The estate itself is reasonably well laid out and has a great sense of community. The location, right on the edge of the city but immediately next to open countryside is great and the properties provide good value for money overall. Main roads are also in close proximity, as are major shopping facilities (supermarkets etc). Issues wise, it is taking the developer WAY too long to complete the basic infrastructure and get it adopted by the council (roads and pavements still unfinished after some residents have been here for 2 years plus). The managing agent also appears to be completely invisible. The builders have been very slow at dealing with residual issues.

Please tell us what you like and dislike about this area:

There are lots of facilities in the wider area (15+ minute walking time) but the development itself has next to no services directly on it other than a small park. A bus service is available from the edge of the estate but the nearest station is a 30 minute walk. Good shopping is available a short car ride away in Longbridge town centre. The estate itself is quiet and feels secure with a great sense of community. Lots of residents are young families which works great for us. The proximity to the countryside and lots of great walking areas is lovely, as are the views from our part of the estate which looks out over the countryside.

How long it would take for the basic estate infrastructure to be completed.

How has the building management responded to any problems or issues you have raised:

Initial responses and acknowledgement are usually pretty quick, however actually getting things resolved takes forever and they do not manage either expectations or timelines well.

Lot of problems which could have been fixed or prevented of planning or time/care was taken in the first place. It seems like a rush job when you look at certain things in our home which is a shame.

We have had problems since we moved in and still do. The garden was fixed but still doesn’t look great. The house is pretty spacious for what you get. A lot of cracks in places which we will now have to fix. Think st Modwen should extend the warranty on the building from 1 year to 3 years as more problems have occurred after the year warranty. The way some of the rooms have been built are awkward. For example the main room with ensuite. No matter where you put bed you can’t open door fully for ensuite. Need to rethink that design for future houses. The way the doors open upstairs for the other rooms are also awkward need a better design layout. Water in ensuite is making ticking sound against pipes. Had someone out to fix it. It has now got worse and louder. House is very insulated. There is no need for heating as house is very warm. In the summer it is unbearable especially when we have a baby. Need to think of an air on situation or add vents to rooms to ensure enough air is in the house as stuffiness had led to nose bleeds in the morning even with windows wide open

Train station too far for local transport the X20 now doesn’t run into town which is where I work and that was one of the main pros of moving here. Need more local shops around here as quite limited. The roadworks that have been continuous and cause loads of problems. People keep parking in front of our house which is a problem for when we eventually have 2 cars as we won’t be able to park both on our drives. Any chance we can make it private? Traffic noise is mainly the trains that run late with additional works being carried out at like 2am. Not too much anti social behaviour but we are away from the main area where there is a few problems.

View the house or view a similar house before purchasing as we purchased the house blind just based on the blueprints. A lot of people want new builds and sometimes you feel like you don’t get to see the full picture until you actually buy the house and start moving in. So maybe like a virtual tour of the house or a very very similar house so people know what they are buying instead of the layout plan as it gives you more time to plan and not make mistakes etc

How has the building management responded to any problems or issues you have raised:

Time has been taken which has caused more stress for us. Not everything has been fixed yet as we still waiting on the pipe problem. Garden was really bad when they were fixing it as we couldn’t use garden at all. Needs better communication planning and effective results as a lot of people on the estate have been stressed an don’t know when things are going to be fixed as nothing is communicated at the best of times. Also since I have moved in raised an issue with radiator missing a valve and still not fixed or seen too as ‘part still being ordered’

The design of the estate is overall really nice different types of homes to suit different types of families as I said earlier the park is a little small as there are so many children maybe another on the estate would be a good idea
It’s kept in good condition too
Same as housing issues I have had repairs done and it’s all carried out well and in a decent time scale

I have lived here now for 4 years
I love it here the estate is lovely with a mix of people the park could be a little better (more swings etc ) as there are lots of young children here .
The village hall is great too but hopefully more things added soon for older children like a youth club etc we do have a small-local shop and Longbridge town centre is not far and has a wide range although nearby doctor’s surgery would be great considering the growing development
Our street is a nice one nice neighbours house designs are lovely too parking is fine apart from workmen but they have nowhere else and it’s not permanent
Bin collection is great every week
Cofton park is on the doorstep which is lovely and there’s a decent bus service too
Overall it’s a lovely estate for myself and my children were all happy here

Outstanding community to live in.

Our house is a Garnet and has the beautiful huge window which always floods the whole house with light. We adore the design of our house and cannot find anything to fault.
However we do have to double park nose to tail which is sometimes a problem and in our cul de sac there is no real room for visitors . Our garden may possibly be considered small too.
Property management has been good in our case and most problems have been resolved by St Modwen. However some of their contractors have been poor . Our lovely herringbone drive has been scratched to pieces and not rectified. The road building and pavements has been patchy to say the least. Overall though we love living here, love the community and generally feel the positives far outweigh the negatives!

