The apartment as well as the building have been designed with high ceilings and spacious rooms. They feel light and comfortable. All necessary appliances are included and with two year guarantee. The balcony is such a wonderful touch to the apartment and is pretty spacious and drained in sunlight on the sunny days.

development is seven minutes walk from the station and it has a concierge and two private gardens.

That by a share to buy a property was a good investment and I would’ve done it years ago.
How has the building management responded to any problems or issues you have raised:
Like anything else there’s always something that’s ongoing but registered and dealt with in a polite manner.
Heart of Southall
Since PPM took over management of the building, service have dramatically improved. The design of the building is all wrong there should have always bed one access point into the build instead there is 3 which has caused residents problems with packages dumped by past the concerige to enter the building.

Good things Great location to use the Elizabeth line and bus routes. Downside no shops near by, no parking, a lot of traffic in the area. Poor service from council, hasn’t providdd enough bins.

Guarantee/ other residents living here. Council residents have been a big problem, caused a number of issues in the building.
How has the building management responded to any problems or issues you have raised:
Very poor, once the guarantee for build had ended they washed their hands. The guarantee should start when the building was occupied not when it was built, otherwise nothing is tested to see if anything could go wrong. Multiple items have broken some Iv paid for some are still broken.
Unfortunately not good companies
Regarding Network Homes and Galliard they are both terrible. not so much on the overall construction but more on the finishing issues.
I can only advice not to get any flat now, that the defects period is over as they will simply dismiss any new issues that arise, and will just need to pay ourselves, even if its clear that it was an installation issues.
We had already had to fix one issue out of my pocket, and it was evident it was an installation issue , but they can just reject by simply saying: “Galliard have rejected.”
Network homes wont help you in trying to fix any issues, and Galliard because its out of defect period will simply reject it.
But even during defect period, they had to come in3 times to try to fix an issue, and in the end they simply can say “its resolved” even when its not, and now its up to us to pay for the fix.

regarding the place around I guess its quite a relaxed location, since the flat is only internal, the noise from outside is very much inexistent, it has a lot of room to improve around, and its visibly that it will, with more developments and new stores opening, I believe its going to be a very good area.

These companies, can easily dismiss any issues, they should be more scrutinized so they actually were forced to fix the issues.
How has the building management responded to any problems or issues you have raised:
the first management company, Strawberry star, was terrible, with the new management company PMM, things seem to be improved, but still bit early to comment further.
Parking for guests and visitors does not exist on this development
Parking for guests and visitors does not exist on this development l, which makes it extreme hard for all us living here to fully enjoy. Needs more green space and bins from council, more local shops and groceries are required and even a bus.

We love the house and design but we want more services
The development has a very modern design which is quite appealing to the eye and the balcony design we received is very stylish and unique . There arent any services inside the building itself which i was quite disappointing to me and my family however the house is really large and spacious which we all love and enjoy

The area is really great and everything is perfect however there isnt a gym nearby thats affordable of any cafes nearby and if there was one in the building that would be great

I wish that we had known how busy and how much traffic there is in southall
It’s great and likeable but prefer a better security, which is on its way now.
The building and the apartment is great quality and very managed so far. Any issues are quickly resolved and I like the design of the flat. I enjoy living on this area and has met most of my expectations.

All the station and marking area are easily accessible, which is very convenient. A great view of the Borough and very social neighbourhood. However, the security management is weak here and difficult y of parking availability.

Better understood the heating and water supply system and its management. Also, tips while shifting homes.

Recently, the management team has changed, therefore it’s getting better and began meeting expectations
