The best apartments in Leeds & lovely management team (especially James Kennedy)

Please tell us about the good and bad aspects of living in your local area:

Excellent location, right near the Granary Wharf which is the nicest place in Leeds (still somewhat of a hidden gem, along with Wellington Place). Nice and quiet area, barely any traffic noise, close to multiple bus stops and a Tesco express which is so helpful.

How has the building management responded to any problems or issues you have raised:

There's a really smooth and easy process to getting any problems fixed. You just submit a ticket via the app and they schedule the fix in very quickly, and are always nice, friendly, and helpful. The site manager (James Kennedy) should be particularly applauded, as he went above and beyond for us many times. A real pleasure to deal with, extremely helpful, kind, friendly, and competent.

Please share one thing (or more) which you wish you had known before you moved in:

How good the balconies are, how good the gym is, and how amazing the location is for Leeds (being close to Granary Wharf/ the canals and train station, less than 10 minutes walk).

Great place to rent in the heart of Leeds!

Please tell us about the good and bad aspects of living in your local area:

The area is really convenient for getting into town and compared to other local apartments, the rent is very affordable. I like the fact that we are close to the motorway for easy travel but for enough away not to hear the noise of cars and lorries. However, I feel there is a lack of local shops, with the closest being a small over priced Tesco (city prices) and you will need a car to get to the closest Aldi or other large supermarket. The only other option if you don't have a car is to order your groceries.

How has the building management responded to any problems or issues you have raised:

Yes, the first couple months we were struggling to set up bills etc and the management team were very helpful and understanding. We also had issues with a door handle that were fixed promptly and by friendly staff. I always get a hello in the morning from front desk and I feel safe knowing the reception and over night security is always there.

Please share one thing (or more) which you wish you had known before you moved in:

I LOVE the monthly amenities and try get involved as much as possibly. Its a really fun way of getting to know neighbours and just having a fun evening. I wasn't aware of the onsite study room before moving in so its nice to know that there is a space available for at home working. And I also wasn't aware of the referral scheme when moving in. We took this lease over from a friend and we weren't aware that if they referred us, we would get £250 each and it was already too late by the time we found out so it would be nice if that was advertised more for everyone.

Manager response

Hi Mel and thank you so much for your detailed review. It's lovely to hear how much you're enjoying your apartment, especially the balcony and layout, as well as the support from our on-site team. We really appreciate your suggestions too. The idea of a dedicated dog area is a thoughtful one, and we’ll be sure to share that feedback. We completely understand your frustration around the water pressure, unfortunately, it’s a limitation of the current setup and not something we’re able to change at this time. It's great to hear you enjoy the events and amenities, and thanks also for mentioning the study room and referral scheme. We’ll make sure those are better highlighted to future residents. We’re so pleased to have you with us at Leodis Square and hope you'll continue to be very happy here.

Please tell us about the good and bad aspects of living in your local area:

The area is close to town but it is close to Holbeck which isn’t a great part of town - I don’t always feel safe walking around where we live late at night. It is quiet however and walking distance to anything we need

How has the building management responded to any problems or issues you have raised:

We always get someone to come and see the issue however they aren’t always useful. We had limited hot water for a while but no one seemed to be able to know how to use the boost function. Had to wait until the boiler service came out and he was very helpful

Please share one thing (or more) which you wish you had known before you moved in:

The cost of the parking - parking on the street isn’t safe or reliable so therefore means you don’t really have a choice to park underground. This makes my rent portion much more expensive which should be taken into consideration. I appreciate all parking in Leeds is expensive but I feel like if you rent a flat here it should be reduced a lot more.

Manager response

Lisa, thank you for your very thoughtful review. It's great to hear you're enjoying the design and overall value at Leodis Square, especially with the added amenities like the gym and work-from-home areas. I really appreciate your feedback regarding team interactions - it's something I’ll take on board and look into. As for the gym equipment and lift availability, you're right to point it out. Some of the delays have been due to parts availability, which unfortunately is outside of our control, but we do need to make sure everything is safe before it’s put back into use. We’ll continue to do our best to minimise downtime wherever possible. Thanks as well for raising the points about parking costs and your previous hot water issue, these are helpful insights, and your comments will be taken into account as we look at ways to improve the overall experience. Thanks again for your feedback, we really appreciate it.

Nice facilities - Great Events - Smoking & Littering Neighbours

Please tell us about the good and bad aspects of living in your local area:

I don’t have much to complain about. the location isn’t too far from the City Center, but not too close that it’s really busy/noisy. I like it here! But it is worth mentioning that a lot of the neighbors smoke and vape in common areas, and have many times discarded their cigarette ends onto our balcony area. As we have dog, it’s very frustrating seeing her eating the end of a cigarette and at times glass and acrylic nails. They just throw or sweep away anything at this point. So far I just know of the “warning” emails, but these events happen everyday unfailingly, and at times I’m woken up by the noise of another apartments fire alarm, because the occupant(s) wanted to have a smoke at 6:30am in the morning.

How has the building management responded to any problems or issues you have raised:

They’re pretty good at responding to problems or issues, just isn’t always as quick as you’d hoped, and at times you have to send follow-up emails, and additionally have to go to the reception before they can be sorted. BUT, they do get sorted!

Please share one thing (or more) which you wish you had known before you moved in:

That I couldn’t lock my room door, and the mould infestation during fall to spring .

Manager response

Lynne, thank you for your lovely feedback. We’re glad to hear you’re enjoying the events and facilities at Leodis Square and it's great to know that the location and community feel are working well for you. We’re sorry to hear about the issues with littering and smoking. That’s understandably frustrating, and we’re continuing to take steps to address it. We also appreciate your comments on response times and are working to improve follow-up and communication.

Please tell us about the good and bad aspects of living in your local area:

Perfect location - City centre is a 15 mins walk and train station is 10 mins on foot. Tesco express is 5 mins away and so are the shops and restaurants given its proximity to the city centre. Can’t comment on car parking as I don’t have a car but Leodis Square provides paid basement parking. Our apartment doesn’t face the streets directly so no noise of vehicles as well. Multiple bus stops nearby so accessibility to public transport is good.

How has the building management responded to any problems or issues you have raised:

Yes, promptly We had raised issue with the dishwasher and washing machine which they fixed in a timely manner

Please share one thing (or more) which you wish you had known before you moved in:

I knew this but may be skipped when finalising the house. The only con I feel here is the small fridge size. Living room also has the carpet which can be a pro or a con depending on the perspective

Manager response

Thank you so much for taking the time to share your detailed and thoughtful review! We’re delighted to hear that you’re enjoying life at Leodis Square and making the most of the amenities - especially the monthly resident events like the craft club and sip and paint. It’s great to know these are a favourite of yours! We also appreciate your comments on the prompt maintenance serviceas our team takes pride in resolving issues quickly and efficiently - and your feedback regarding the fridge size and the living room carpet - it’s always helpful to hear what could improve the living experience. Thanks again for your recommendation!
