The flat is designed well although privacy is an issue due to the large windows. Everything works well and the manual received is excellent and has lots of useful information. You receive lots of information from SNG in regards to any changes and the communication is good.

Please tell us about the good and bad aspects of living in your local area:

Transport links are very close. Bin collection could be more often as they sometimes overflow. There aren’t many restaurants or bars in the area a couple of small stores. No traffic noise which is good. Would be good to have a communal parking space you can book out.

Please share one thing (or more) which you wish you had known before you moved in:

I am concerned that the service charge might increase dramatically as I have heard this has happened at other developments.

What is the best feature of your home:

The layout of the kitchen and living room being open plan.

Design is perfect as every product and materials are best quality . Small things has need noted to make it perfect , for example: doors are wide enough to get big things moved in , communal area are maintained , recycling area is easy access , park behind the development .

Good community surrounding and everything near by to get easy access . Schools , station, shopping is about 10-15 min walk .

Please share one thing (or more) which you wish you had known before you moved in:

Inbuilt internet connection give quick access. Minus point is one bed parking is not allocated due to minimum parking space .

What is the best feature of your home:

Location as quiet and peaceful , most important is very safe .

The development is lovely and has everything that we need, the parking aspect is tricky and also the grounds maintenance could do with some TLC especially for a new build we were quite surprised that it was not looked after in the initial stages. The common areas in the block of flats are always tidy which is good

The traffic and noise is very minimal which is good, the train station is also near by only about a 7 minute walk. Parking seems to be an issue though as we do struggle to find on street parking close to the property.

Please share one thing (or more) which you wish you had known before you moved in:

We would have liked to have more of a handover where we were told what and how to hang things and how it all works on reporting issues rather than just getting a handbook and being told that we could not contact the sales team on site

What is the best feature of your home:

The best feature is the balcony. Not many places have that.

Spacious bright flat but you can’t have visitors

The good parts of the development, the flats are spacious with good storage throughout, the balcony and view of the park is beautiful in all the seasons so far and we have enjoyed the big windows that let in a lot of light. Now the lift is working that is a benefit for other family members who struggle with the stairs. The place is dog friendly which is amazing and a rare find in London. The negatives, the bins and lift took a long time to be sorted. Within 3 months of living here we had a leak in the ceiling through a light fixture, also within the first month we had parcels stolen and when the police requested CCTV they were informed it was not working. There is no visitor parking and you can face a fine if you park for longer than 45 minutes which is outrageous and something which would have put us off the development had we been told at the time of purchasing. You have to pay for a parking permit again something which they only brought in after a few months of people being settled, we were told originally the flats came with parking and feel the prices of the homes certainly reflected that.

Please tell us about the good and bad aspects of living in your local area:

Good park at the back for dogs and children. Visitor parking availability is a huge issue and one we were not told about when purchasing if we had been we would have thought twice, especially having to buy a yearly permit for our own car when the flat was advertised as having parking with it. Bin collection now it is happening is fine but took a long time to set up. Traffic noise is non existent so that is a plus, wish there were better buses into central London rather than relying on unreliable tube or expensive national rail.

Please share one thing (or more) which you wish you had known before you moved in:

That there was no visitor parking and you have to pay to park you car in a space which is mapped out for you in your contract as being yours.

What is the best feature of your home:

The best feature of our home is the floor to ceiling windows in the spare bedroom and the living area leading out onto the balcony.

Lovely development with modern design, good management and cleanliness. Good facilities such as bike storage and a bin room with recycling and general waste. Good security with key fob entrance and security cameras for safety throughout the development.

Please tell us about the good and bad aspects of living in your local area:

10 min walk from northolt station, and northolt leisure centre. Good transport links with a local gym and local shops.

Please share one thing (or more) which you wish you had known before you moved in:

Sometimes there are difficulties finding a place to park without a parking space within the development

What is the best feature of your home:

Lovely balcony to be able to get some fresh air :)
