Good development, shady area and poor management company

Design of the flat is good, gym is decently equipped also. HOWEVER, the management company is extremely slow in responding queries from the residents, the rooftop of the two buildings have been closed since 6 months ago due to some leakage issues and we've not heard back from the company with a confirmed fix date in sight. And whenever we (the residents) ask for a response we'd often have to wait for a least months to get a feedback and often just via email with empty promises with no actions. Overall, very very very disappointed with the management company and wish we could have chosen some other alternatives.

Please tell us about the good and bad aspects of living in your local area:

The development is situated just 3 mins walk from the nearest DLR station which is very handy - there's also a GP service which is just 5 mins walk. There are co-ops and Tesco in the walking distance also which is convenient. There have been too many thieves and dodgy people hanging in our development - bike storage room was broken a few times and these people like to smoke in our communal area. And as of last week our flat entrance was broken into where thieves managed to steal furnitures in the communal area. Overall very disappointed.

Please share one thing (or more) which you wish you had known before you moved in:

How shady the area is and how bad the management company is - I wish I had known all of these and I would not have bought anything here. I also wish I knew the concierge was not 24 hours and that we don't get a security as this area is in dire need of security and all the headaches I've had could have been avoided.

The property management company - pinnacle which is absolutely useless.

Quiet and close to station

I really enjoy living here and it is great that the station is within walking distance. I wouldn't necessarily say that it is very spacious however that is to expect when living in London. I also feel that the place is really good value for what I am currently paying. The concierge is also very helpful with any requests I have had.

I like that the station is really close by and there isn't really anything I dislike, perhaps that there is some noise from construction work that is going on.

How has the building management responded to any problems or issues you have raised:

They responded really well and within good response time.

Nothing really, i made sure to research thoroughly before moving in

The concierge for Lansbury square is really helpful and he always keeps my deliveries when I’m too busy to collect them, also other deliver companies like Tesco easily find my building which I didn’t have in my older development. It’s priced well for a building in London and close to transport. Always clean! And the area is kept well compared to the other areas close by.

Please tell us about the good and bad aspects of living in your local area:

There’s a few petty crimes around the area but nothing affecting me so far. I really like my buildings area and the station, it’s all kept really clean.

It gets hot sometimes

The bathrooms are really well sized and designed elegantly

I’ve been living here 2 years now, I’ve bought the place and have had no regrets since. The apartment is the perfect size for me since I’m a single resident. My bedroom is very spacious and so is the living room. The building management are always responding to me on time and even better the concierge, they’re friendly and we all get along. My neighbours are all professionals and never disturb us either. I find everything relatively close to me, like the station and Tesco/co-op is only 6 minute walk!!

Please tell us about the good and bad aspects of living in your local area:

Station is local and so is the gym, really good amenities and people are lovely. A few young thugs hang around sometimes though.

I researched a lot before moving in, it’s all Been great.

Please share one thing (or more) which you would change about your development:

I live on the ground floor, I would have hoped my bedroom wasn’t Facing the development but not a big problem for me since this curtains.

The design is nice and I'm more than happy with the living space. I feel that there could be air conditioning or better ventilation as it can get quite got in apartments. There have also been some issues with the doors sometimes.

I like that its quite central however there is a bit of crime and drugs in the area

I wish I knew how noisy the DLR is as its right behind me

I would have a/c and better ventilation during the summer
