It’s a happy place to live in

The first time we came to see our flat we fell in love with it for two reasons: the view from the balcony and the huge windows that let the light come in. This is still the best thing about the place we are living. Also the garden is a safe great place to take walks and play around with my child, considering there are not playgrounds around the area. Development looks very solid and safe and this is another reason why we decided to consider buying the flat. Also the building management is responsive, the halls are always clean and rubbish collection comes often. We had few problems with a leak after couple of months living here but Hyde have provided all the help we needed on fixing the problem. So far we cannot complain, we enjoy living here.

Please tell us what you like and dislike about this area:

The area we are living doesn’t have many facilities or places for families with children, you can’t really enjoy a walk outside also there’s lack of hospitality places such coffee shops or restaurant. We usually have to drive away to enjoy lunch out or simply have a nice walk in a
Park. Despite everything is a quiet residential area.

Please share one thing (or more) which you wish you had known before you moved in:

We should have checked the water pressure because is very low and cause problems on daily life !

How has the building management responded to any problems or issues you have raised:

It took around 2 months and many phone calls to Hyde product quality for fixing the issue. We were lucky the leak wasn’t so big we could limit the damage by using less water possible but anyway we would have appreciated a faster response from them.

Terrible property management

The building has some silly design faults that don’t utilise space well and you can tell very average quality product has been used for things like kitchen surfaces. They stain very easily and when I asked how I should clean them I was told not to use any strong products, not ideal for a kitchen that needs to be cleaned thoroughly. The recycling bins jam so the cupboard rarely closes flush. In terms of the building management, terrible. They have not resolved a single issue we have raised. When the entrance doors got broken into the didn’t fix it for 10 days so we either couldn’t get into the building full stop or the doors where wide open for anyone to get it. I felt very unsafe as a single female living on the ground floor and I was disgusted at how it handled. I don’t even bother emailing issues anymore because the team don’t care so I’ve stopped wasting my time.

Please tell us what you like and dislike about this area:

It’s about 20 minute walk to the more well stocked supermarkets and shops which is not an issue for me, Harlesden isn’t pretty but it’s fine for buying essentials. The transport links are good and close to the development. However we have had instances of antisocial behaviour including regular theft of our post and break-ins. There aren’t any nice bars or restaurants in the local area you have to get in the tube to find somewhere nice.

Please share one thing (or more) which you wish you had known before you moved in:

The sales agent I mainly dealt with was called Nadia and she was excellent, she always went above and beyond however after the sale the property management team was appalling. I would still reach out to Nadia to ask advice and she always tried to help and I felt sorry for her that the rest of the teams seemed so inept and uncaring. Nadia left, don’t blame her!

How has the building management responded to any problems or issues you have raised:

Lovely Development

Beautiful interiors and lovely finishes. My flat has a generous living room and balcony which I love. I love that our bins are within the development and not outside of it. There is a little play area in the development courtyard however the rest of it could have been better designed for adults to enjoy too such as a table tennis installation, seating for small groups.

good aspects- close to bakerloo line and other transport links, fairly quiet neighbourhood
bad aspects- some areas beyond the development such as adjacent road are not safe or sanitary such as the high street

Please share one thing (or more) which you wish you had known before you moved in:

As this was my second home purchase, there weren’t any surprises as I asked all the questions I needed answers to in good time

How has the building management responded to any problems or issues you have raised:

some issues were addressed but they took a long time, while others were just left to me to fix which was a little disappointing

This is a very quite building that is also very spacious. I like the location for transport. The parking allocation should of been more thought through as the parking spaces are right on the other side of your building rather than near.

Good transport.

That the parking spaces should of been near the entrance of your building not all the way across.

Haven’t had problems with the management, they have been okay.

Its a really well designed development, with lots of light. I got a bottom floor apartment with the extra terrace space. The actual development is raised off street level with access only granted through 2 security doors which is nice.

Only 2 design flaws are the buildings block off the sun a bit too early during the summer. And impossible to get out from communal garden without a fob.

Please tell us what you like and dislike about this area:

Love the area. My friends started renting in willsden so I close to them but not too close. Lots of local diverse shops and plenty of pounds shops and pubs. In terms of bars it is slightly lacking unless if you go over to Acton.

Please share one thing (or more) which you wish you had known before you moved in:

How expensive living by yourself is. So many bills you just wouldn’t expect.

How has the building management responded to any problems or issues you have raised:

Only had one issue moving in and that was the front door malfunctioned then locking from the outside then unlocking from the inside. Hyde got it repaired the very same day.
