Everything is handled; you just need to enjoy your time in London.

Review Date May 2023

The space is adorable, comfortable, and cosy. All of the amenities are there, and the decor is excellent. The building has a washing facility, which adds to its comfort. The bed is extremely comfortable, and the bathroom has ample space. The building and all of the properties are well handled.

Please tell us what you like and dislike about this area:

The area is quite handy, with an underground station and all stores within a 2- to 5-minute walk. Right in front of the building is the bus stop. Numerous cafés, restaurants, and sports clubs may be found nearby.

Please share one thing (or more) which you wish you had known before you moved in:

None, there are nothing that surprised me and I did not know before moving.

How has the building management responded to any problems or issues you have raised:

Immediately and managed to solve all my problems and requests!

Great location BUT missing good property management

Verified Resident
Verified Resident
Review Date May 2023

Building and property management is also poor, low quality, many promises, no value for money. Service charge keeps increasing with no supporting accounts …
Otherwise great location, the development has great potential if it had good property management. Unfortunately this is not the case. Neighbours are great and helpful, gives a nice community feeling.
Network Homes is terrible.

Please tell us what you like and dislike about this area:

Terrible and expensive management by Network Homes. Non-transparent costs, original design related issues unresolved and costs passed on to owners.
Good location, improving neighbourhood but missing safety and security elements.

Please share one thing (or more) which you wish you had known before you moved in:

Service charge has tripled !!! How unreliable and mismanaged Network Homes is.

How has the building management responded to any problems or issues you have raised:

Many outstanding issues with increasing service charge.

The development has one of the best apartment layouts

Verified Resident
Verified Resident
Review Date Dec 2022

The development has one of the best apartment layouts and overall planning of the interiors is very good. Everything is very logical, there is a lot of smart storage, etc. in addition to high-speed internet and smart heating.

The quality of property management has historically been poor (long delays in repair, poor cleaning of premises and landscaping in addition to non-transparent service charges), however there has been some improvement in the last 12 months

Please tell us what you like and dislike about this area:

The area is very nice and is definitely benefitting from gentrificiation over the last 5 years. The nearby park is a clear highlight with a playground and high quality sports facilities. Within a 15min walk radius there is generally very good selection of local shops, cafes, though there are no major brand supermarkets (requires about 20min+ to get to the closest one) other than convenience stores

Please share one thing (or more) which you wish you had known before you moved in:

Service charge itemisation, calculation and allocation across flats

How has the building management responded to any problems or issues you have raised:

Initial responsiveness is good, but requires chasing people multiple times in order to have to works booked and caried out

Good location

Verified Resident
Verified Resident
Review Date Dec 2022

The development is at a good location and sees further development in the area. Layout of flats are well designed but not very well planned when it comes to energy efficiency or access points for internet providers. Constant issues with multiple of subcontractors missing holistic oversight.

Please tell us what you like and dislike about this area:

Network Homes continue to underperform. Wasting energy, inadequate maintenance, open doors and windows. Actually there’s no proper management. Everything is outsources where Network Homes cares the least about value for money and unable to manage the zillions of subcontractors who make good money out of it. There should be a more holistic approach for maintenance especially when you work with so many subcontractors

Please share one thing (or more) which you wish you had known before you moved in:

Development was mis-sold with regard to service charge. It’s more than doubled in no time. No proper account management. Still unconfirmed account statement, all based on estimates and no proper management. Also distribution of costs should be more based on floor size or number of people as some expenses are disproportionately high for smaller flats.

How has the building management responded to any problems or issues you have raised:

Often not, if yes with long delays and no follow ups. Many open, outstanding issues.

Great building with potential but awful management and maintenance!

Verified Resident

Review Date Aug 2022

The management company is atrocious garbage has been cumulating for weeks, the elevator has not been repaired in spite multiple calls, repair people show up and leave without informing anyone of the problems and when they will be back. The garden is in disrepair and seemingly little is done to maintain it…. Kind of worried that this may slip back if there is no change in management. Well for next few years I am okay but no way would I want to buy anything here with this management.

Please tell us what you like and dislike about this area:

The property is great and location is very good just bordering some of the more upmarket areas of Maida Vale, St John’s wood, right next to Paddington Recreation Grounds. The apartments themselves are of good (not great spec) – but perfect for a private rental.

