The location of the development is perfect. You are a 10 minute walk from the tube but also situated in a stunning park that makes you feel like you are next to the countryside. Parking is good if you only have 1 vehicle otherwise, this can be a slight inconvenience when you have visitors etc.

How has the building management responded to any problems or issues you have raised:

Good but it did take a while for small issues to be resolved. It is extremely hard to locate a number to seek help and advice.

How little the service charge covers considering the amount you pay.

Living in our street is not the best thing. The neighbours are problematic. They do what they complain about. It is not safe. Parking space is not available unless you pay for it. Bins are generally full. Traffic noise and the noise coming from the people outside can be unbearable.

How has the building management responded to any problems or issues you have raised:

Whatever raised as an issue by us is not an issue for them. We stopped raising issues at some point.

Definitely the quality of the materials used while building these flat. They're abysmal.

Easy access to shops, restaurants and open spaces. Transport link is good too! This property is in the high street so a bit noisy.

How has the building management responded to any problems or issues you have raised:

This is a issue as property managers who is managed by Optivo are awful. They never answers to your queries and are very rude. They should remove Optivo as their service provider as seek alternative.

Read the contract carefully as there are small things like 4 percent raise in rent every year which could be unaffordable.

Leon House is located in Croydon’s leisure area with loads of restaurants nearby. Convenient transport is available from East Croydon railway station and West Croydon Overground within 10-15 min walking distance each. There’s also several bus sops just next the building.

How has the building management responded to any problems or issues you have raised:

Unfortunately L&G have hired Optivo to do their flat’s management on their behalf, and Optivo’s email support quality isn’t very good.

I wish I knew the building’s and flat multiple management organisation better before I moved in.
