Leodis Square, LS11

The overall design of the flats is serviceable but very limiting, especially since they come furnished and you’re essentially stuck with Leodis Square’s poor choices. Some of these choices simply aren’t practical for long‑term living: cream carpets that stain easily, fully white bathrooms that never stay clean, and a noticeable lack of plug sockets in the living area. Storage is minimal, kitchen cupboard space is limited, and there’s no fridge‑freezer provided — just a small fridge with a tiny freezer compartment, so we had to buy our own freezer. Even the balcony design feels poorly thought out, acting as a constant wind trap with no protection, making it impossible to keep it looking nice. After over six years here, I requested a corner sofa (which even some one‑bed flats have), but was told I should have asked at the start of my contract — despite never being told this was an option. That’s been a recurring theme: Leodis Square only seems willing to help when it benefits them financially. When my key fob casing finally broke apart after years in my pocket, they immediately tried to charge £15 for a replacement, even though I still had the old one. It took negotiation just to get a fair outcome. The building is advertised as pet‑friendly, but this is restricted to only the first two floors, and when I asked why pets weren’t allowed on mine, the only explanation was simply “no.” Facilities look good on paper but don’t hold up in practice. The gym is decent but often too busy to use. The included internet is unreliable, drops out frequently, and requires device registration that doesn’t work with all devices — I eventually had to pay for my own provider, yet there’s no option to opt out of the building’s service. Resident events sound great but are usually limited to around a small group of people (think i saw an event limited to 8 people before) and book up instantly; posters go up in the lift and everything is already fully booked. There’s no system to give others a fair chance. The concierge is hit‑and‑miss. While it adds some parcel security, the parcel room door is often left propped open with no staff at reception, which defeats the purpose. Some staff are helpful, but many seem disengaged, and can be sat on their phones or having personal conversations on them. Especially night staff who often appear to be watching films or half‑asleep. Security overall is questionable — bikes have been stolen and cars broken into in the car park. On the positive side, noise between flats is minimal, the location is excellent for getting into Leeds, and there’s generally a friendly vibe among residents. But rent has increased over the last two years “to be in line with other flats,” without any improvements or upgrades to justify it. It just seems to be a constant theme of flats trying to push the prices up until it is now verging on unaffordability. Despite rarely using maintenance and taking good care of the flat, any issue reported is treated as an opportunity to charge, with little consideration for general wear and tear. Ultimately, Leodis Square promotes a sense of “community,” but in reality it feels like a business focused on maximising profit rather than supporting long‑term residents. The design limitations, inconsistent facilities, and management decisions make it clear that renters are expected to pay more each year while receiving nothing additional in return.

The customer service is really friendly on site and responsive to all questions raised at them. Had a few issues raised to management and they were dealt with very quickly by the resident manager. She was very kind and understanding, heard me out and also explained to what was possible and what wasn't.

The design of the flat would work for a studio apartment and not so much for a 2 bed flat. There is only a mini fridge and not much kitchen space or storage space which does not work so well for the typical household that would be expected to occupy a 2 bed flat.

When I moved in, the washer dryer had a horrible amount of mould on the rubber seal, and the smell could quickly fill up the room. Despite a good attitude when communicating with me, the staff don't get things done. The job to fix the washer dryer kept being a no-show or rescheduled more than 5 times for more than 15 days. And this is an ongoing issue. I haven't been able to do laundry for at least half a month after I moved in, and no laundry alternatives or cost reduction were provided or negotiated by the staff. The maintenance team is also not responsive or reachable. It's really disappointing.

I've lived here for about 5 years now and while the flats themselves are very nice and the location is very good it is becoming increasingly worse due to anti social dog owners and inept/arrogant management. Anti social dog owners are allowed to have their dogs bark at all hours with managment being unwilling to do anything other than talk to them. They seemingly let any dog in without doing any checks and as a result it sounds like a kennel. The apartments themselves are small and unsuited to dogs and the balconies are open allowing dogs to see onto the road and thus bark at the slightest provocation. On top of this managment have decided that they are no longer allowing short term permits to park outside for workmen and cleaners. They did this with no consultation with the residents and no explaination. I have lived here 5 years and its never been an issue before. Alll this whilst rasiing rent by as much as they can. It is a shame because the apartment and location are great but management is horrendous.
