Please tell us about the good and bad aspects of living in your local area:

Close to local shops, tube stations, traffic noise is loud, parking spot leakage issues, frequent hot water issues in the winter for weeks/months, elevator breakdowns, service charge doubled and service quality all time low.

How has the building management responded to any problems or issues you have raised:

Poorly and slowly and most issues are quick fix instead of proper fixture so we have to keep paying for engineers to repeat visit.

Please share one thing (or more) which you wish you had known before you moved in:

How bad the building was managed and if I had known there was going to be repeat heating, hot water issue and leakage in parking spot on my car, I wud not have purchased.

Please tell us about the good and bad aspects of living in your local area:

The biggest problem is the traffic noise and pollution of the Highway which is generally extremely inconvenient, but especially during the summer when you cannot keep the windows open so the building becomes really hot. Shadwell can be a shady and dirty neighbourhood, but the public transport connections are very convenient and there are a lot of nearby shops. Wapping, which is very close is a beautiful neighbourhood with a lot of green spaces and it’s great for walks and relaxation. There are nice restaurants in Wapping as well.

How has the building management responded to any problems or issues you have raised:

Relatively quickly, but there are a lot of problems and especially the water ones are way to frequent and take a lot of time to be fixed.

Please share one thing (or more) which you wish you had known before you moved in:

How warm and uncomfortable it gets during the summer and the plumbing issues, which should not happen in a new development.

Please tell us about the good and bad aspects of living in your local area:

Extremely convenient to Overground and DLR. Near to St Katherine Docks and popular tourist areas. Few cafes etc. in the immediate vicinity but overall restaurants, pubs etc are not far away. Next to a busy main road, building could have benefited from triple glazing. Area is reasonably quiet but somewhat deprived so there is litter but not particularly anti-social and feels safe. Building benefits from great views with plenty of sun light and a roof top terrace.

How has the building management responded to any problems or issues you have raised:

Yes, Telford have generally been very responsive and also supportive post the initial two years after care period.

Wish I had known how noisy the road was next to the building and how hot the building could get in summer