Please share one thing (or more) which you wish you had known before you moved in:

The management company – I would not have picked this place had I known.

How has the building management responded to any problems or issues you have raised:

Keep promising to send out someone sends them out and they do nothing and they let waste pile up…. Clearly they are not managing the property.

Good place without parking

Review Date Jun 2022

I didn’t know anything before I moved in am new to these town
The problem is that there is no parking. I have to park one or two miles away from my home. Its very exhausting. If you would help avoid my parking problem will be good and there needs to be shops around.

Great location but very poor quality of services by Network Homes

Verified Resident
Verified Resident
Review Date May 2022

The biggest issue with the development is Network Homes itself. They are unreliable, don’t take responsibility. There are no proper financials where the money goes, how it’s spent. They cannot draw up annual accounts !!! They are disorganised.

Please tell us what you like and dislike about this area:

Great location, close to parks, good public transport.

Please share one thing (or more) which you wish you had known before you moved in:

How unreliable Network Homes are and how poor quality of services they provide. I wouldn’t award any contract to them and I would never buy a property under Network Homes management. You cannot trust them.

How has the building management responded to any problems or issues you have raised:

We have collectively raised many issues – most remain outstanding without resolution. Network Homes doesn’t take responsibilities and passes through inadequate quality of work to owners.

Great development. Horrible management company

Building and property management is beyond a joke. I think they are criminals really. Charging large amounts of money for service charge and randomly adding on thousands of pounds to the charge without sharing accounts or showing a shred of evidence.

Please tell us what you like and dislike about this area:

Very close to train Station and within very quick journey to some fanatsic places in London such as Notting Hill and Westbourne. Needs a few more local amenities but overall a good location.

Please share one thing (or more) which you wish you had known before you moved in:

They can charge whatever they want for service charge and not share why they slap you with random bills. Some have been as high as £700. Simply to live in my own home.

How has the building management responded to any problems or issues you have raised:

They are illegally charging huge sums of money. Dont listen to the requests of the tenants. Poor customer service. Stugfle to resolve the simplest of issues. Incompetent..

New to London living in Kilburn Quarter

Verified Resident
Verified Resident
Review Date May 2022

There are lots of really good things in the development, firstly the security (guard patrols and multiple door locks) are priceless. The frequent cleaning in the halls is an excellent thing and something that really makes the space more liveable. I’ve had little interaction with property and building management but I’ve seen nothing to make me believe it is poor. Letter for when works are ongoing are appreciated. Design of the buildings themselves are a marvel but that’s nothing bad I’d certainly be happy to see more buildings of this type replacing the old.
I would say there should be a bin in the lobby for junk post.

Please tell us what you like and dislike about this area:

The local area is overall good and luckily the bad can be avoided. Transport is good with frequent bus services close by and a short walk to the nearest tube station. If you want a quick short travel it’s easy. In the local walking distance area it depends, Queen’s Park is about a 15min walk which is pleasant and has many nice restaurants. Paddington rec park is a lovely nearby spot. Kilburn high road though with many pubs and shops is not as pleasant particularly the amount of rubbish left on the streets.

Please share one thing (or more) which you wish you had known before you moved in:

Some of the pictures are don’t show the surroundings area which is nothing bad about the development but I’d recommend a walk around the area.

How has the building management responded to any problems or issues you have raised:

I’ve had no problems to raise, they have kept me informed of any changes or works however.

Overall a good Development but with inherent management issues

Verified Resident
Verified Resident
Review Date May 2022

Key complaints relate to building management and how Network Homes respond and handle requests. It typically takes several months and between 5-10 chaser calls/emails for something to be done. There are still unresolved issues (leaks through the windows into the house) which have been chased repeatedly and nothing has been done. There was an issue with pests in the building last year which is not acceptable from a hygiene point of view. This does not justify a 2.5x increase in monthly service charges over the past 3 years as service quality has remained poor.

Please tell us what you like and dislike about this area:

Overall a very rapidly developing residential area with numerous transport links and access to most amenities. The situation on the street has improved with less anti-social behaviour though there is more scope to be better

Please share one thing (or more) which you wish you had known before you moved in:

Understanding of the service charges and which services are covered or not under those

How has the building management responded to any problems or issues you have raised:

please refer to the main review of the property and management quality
