Eden house is perfect for families. It’s quiet and safe, with modern appliances. While it lacks a balcony, the big windows bring in lots of natural light, making it feel open and airy. When its raining looks ver beautiful from window. Overall, it’s a great choice for comfortable family living.

Harrow on the hill station is a conveniently located gem, just a 3-minute walk from the flat. Situated on the residential side of the station, it has a peaceful and pleasant atmosphere. What makes this location even more appealing is the proximity to a wide range of stores on the other side of the station, making daily errands and shopping incredibly convenient. Whether you’re looking for a serene place to stay or easy access to amenities, Harrow on the hill station strikes the perfect balance.

Parcel theft complaints from neighbors are occasionally reported, which can be concerning.
How has the building management responded to any problems or issues you have raised:
Its highly responsive to any issues that arise and offers effective solutions promptly. Their quick action and problem-solving approach are very good.
Not a great building to stay!
Design is disaster. The flats are designed in the way to keep heat! The flats do not have AC and in summer times, specially heat waves, staying in the flats are not possible.
The rubbish storage is full of mice in the summer. The bin are not properly designed. That’s why most of people do not throw their rubbish into bins! There us no recycling bins at all!
Management of the building is not satisfactory. Many parcels have gone missing as the eneterance door does not work properly.

The location is less than 5 minutes walk to Harrow On the Hill Station and Harrow Town centre which is great. However, it is on the high road and there are a lot of noises due to cars and ambulance. It is about 10 minutes to Northwick hospital, therefore too many ambulances during day and night pass this location which is really annoying. The building does not have a parking, and there is not that much space for parking. There are few parking slots for council. Surprisingly, you will be charged for Sundays despite other London councils.
Regarding bins, I’ve seen other neighbours came to this building and throw their rubbish.
There is a pub and one house which people rents as Airbnb opposite side of the building. Therefore, in summer times it is too much noise until 1-2 am!

1- The building is located in the main street and it us very closed to the Northwick hospital and police station. So, there is too many ambulances and police cars alarming during night and day. This is really annoying.
2-The flat above rubbish bins can not open their windows in summer due to smell and flies. The rubbish bin container become mice places in summer.
How has the building management responded to any problems or issues you have raised:
They do not answer any phone calls! If you are lucky, they answer your emails. Regarding rubbish bins, the issue has not solved out after almost 1 year! Regarding the maintenance, the team does not work great!
Convenient Flat
Should have a parking space and some area where people can sit, there are no cameras on all floors. There have been reports of thefts in the reception area And sometimes the bin area isn’t kept clean it looks really dirty at the entrance because of all the trash bags. So, it needs better security and cleanliness.

Flat comes with great branded appliances & is fully furnished, has beautiful windows for nice views. It’s also quite safe with CCTV cameras.

We haven’t seen the flat before moving. But after we moved to the flat it was speechless not expected it can be that good. Very clean very beautiful
How has the building management responded to any problems or issues you have raised:
Maintenance response time is frustratingly slow, as engineers take a long time to address issues. Furthermore, they haven’t effectively addressed theft concerns, which is concerning for resident security.
I love the area and my flat.
The design and the view from my flat is amazing. With the change in management, the building management is better. We can easily raise the issues and get resolution for it. However there are some persisting issues related to bins overflowing / tenants not disposing rubbish correctly.
We do not know the user code of the building since it was changed because of recent cases of stolen deliveries and the code hasn’t been given to us.

The town centre is just 3mins walk from the building hence there’s a good range of shops, restaurants and bars around. The are lots of green open spaces around the building. It is very convenient with multiple shopping centres, open spaces and underground station at stones throw.
The bin situation is a bit messy. The bins are overflowing always. Many a times the rubbish is outside the designated area. This is partly because some tenants keep the rubbish on the bin lid and this prevents others from opening the lid to put the rubbish in.
As the building sits on a busy road and station, the traffic and train noise is constant, but you get used to it.

Once you live here, it will be very hard for you to leave the area in case you ever think of moving again.

How has the building management responded to any problems or issues you have raised:
Recently it has improved a lot. With introduction of an app, it is easier to raise issues and track rent, etc.
Good but might improve service response time.
Property design and facilities are as such good and satisfying. Management do respond if we raise any enquiry but it takes time to resolve the raised complains. Garbage collection is not very satisfying, sometimes it gets overwelms.
The complains can be sorted out more quickly.

Good: The area is quite good. The shops,bus and tube station is at walkable distance.
Bad: No parking available, tube noise.

I wish I had known that there is a leakage issue in the house.
How has the building management responded to any problems or issues you have raised:
Management do respond if we raise any enquiry but it takes time to resolve the raised complains.
Modern and warm design
The development is in an amazing location, close to nearby shops, gyms and restaurants. The design throughout the development is modern and warm, with communal areas being cleaned regurarly. The only downside is the rubbish area being accessible to the public so often becomes messy.

The Harrow on the Hill tube station is a 2 minute walk away so the commute into central London is extremely easy. The bus station is also a stones throw away so good links to surrounding areas. 2 large shopping centres include all necessary shops, plus cinema, gyms and more. Very good area!

The street outside the building is very busy with a high volume of ambulances and police cars creating a lot of noise pollution.
How has the building management responded to any problems or issues you have raised:
They have always supported any query quickly and we’ll.
Honest thoughts
No issue with design, however couriers and commonly lost when delivering. No issues with facilities. General state of the building is very good. There is a nice lift and easy access to the building. Although there seems to be an issue with rubbish collection or at least with tenants who are dumping rubshing on top and near the bins.

Close bus and tube station. Easy access to all shops, cinemas, restaurants,x2 gyms, GP, and everything you need.

I think that most of the things were covered. There is a speaker built into the ceiling of the flat, I was hopping to connect into it but you have to buy another very expensive part that is compatible with it.
How has the building management responded to any problems or issues you have raised:
Usually there was no issues as all the queries were responded to, however the managmenet changed the entry code and is not willing to share it. Therefore if I loose my fob I have no access to the building. Very odd.
Overall a good development.
Property is really good in terms of design, facilities and management. Home appliances are also of good qualities. Problem of Bin collection and cleaning of outside windows needs to address. There is Web portal for issues to report and answered quickly.

Windows glasses are really good but should clean frequently.
How has the building management responded to any problems or issues you have raised:
There is ticketing system for issue. It is addressed based on priority.
Appealing design and excellent facilities, but property management could be more responsive to community concerns.
I have been living in my development for some time now, and overall, I have positive thoughts about it. The design of the property is quite appealing, with modern architecture and well-planned layouts. The facilities provided are impressive, which enhance the quality of life.

I wish I had known more about the noise levels in the area, both during the day and at night. It’s essential to gather insights beyond the typical viewing to ensure a comfortable living experience.
