Landsby by Tipi, is the developers’ third rental-only complex in the Wembley Park regeneration area. It features 295 one and two-bedroom apartments, with John Lewis and Samsung called on to influence design and fittings. Retail space is available on the ground floor, and brand-new street food and entertainment venue, Boxpark, is right next door. High Hopes Unfulfilled

We had high hopes moving to Landsby. Sadly, it’s much like any other rental situation in London, but without the walkable neighbourly feel of other parts of London closer in. It feels like living in a hotel most of the time. There is a massive construction site directly outside the balcony that is very loud all day during the week and on Saturdays. It’s an overall unpeaceful place to live, as it’s loud almost always save for weekday late nights. We were misled at the viewing stage about the construction, which we were told would start sometime next year, but it’s fully underway now, so beware. I realise most people who have a regular office style job won’t be bothered much by it, but if you freelance or work from home, it will be loud, the balcony will be unusable, and your flat will be stuffy.

Delivery folks will struggle to find you for reasons I cannot comprehend. The large balcony, while seemingly nice, is utterly useless since they’re constructed of perforated metal and slats without a roof on the top floor, so it’s just a torrent all over the balcony during any amount of precipitation. The inside of the flat is mostly nice. The bathtubs are weirdly narrow, so it’s hard to relax in the tub. It gets soooo hot in the flat — it’s currently about 16 outside, but it’s constantly 25 or 26 inside, and opening the windows is out of the question due to the extremely loud jackhammering that goes on below all day.

It was nice to not have to pay a huge deposit, although we did still have to pay £1000 since we don’t have UK residency over 3 years. The background check process was ridiculously unprofessionally done, and move in was hectic, with no one able to fully follow through with giving us details without me having to nag and call and email an absurd amount of times in the weeks leading up to the move. No one had our keys at the concierge at move-in either, and it took about 20 minutes for them to help us.

The staff is mostly wonderful at the concierge and the maintenance crew is helpful and honest. We have had 2 leaks from the ceiling so far (2 months in), and they are still not fully fixed (large hole cut in the kitchen ceiling still). Some of the front desk staff can be a little salty, but I get it, and it doesn’t bother me, but it does bother my partner.

If I could, I’d not have moved into Landsby. I hope it improves, but my expectations are very low. The london housing market is just the worst. I guess Tipi is one of the best worst option available. We might look at Greenford Quay in the future.

Like: East transport to central London

Dislike: Loud, not a very interesting neighbourhood, feels like a hotel campus, flat so too hot even in cool weather, unusable balcony

We did have to pay a deposit. I wish we’d known the construction was going to start while we live here. I would not have moved into Landsby had I known this. We were misled.

Excellent Service

Landsby west by Tipi has been an excellent experience so far, with the facilities especially super helpful concierge has been a pleasure. Building management team is prompt in any issues and make sure that they are resolved well in time, with pet friendly and many activities available for kid this has been an excellent choice.

Amazing place to live!

Landsby is my first rented place outside student accommodation and I couldn’t be happier! It’s a fantastic location, a fantastic flat with great amenities and the staff are amazing! Really happy here.

Great new build outside central London

This place is very close to central London and is modern and clean. Supermarkets are close by hence very convenient. The furnishings are very good. There are wooden floors throughout and the kitchen has a lot of cabinets. We would have liked the apartments to be a bigger for the price we are paying but overall would recommend it. The bathroom location in the apartment is a bit odd, it’s sort of part of the living room.

There is no Waitrose close by and also if you work in east London where most of the offices are, the commute can be a bit long.

Good. Not amazing

Problems with admin when moving in and false promises unfulfilled. Very nice rooms and concierges, but not the best place to relax if wanting to move in quickly. Staff can be rude when dealing with issues.

Wonderful area with access to all transportation and shopping facilities . Nice and peaceful environment . Near to wembley sse arena , LDO, wembley stadium and Wembley Park metro which makes it more attractive .

It is good experience overall
The room have all amenities room insulation is good and heating is good there are some bad points such as

Nice place, fair price

Nice property, fair customer service. They need to work more on providing answers to customers enquires in a timely manner. Furniture is good, nice design and good value for money. Overall experience is good.

Like: Restaurants, close to the tube station, several supermarkets and restaurants. Mall and cinema nearby too.

Dislike: it is too crowded when there are events at Wembley stadium.

Shiny new apartments and fantastic shared spaces, as is par-for-the-course in Tipi’s Wembley Park developments

Landsby is a contemporary, rental-only development from Tipi, set in landscaped grounds in the 85-acre Wembley Park complex. Other Tipi properties in this new urban village are Alto and Montana & Dakota.

Landsby actually means ‘village’ in Danish, and it’s very much a village-like set-up here. Among the ground-floor gardens there’s space for retail units and, just like its sister properties, Landsby brags first-class shared facilities in a bid to encourage community living. There’s a resident kitchen for cooking up a storm with friends and neighbours, a private dining room, a cosy residents’ lounge and furnished roof terraces for barbecues and bathing in the warmer months.

295 open-plan apartments form the residential offering at Landsby, and come with either one or two bedrooms. All are modern and minimalist in design, with wood-look floors, spotlighting and floor-to-ceiling windows.
