Amazing investment in a lovely part of London that is becoming increasingly popular

The building is generously sized and the homes and communal areas feel light and spacious. I like the brickwork design on the outside of the buildings, much classier than cladding! The specs for kitchen, bathroom and appliances are high and the flat feels modern and luxurious to live in.

I absolutely love living on Wood street. There is a real community feel and lots of lovely local businesses and cafes to choose from. The sourdough bakery on the doorstep is addictive for pastries and all the amenities (gym, groceries, post office, chemist, pub etc) are minutes from the building. Transport links are fantastic into Hackney and the city on the overground line, and the west end and other destinations via the Victoria line.

How has the building management responded to any problems or issues you have raised:

Responsive after sales care and comprehensive information available.

You can easily share wifi networks between neighbours.

Energy efficient flat, which in this day and age with the price of energy is a great help. The location couldn’t be any better, easy reach of wood street station .We have a health centre and a dental surgery within a five minute walk and Whipps cross hospital just up the road. All in all very happy with our flat.

Transport links are fantastic, loads of cafes and eateries, supermarket virtually next door, the location cannot be faulted. Unfortunately there is some anti social behaviour but that is a nationwide problem

How has the building management responded to any problems or issues you have raised:

Always dealt with in an efficient way. Never really many problems to deal with.

Parking sometimes a bit of a problem due to lack of spaces

Overall, the external and internal layout of Braithwaite House is great. However, the placement of the radiators in the flat has been an issue (for others in the building too) particularly in the main bedroom where it looks like the main focal point. While the bike storage room is a great addition to the building, the on-wall vertical bike storage isn't user friendly and other options such as bike racks for the floor would have been helpful. Furthermore, the service charge itinerary wasn't well-explained to us and so it came as a surprised that our windows would not be covered. Our biggest annoyance is with EE Monitor. We have a recurring problem in our building in that we never have hot water and considering we have only been here since November this if proving very frustrating, not least because we had no choice and that the EE system was sold to us as the best alternative. The reality however is that we pay extortionate daily fee for the upkeep of something that simply does not work as good as it should.

Please tell us about the good and bad aspects of living in your local area:

There is zero parking availability which is a real issue considering the number of new tenants and their visitors. Furthermore, as there is only two small food shops in the Co-Op and Tesco Express these can become a little overburdened with the increased level of demand. I imagine this will be even worse when Feature 17 is finalised, making a larger shopping hub all but compulsory. Lastly, the noise pollution coming from the communal playground (that can't be closed which means people can easily jump over at anytime of the day) can be troublesome and a distraction during working hours and at night when trying to sleep.

How has the building management responded to any problems or issues you have raised:

Urgent issues have been dealt with in a timely manner however the process by which you are to log defects/snag reports is tiresome. Having to do this by phone rather than email just does not work.

As above - our windows not being included as part of the service charge and the extortionate daily fee for the upkeep of using EE Monitor.

The flat, i am enjoying with my family and disabled mum, is perfectly meets the requirements we need as large and wide rooms, extra spaces, balcony, two toilets and store rooms. The are also well ventilated and constructed keeping in mind the direction of sun so we can have max sunlight.

The block is constructed after considering all aspects of necessities for day to day life as there are all kinds of shops including supermarkets, restaurants, transportation, schools and parks accessible within walking distance.

Door locks, only the main door has a locking facility.

The flat itself is beautiful and has actually been somewhere I've been pleased to be locked down in! The kitchen feels high quality, as do things like the flooring - which in comparison to other apartment blocks is quite unusual. The communal areas are simple but what do we really need? Overall the whole building and the flats just feels completed to a really high standard.

Please tell us about the good and bad aspects of living in your local area:

Walthamstow is amazing! The development is right on the high street, which has lovely cafes and local shops but there's no noise within the flat. It's only a 10 minute walk to open fields and lovely parks. Transport is amazing - Wood Street station is at the end of the road, and it's a short walk to Walthamstow Central, so it's super easy for commuting. The only downside is the lack of parking.

To immediately identify and flag any snagging issues.

What is the best feature of your home:

Too hard for just one! I have a one-bed flat, and the size of the bedroom is amazing. I also love that it opens out onto the terrace in addition to my living area.
