Lincoln Plaza looks out over Millwall Inner Dock on the Isle of Dogs, and is close to South Quay DLR and Canary Wharf Station.

A mixed opinion
The concierge are fantastic. Such a great team and Ozzy is fantastic too. The property is in a great location and is very well kept. However, an issue with the lifts earlier this year meant that both the lifts were out of order for around 8 weeks. This meant climbing the stairs every day for 8 weeks and we live 18 floors up! Another issue is the pool and gym. The pool is yet to open and the site has been here with residents for 3 years. The gym only opened earlier this year. When you pay for these facilities and don’t have access, it is quite upsetting. So from the building management side, it’s been incredibly poor. Paying for facilities you don’t have access to is just unacceptable and as a result, after the lift situation, many tenants vacated the property. But, the team at the desk and concierge including Ozzy have been amazing. They really have been fighting our side since the issues began. The problem is why they had to do this in the first place…

Excellent value with many amenities and in Canary Wharf/Isle of Dogs
1. The design of the building is very modern and creative so it really helps when the development ages as even after 10-15 years, it will still look contemporary.
2. The facilities are incredible, there’s a studio/library, 24/7 concierge, deliveries room, winter garden on floors 22-24, roof top garden and mini gym on the 22nd on the other tower and business room, children playground, cinema, another play ground area on 2nd floor, mini rooftop garden on the 15th floor and a decent sized gym with sauna, steam room, swimming pool and whirlpool.
3. Management is fairly good, responsive, caring and do a good job keeping in maintaining the building however sometimes we do have to remind them to follow up on some issues.
4. Apartments are decent sized with many having a balcony and incredible views toward the west (City of London).

Like:
1. Very convenient location with roughly 3 minutes walk to South Quay DLR.
2. All the areas surrounding it have been refurbished recently, which means wide sidewalks, clean and modern infrastructure.
3. Multitude of grocery stores such as Tesco, Co-Op, Asian supermarket and couple of restaurants and cafes within 10 minutes of walking distance.
4. It isn’t in the main roads of the Isle of Dogs (Marsh Wall, Westferry Rd, East Ferry, Limeharbour, etc) so it is very quiet.
5. Green area next to the development and the dock within 5-6 minutes.

– Depending on the season, it can be quite windy although it is across the area and not the development itself.
If there is one thing you would change about your flat or property what would it be:
While it offers excellent value and it is already high standard, I wished it could be a little bit more luxurious, especially in communal and corridors with little touches such as paintings, better carpet, some deco, etc.

No development area…the best experience I ever had. Will always prefer to stay. Close to tube and other public transport. Always clean and well managed property with always available support at reception in case required. Also facilities available are well maintained

No issues were raised during the stay of my tenure there
A great building in a fantastic location (property management not the best)
Lincoln Plaza has a huge range of facilities available to most residents. Two rooftops, one of which includes a gym for all resisdents to use.
A business centre is available for all residents too which is great for working at home and/or a separate quiet space to get some work done.
There are also a few winter gardens with great views and lots of light giving different vibes in different seasons and different times of the day.

I love that the area has a huge array of restaurants and bars in very short walking distance.
I’ts also only a 25 minute walk to Cutty Sark which is fantastic.

We didn’t know that we would still not have access to the building gym even when we staircased up to 100% – this should have been communicated from the outset.
Also – the housing association, OneHousingGroup are poorand very, very unresponsive until you lodge a complaint – after which things seems to get better.
How has the building management responded to any problems or issues you have raised:
Generally the management are responsive to issues I have raised personally (the concierge staff are outstanding) – however there have been prolonged periods where the building entrance doors and/or lifts are not working and they have taken far longer than they should have to be repaired/addressed.
Average propriety
Apartments are small but they look good. Building is kept clean! Concierge staff are friendly and fantastic!
Gym is very small and in the basement so I do not use it, pool and spa have been closed for years with no prospect of reopening since they are operated by an abandoned? hotel which is located in the same building. Other facilities I do not find useful.
Big issues with the communal hot water and heating which is very expensive and very unreliable!

It is a nice safe area that the development is located in. Close to Canary Wharf for all shops and restaurants and to a big ASDA for groceries!

Council bands are so high for such small properties and also the communal heating and cooling scheme is very expensive

Mixed opinion
Lovely building and consierge staff but problems with heating and elevators make it a bit unreliable. Pool was meant to be finished a year ago and still not done. Took 8 weeks for the elevators to be fixed ans little communication with the owner of the building. Everythimg else is new, looks lovely, flats are a lovely size and great view.

Nice area, short distsnce from tube connections amd shopping. Very safe amd clean. Very little parking.

Great place to live with lots nearby!
Lincoln Plaza is a great development with loads of restaurants and bars nearby – could do with a few more shops nearby but there is a big ASDA 10 mins away. The service charges are a little expensive for what you get.

Great
Nice safe area , still waiting for the pool, broken lifts have been frustrating, security is excellent and transport links good for jubilee and DLR , restaurants and cafes are close and great quality.
Lovely building in a nice area
The building and apartments themselves are really nice and the building has a great rooftop where people can go and socialize. There are lots of great restaurants nearby in Giant Robot including a trendy bar and different food stalls
