with lots of modern amenities and we have two bathrooms for a 2 bedroom flat. I like the open plan layout to the living area, the balcony area and the flat the doors open out onto it. The kitchen is great with built in fridge and freezer and the bathrooms are both of great quality with great finish. The flat is really energy efficient and we have not had the heating on in a year but in the summer it is like a greenhouse or a sauna as it gets so hot.

There are no facilities such as a gym or garden but I don’t think they are needed. We pay good value for money in our rent but there are three of us sharing a two bedroom flat. It would be helpful to have a concierge or at least a better mail system, the letterboxes are tiny so loads of packages just get dumped in the main hallway. There is also no parking and that would be great to have.

We have had no issue with anything going wrong in the building, we have had a problem with our boiler but the landlord got that sorted pretty quickly.

The biggest issue is the noise. You can hear the noise from the flats above/below and to the sides as well as the traffic on the street side and the train noise on the other side of the flat. The walkway to the flats is also right by the bedrooms so anyone walking to approach the flat goes past your window.

It is a great area and location and the reason I chose my flat was because I wanted better transport links and I am now 2 minutes from the tube and 10 mins from Stockwell with the Victoria line. We are right on the High Street which has loads going on though it can get quite noisy.

Be aware of the mail delivery issues, if you are having something delivered of value you would want to be home to collect it or take time off work. Also be aware of the noise.

I bought my flat 5 years ago and moved in 4 years ago. Having previously lived in the Clapham area for 8 years I was drawn to this development because I wanted to stay in the area and this felt like a good opportunity to buy. My purchasing experience was very quick – I did the viewing on the Saturday, offered on the Sunday and offer was accepted on the Monday! The process as all very easy but because I had bought quite far into the project there wasn’t an opportunity to make any major requests for changes – I think I could make choices like what type of dishwasher I wanted but nothing more major than that.

I believe Bellway used a subcontractor to do the actual building work and there have been some really bizarre design decisions. For example in the bathroom there is a shaving point behind a tile! You would have to smash the tile if you want to use it and if I sell no one is going to know it exists.

I moved in about a year after buying, I think there was a delay by a few months. There were a lot of small snagging issues – like over 40 – I don’t consider myself a detailed person but there were a lot on my list. Bellway did come and sort them out but I think because of the subcontractor it just took longer and it was just a hassle.

There is now a managing agent who is good, they seem to look after the site well. It was a pain at handover as we were all having issues with our boiler and there was a battle between the managing agent and Bellway over who was responsible so it just took a long time to get sorted – but all is now good and well managed.

I love my balcony and view of Battersea Power Station, it is a great location and that is the best thing about the development. I do think the open plan layout is good in the flats, my flat is small but has a nice feel from the open plan layout. I think it has good storage, when there were two of us in the flat it was tough but it is a nice size of flat.

The wifi was set up and provided by the developer, I tried to change company but they couldn’t figure out how and for me it is fine. There is no parking and within our lease we are not eligible to get a parking permit on the streets nearby so that is definitely something to be aware of.

I think the flat value at the time of buying was good and it has held well with the market, it might not have gone up much but that is to do with the general London market and not the development.

The location is amazing. It is 2 mins to the tube, 4 minutes to the overland and Clapham Common is close by with lots of restaurant and bars. Clapham North is slightly cheaper than Clapham Common but it is still close to everything going on and within 15 minutes on the tube you can get to everywhere.

The flats are really well insulated and over the winter months I have no heating bill but in the summer the flats can get really hot.

There’s an ongoing problem with the water ever since I moved in and I’m not sure whether that’ll be fixed soon or not. However overall I really like the layout of the apartment and it’s convienant with transport links for when I have to go to work.

Lots of young people and good transport links however sometimes the drivers aren’t very safe and don’t stop for pedestrians

The complex itself has been designed well and is quite spacious inside. It can get quite warm during the summer period due to the thick insulation (great in winter). Being close to the station and high street means it can get quite noisy.

Nice location

I like my apartment specifically but the area can be really noisy and disturbing as I work from home so I hear a lot of traffic and train disturbance. Otherwise I really like the location and youngsters around.

Development is very straight forward. Well organised / good layout. Functional. Bike storage etc is handy. Small private garden at the rear. Secure with fob access and large security gates for vehicles. We’re fortunate to have a south west facing apartment which is very bright.

We’re less than two minutes from the northern line tube. Four minutes from Clapham high street overground. We’ve two Sainsbury’s local within two minutes. A great pub, bakery. High street is also on the door step.

If there is one thing you would change about your flat or property what would it be:

Slightly more outside space would be nice. Ie larger balcony

It’s a really good building, I love my stay here, the only issue I’ve had is a broken window here and there however their service to come fix it has been extremely fast! So no complaints! It’s in a really nice area, besides small crimes here and there.

I like that it’s close to shops and transport, however there’s a small amount of violence in the area.

The complex itself is of a nice quality and design howevery there have been some technical issues with regards to wifI shortages. Heating and electricity we have had some issues with also but overall a decent place to live in.

I like how the transport links both Clapham North and Clapham Common are both walking distance from the apartments.

I wish I knew that it was not furnished beforehand and that it was completely new.
