Vauxhall rail station is only a seven-minute walk away with connections to the Southern West Railway including links to London Waterloo.

The design is modern yet cosy; the design of the kitchen is well thought through however there could be some more storage space as well as 4 hobs (instead of 2) in the studio apartments as there is plenty of space for them. Property management is independent of the building management and we have only moved in a month ago so only first impressions can be made in this respect. The building management is friendly but they don’t seem to know much about the individual flats therefore property management has to be contacted with concerns about the property.

The area is very well connected however there aren’t many restaurants and bars as it is still a developing area.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to know how comfortable the bed was, as this is an important aspect of renting a flat.

What is the best feature of your home:

The wardrobe space, as well as the bathroom and the kitchen. The wooden floors also really bring out the cosiness of the apartment

The design of the flats is very nice and very well thought. I like the different styles of the flats and my favourite is dark style. It took very long time to complete the pool and gym facilities but the design of the pool is very nice and stylish. The gym , however, I feel should be much bigger for a huge development like that. The concierge team are nice and helpful. The downstairs of my house entrance (2 Exchange Gardens) looks a bit worn out now so I guess will need a re paint soon. I have also noticed that other entrances have LED screens which are missing in 2 Exchange Gardens.

Otherwise, it still a good development which I would recommend to others.

Vauxhall is very close to Central London, however the area is still developing and feels unsafe. It is very dirty, often with rubbish being spread everywhere, it is not safe at night, and local authority should be monitoring this area more closely. Additionally, there are no cafes, nice shops or places around here apart from Sainsbury’s and Starbucks. The area definitely needs an upgrade to match the house prices here.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how dangerous and dirty Vauxhall can be. There is also a lot of construction going on which can get very noisy and dusty when opening the window.

What is the best feature of your home:

The dark style kitchen and bathroom are very stylish.

Overall great development, with a handful of small shortcomings

The Keybridge development is generally nice, however in my building (Block F) there are a few visible corners that were cut – just small details that were skimmed over in either the design stage (e.g. the building, due to the brick cladding, heats up quite a lot in the summer, and there’s no AC – we’ve been quoted a whopping £20.000 to have “comfort cooling”, which is not even a proper AC system, installed), or the finishing stage (in my previous flat, also in Block F of Keybridge, there were visible gaps between some of the doorframes and the floor, the carpet fixing nails at the windows were not clipped and have cut myself a number of times). Overall, a lot of things in Block F feel a bit rushed, which apparently has not been the case for Block A, as I’ve heard much less complaints about flats in that tower.

There’s also an ongoing issue with certain residents throwing often burning cigarette butts out the window, which can easily land on balconies (for those who have one), or through open windows.

The area is great, although there are a number of worrying aspects in the surroundings (the nearby homeless shelter has proven difficult to communicate with about issues with their residents, and the continuous construction on the nearby sites can be annoying).

Please share one thing (or more) which you wish you had known before you moved in:

The one thing I missed during the initial showing of the flats was the fact how god-awful the bathroom sinks are. They look nice, for sure, but it’s as if nobody tried the combination of the tap, sink, and bathroom before handover. Water splashes everywhere even on low pressure, and it’s almost impossible to keep the bathroom counter dry.

What is the best feature of your home:

In my opinion the best feature of my rental is the overall service Lyvly provides – it’s much closer to a hotel-like experience, with regular cleaning and servicing, cleaning supplies being delivered, etc., and all management duties are lifted off our shoulders.

This development needs a lot of improvements for instance housing association tenants don’t have access to the car parking downstairs we can’t even rent it with our own money which is a huge disappointment when you are getting charged everyday. We also don’t get access to the concierge service and hence most of our parcels keep getting lost and stollen specially during this pandemic where most parcels are left downstairs. We previously lived in a nothing hill association housing and we had access to all these things and more. The building management isn’t also helpful majority of the time. The a2 dominion property management takes looooong time to solve problems and to even get back to you, they keep passing you around. And finally the energy company(vital energy) is redicioulsy expensive, from being a family of 3 and even now where we are a family of 5, in the winter we have to top up £10 every two days, in the summer is 10 every 5 days. that is just grazy, and we don’t even use a lot of energy.
And what’s worst is that we cannot change the company as its the only company that a2 dominion uses. Is that even legal?. Other that that the property is clean and kept tidy and when ever we have a physical building problem engineers where sent right away. Also the area manger our case got passed to finally sorted a problem we had with the rubbish collection after 6 months of being passed around the association, so we would like to say thank you to her. All in all this properly development needs a lot of improvements.

The area is amazing, school is right across the street, big grocery shop 4 min walk away, station is 5 min walk away too and a lot of places to eat near by.

I wish I knew about the expensive energy company they use that we can’t even change. And that there is no parking available for association tenants.

