Property management company are not helpful…always refer me to the developer.

Though not really many facilities that I have used.
I can not park my electric car in the bays because people have purchased those spots.

Design and location fantastic.

Great amenities and a short distance to the train station.
Anti social behavior in the development recently is becoming an issue.

Community is great but is started changing as of late

Nice. Quickly finished. Could be a higher spec. Basic. Property management are awful – only bothered about chasing money. Not resolved any issues sent to them. Any correspondence has been met with poor attitude. Design is nice and bright

Very close to the station. More parking needed. Can hear cars from the road. Often get youths in building smoking drugs. Walls and floors thin. Can hear neighbours easily

Would have preferred a higher spec and more bedrooms. Happy to be an end flat as walls ar every thin

How has the building management responded to any problems or issues you have raised:

Waste of money. Rude. Not helpful. I would not choose a building managed by Ian gibbs again

The estate management Ian Gibbs are possibly the most inept I have ever come across, they take forever to sort out any issues. The responses to emails are more often impolite than helpful. I just wish they were more helpful and attentive. Good customer service goes a long way and they are failing miserably.

The quality of the kitchen cabinets is poor at best, when I first got the property they didn’t even clean it before I got the keys, windows and floors were filthy. Balcony door wouldn’t lock, front door wouldn’t lock , scratches on the balcony door.

That the two companies Fairview and Ian Gibbs are poor.

How has the building management responded to any problems or issues you have raised:

The worst experience, awful estate management, any issue they can’t deal with or know the answer to and they palm it off back on to yourself.

Fairview Merriam Close, Highams Park

Pleasant estate with green spaces and trees. No parking for visitors or anyone who did not purchase a parking space, but free parking available on nearby streets. We’ll thought out design so that living spaces don’t overlook each other. Good sized balconies.

Proximity to station and local shops. Near to green spaces and bigger high streets in Walthamstow and Chingford.

Buy a flatbed trolley for moving stuff – best £50 you’ll ever spend!

How has the building management responded to any problems or issues you have raised:

Initially yes but slower as time has gone on. Depends on the issue.

Overall good development but very minor changes needed.

Facilities of the building are good. But regarding design, specific to the flat, kitchen design would have been a bit more better with little more storage units at least in 3 bed room flat like us, because when the flat is big we expect more storage.

Dishwasher is one thing which is missing specially in 2 or 3 bedroom flats its much needed when we are with kids. Carpet quality is not good which is really hard and started to worn out as soon as with in a month.

Rest of the things are good, only if these were taken care this development would have been best in all aspects.

This area is good with all the facilities. No much traffic noise though its close to road. This area is good with other activities as tennis court behind and Leisure/fitness centre within a walkable distance.

As we living in flat in an apartment, Sometimes we need additional parking for few hours when friends/family visit us. It would be good if the whole development has 3-4 guest parking which can be used occasionally.

Please share one thing (or more) which you wish you had known before you moved in:

One thing is parking space allocation. We know that we have parking space, but we got to know it not close to the apartment where we need to walk. We expect this to be informed before or at least we have given a chance to change it close to apartment.

How has the building management responded to any problems or issues you have raised:

Response is good as of now. Management is taking care of the issues when reported.

Excellent home

The development is well made for me as a first time buyer. Initially, I was unsure whether to purchase due to the size but I have plenty of space. Some of my skirting boards and around door frames have started to crack and will report this. I haven’t had any problems with building and property management, although have heard from neighbours that they can be slow in responding to queries. I have not had such a problem.

Please tell us what you like and dislike about this area:

Location is perfect for me as train station is a short walk, as well as, the range of local shops and restaurants. Parking is a bit of a problem but can be overcome. I have noticed of anti-social behaviour but nothing alarming.

Please share one thing (or more) which you wish you had known before you moved in:

A bit more advice around what should be reported when moving in.

How has the building management responded to any problems or issues you have raised:

In the early days, they responded very quickly and were able to sort problems such as lack of hot water etc.

Great place to live!

I love the ceiling to floor windows. The colour of the kitchen and wooden floor is so modern. The open plan kitchen/ dining room is ideal for a couple and the bedrooms are an amazing size. The management is to be desired, our intercom broke and took months to fix and they didn’t look after the trees.

Right by really nice restaurants and a huge supermarket and nice pubs. The lake is 10 min walk away and really good schools nearby

I wish I knew they would only let us park in the designated areas and not on street parking

They have responded timely but not always communicated when there was issues

Simple and contemporary design
Modern living
Property management could be better such as accessible cctv as a tenant, a set of master keys, more regular window cleaning
No parking for tenant and visitors
Location is close to the station and local shops, tesco.

The development itself fits the surroundings very well. Fairview we’re very good on coming back on our issues previously however we haven’t had any recently to rate them! We often have parcels missing and stolen and the security door lock has been broken a few times, which isn’t the best news and fairview don’t always seem too rushed to get it fixed but it does resolve within a few weeks if the neighbours club together (great sense of community here!!)

We love living in highams park, we have many shops, bars and restaurants and feels really homely.
Lots of green spaces and although on a main road we are well insulated from the noise.

Bin collections are on time and always space and relatively clean considering how many people use this
No parking space on the development but can find the odd spot locally within a few mins walk.
No antisocial behaviour really however kids from other blocks are constantly hanging around our building which you can’t stop

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about any issues with the property that the builders had had fitting. Eg. The floor had already been relayed twice before we moved in because of a slant – it then had to be done again so wish they had just done a good enough job the first time!

How has the building management responded to any problems or issues you have raised:

They have been quite good, they always respond when you email or call but the timings when they can get their work team out does vary given they do have quite a portfolio that the same team so service.

The only issue I would say is that the ventilators/wall fans are in slightly odd positions making them stick out and a bit ugly.

Please tell us what you like and dislike about this area:

Local area: 4 minute walk to the station, direct into Liverpool Street. 2 minute walk from Tesco’s. Close to chingford planes and Epping forest. Local gyms and good quality restaurants!

Bad: For me, there aren’t any.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had known the flat terrace wouldn’t get any sunlight.

We were told the building works would be finished by Jan 2021 but they actually continued until May 2021

What is the best feature of your home:

The layout and space! The doors are large abs sturdy, keeping any unwanted noise out!
