The range and accessibility of local shops, bars, and public transport are good, making the location convenient for day-to-day living. However, the property management company responsible for the building is very poor, and this has resulted in several ongoing issues. The bin room door is frequently damaged and does not close properly, allowing unpleasant smells to spread into the communal areas and, at times, into the lower-floor flats. Despite there being empty parking spaces available, residents are asked to pay an additional £100 per month for parking, on top of what are already unreasonably high and frequently increasing rental prices. The property is also situated directly on a busy main road, so street noise can be a significant issue, particularly at night. Emergency vehicles and other service vehicles regularly pass by with sirens, and the noise can be loud enough to disturb your sleep. Overall, while the location itself is convenient, the poor management, additional parking costs, persistent communal-area issues, and considerable traffic noise significantly affect the overall living experience.

How has the building management responded to any problems or issues you have raised:

The building management has generally been slow to respond to problems and maintenance issues I have reported. Communication is mainly handled through email, with limited or unreliable phone support, and responses often take longer than would be reasonably expected. Even when issues are acknowledged, repairs can take a considerable amount of time to resolve, with recurring problems such as the lift and parking gate remaining a particular concern. Overall, I feel that issues are dealt with reactively rather than being properly addressed and prevented from recurring.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how frequently maintenance and management issues occur before moving in. The building looks modern and well-maintained during a viewing, but some of the ongoing issues are not immediately apparent. In particular, recurring lift breakdowns, problems with the parking gate, slow responses from the property management company, and the lack of a consistently available on-site manager can have a significant impact on day-to-day living. I would recommend that prospective residents ask specifically about the building's maintenance history, lift reliability, parking arrangements, and how quickly the management company responds to reported issues. Also, if you are sensitive to noise, spend some time around the building at different times of day, as the main road can be considerably noisier than it may seem during a typical viewing.

So it’s nice it’s a good neighbourhood no crime and the people are nice and I enjoy it I wish there was a gym close by though

Yes they most definitely have I had an issue with my bell and it was resolved almost immediately

Please share one thing (or more) which you wish you had known before you moved in:

That the living room wasn’t that spacious and the blinds don’t stop the sun from coming in they aren’t really useful

wide ranges of Supermarkets from Adli to Waitrose. excellent location 2 min walk right opposite to a bus stop to Central London.

How has the building management responded to any problems or issues you have raised:

the parking lot gate broken amd the team fixed immediately.

would like to know there are 2 blocks with different names but share the same room number. the parcel will be sent to wrong door .

Variety of supermarkets and local markets, beautiful big park, not many bars of places of entertainment but great transport links close to central london. No parking but that’s not a problem for us, haven’t witnessed any antisocial behaviour and traffic noise from inside the flat isn’t too bad.

How has the building management responded to any problems or issues you have raised:

Usually all problems we raise with management is taken care of however one issue I raised hasn’t been responded to in months.

Please share one thing (or more) which you wish you had known before you moved in:

Wish we had known more about the area and the average costs of utilities.

Very close to the Elizabeth line station, sainsbury is also very close by. Their is not any parking on the street though. The bin store is more often than not overflowing and there is alot of road noise inside the house on the ground floor.

How has the building management responded to any problems or issues you have raised:

Very slowly, had to call multiple times and i have had to contact them twice both times for broken white goods and the average time for resolution was 2 to 3 weeks

The cleanliness promises of the common areas that the agent makes while renting the property are not to be believed