Great but too many students

The Concierge is nice and helpful. The people in the building too.
I would say it is very high spec. My flat is roomy and modern. The balconies are definetely my favourite part as it gets so sunny. The view is not the best because of the construction, of course.
The gym is not finished yet, but I reckon it will be good when it is done. The same happens with the swimming pool which is still in process, and I don’t think it will be finished at least till the end of the year. Apparently it will benable open half day during winter as well, which is not ideal for people who work till quite late.

The park round the cornee is really nice. Sainsburys is really close what makes it really practical for a big shop. The Indian food restaurant in front the building is great. Transport is easily accessible, and you an even walk to town if you want to. The river is also quite close and walking there is really nice on the weekends. I also like I am close to work, which was probably what influenced my decision to move here the most.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i had known there were so many students, as it can get a bit noisy, especially on the weekends. We had an issue with some neighbours smoking weed as well, but luckily they are gone. In general it is quite a young crowd.

Keybridge is an incredible development and property. It’s well situated from a transportation perspective and very easy to get in and out of central London. There are a few supermarket options nearby but not too many great restaurants around.

The development is well maintained and boasts high quality furniture and fittings. The concierge team is excellent and very friendly and accommodating.

Maintenance could be slightly better as it typically takes a while for the team to respond to requests.
The facilities are second to none with a beautiful gym and swimming pool.
Overall highly rate the unit, and will likely continue to live here so long as I’m in London.

Very close to transport links and easy to get into central London. Well situated close to a few parks. Not too many stores and restaurants around.

That the pool wouldn’t be ready for a while. This is no longer an issue as the pool is ready now.

What is the best feature of your home:

The outdoor space which feels like a private patio.

Design is great, facilities as expected. Building management could be improved, some more proactivity to resolve issues and look after the general condition of the development would be appreciated. This covers cleaning as well as minor repairs, gardening, etc. A good maintenance regime is key to keep the development in good condition throughout its lifetime!

Please tell us what you like and dislike about this area:

Like: I like that it is next to the Oval triangle, which is a nice and long-established London community. We certainly enjoy the proximity to the city centre (walking/cycling distance) and the Thames, which is great for a stroll or running. Additionally, we benefit from being not too far from Battersea Park. Finally, it is exciting to be part of a regeneration of the scale of Nine Elms.

Dislike: The whole area feels like a big construction site. Works are lasting for longer than two years since we moved in, and the site is surrounded by other new developments that have started later or haven’t yet. This prevents the direct area from having shops/restaurants, etc. which is something that we’re missing and that would be good to increase the community spirit.

Maybe I would have reported more snags, as most of our windows are scratched (minor scratches) but I did not notice at the time.

How has the building management responded to any problems or issues you have raised:

I have had to chase some issues for months. E.g. the noise from the “interior” of the lifts, which we were hearing from our bedroom. It took 6-12 months to resolve the issue and many emails.

Some other issues have been resolved more quickly, but as I said above some productivity at their end would be appreciated.

The apartments are nice, spacious and well equipped. Apartments are very well isolated, if the windows are closed you can barely hear the construction, during summer months the apartment gets very warm and you have to open the window and hear the construction, neighbours, etc., some apartments have comfort cooling. There is a small courtyard behind 15 and 17 exchange where very loud kids play all day during summer months.
The concierge is very helpful, the pool is very nice and the gym is ok. In general it is a nice place to live.

The area has multiple public transport options. Vauxhall park has been recently redesigned, the project might be ready by the end of 2020.
The area does not have many local cafes or restaurants. There are not enough work out studios / gyms in the area. Parking on the street does not feel very safe.

Please share one thing (or more) which you wish you had known before you moved in:

That the small courtyard would be full of very loud kids most of the time.

If there is one thing you would change about your flat or property what would it be:

I would get comfort cooling so I don’t have to open my windows and listen to the kids

Design of copper finish kitchens & bathrooms is excellent.
Windows could be more sound-proofed.
Kitchen layout in our apt. does not make great use of space for storage.
Facilities & amenities are ideal.
Have had some snagging problems with heating/cooling vents.
Development needs a dedicated post room – concierge is not capable of dealing with the volume of post and is often losing packages.

Area is ideal for commuting into central London office (walk, cycle & underground).
The ideal area would have more good-quality f&b within very short walking distance.
The area is excellent for supermarkets etc.

If there is one thing you would change about your flat or property what would it be:

Pull out plug console in the kitchen island is unnecessary & unsightly. Plugs on the wall are hidden by appliances!

Red brick good living

I love the design with the red bricks. Internally the flats have really high spec bath, kitchen, floors and I especially like the Juliet balconies. Just amazingly light flats.
I think it is obvious that the interior architect firm really understands how to create a great living space.

Keybridge is located perfectly between Battersea Park, Clapham, Chelsea etc. The area has a lot of construction near the US Embassy, but that just gives a sense of energy and how this will soon be a new hip area.

There was a lot of construction noise when I moved in but that has stopped as the buildings has been completed.

How has the building management responded to any problems or issues you have raised:

They have been great with me, but we did have some issues with some tenants Airbnb their flat to party people and the police could not intervene.