Please tell us what you like and dislike about this area:

Living next to Longbridge is great as there is a very large Marks and Spencer, Boots, Smyths etc. There are also excellent takeaways, restaurants and pubs. The railway station is also here with good links into Birmingham and out to Redditch. All in all I feel we are well served.
Parking isn’t great on the estate and can sometimes be an issue.
This estate has a great community though and the new Village Hall built by St Modwen is a definite asset!
Also, living so near to many rural walks and the Lickey Hills is just amazing and another one of the real bonuses !

I didn’t realise how friendly everyone one is and we all bonded during the pandemic so we now feel like a large family ! We really value this .

Mostly had a positive response and most issues resolved.

The houses on this development are well thought out, well spaced out. There is a good flow between the rooms and they are finished to a high standard. There is plenty of storage for a new build and many finishing touches that add to the quality of life living in this house. The little playground is beautiful and well maintained. It is perfect for a family with young children. I am really pleased with my house and have enjoyed the time I have lived in it so far.

I relocated from the other side of the city to move to Cofton Grange. It is a friendly place, near to the train, perfect for walks to Cofton Park or the Lickey Hills. It is near to the Longbridge shopping village where there is an M&S, Sainsburys and other shops. It is walking distance to several local pubs and is a beautiful location to live in.

Please share one thing (or more) which you wish you had known before you moved in:

Hard to get live tv. Houses have the additional sockets to support an aerial but an additional aerial on the roof is needed.

There is a big sense of community and everyone is so friendly.

How has the building management responded to any problems or issues you have raised:

I have had no correspondence with the building management.

Lovely development in a beautiful area

The development is very attractive. The houses are spacious and well designed. Each house has parking for at least two cars which keeps most of the parking off the road. Houses are not on top of each other and offer privacy in the back garden. We are on an incline and have lovely views of the surrounding countryside. The development only has one route in and out so there is no through traffic which is a big bonus.

Lovely area to live especially with young children. Large green spaces all around and excellent links to surrounding villages with routes to town centre.

That the roads would take so long to be completed. We were one of the last few houses to be completed but the roads are still not finished 9 months on

On site staff responded quickly. Customer services are difficult and slow to deal with. Issues are rectified eventually

Nice range of different style houses.
As expected with new builds- poor garden space and poor drainage issues ( which shouldn’t be the case when you spend a big some of money on a house).
I don’t feel like we have been kept up to date with the issues that are arising on the road we live on and why the road still hasn’t been completed.
When we first moved in there was a few problems with the house (flooring being a big one) and property management was great at getting this fixed quickly.

Please tell us what you like and dislike about this area:

Very good range of local shops and places to eat out. Fantastic open spaces with beautiful walks on the door step.
Great local schools within driving distance but no school within a 15 minute walking distance unfortunately.
Good GP practice near by.
No traffic noise. May hear local train if in the middle of the estate.
Alot of cars park on side road which does slow incoming traffic but is a slight pain getting in and out the estate.

How many beautiful walks there are around the area.

To start with they were very quick and responsive but as time has gone on it has been difficult to get things sorted.

Design, great, facilities such as the park are great for families. Other than that not much to speak of.
Property management is poor, considering it’s a new development only a few years old the state of some of the common areas and unfinished look of the place for a so called well off area isnt acceptable.

Please tell us what you like and dislike about this area:

Transport wise with Longbridge and Barnt Green train station 1 mile in either direction it’s certainly good for links into the city. Access to Birmingham or bromsgrove within 20 minutes is also positive. Pub wise providing you go into Barnt green and beyond very good, otherwise Longbridge and rednal aren’t great.
Street wise has had its ups and downs, with various social housing tenants causing issues, some being evicted as a result of continued poor behaviour.
Parking, plenty of space. Bin collections very reliable. Traffic noise all but none except construction traffic which has continued for the 4 years I’ve lived here.

Please share one thing (or more) which you wish you had known before you moved in:

How poorly new builds are finished. The cost of this house was significant and the house I was presented was nowhere near good enough. I wouldn’t buy from st Modwen again, and I probably wouldn’t buy new either.

How has the building management responded to any problems or issues you have raised:

Most easy fixes, swiftly.
Biggest issue was the garden, which when building was presented as a 0% gradient. Upon first view was a large increase from front to back. It took three attempts to convince them that this is incorrect, whereby they came with senior people to convince me otherwise. They were referring to the wrong plot on the plan drawings, where I corrected them and demanded the landscaping of my garden. Many residents, a high volume of which have had big garden problems on our development, mainly for flooding.

I live in a 2 bedroom house which is a housing association property. I would say the only design fault I have is the way that the garden has been designed. The shed is in an awkward place and the patio is a bit strange with bits missing. It’s neither here or there though as I can just sort this out myself. Two big decent size bedrooms, two toilets and plenty of storage space. Property management I’ve never had a problem with everything is just perfect. Like I mentioned before the only issue would be living so close to the building site so the roads aren’t perfect and not finished but that is to be expected and I’m sure it wouldn’t be long until it is. I moved into this property four years ago and I did receive a letter that the road would be finished in two years. Even though it isn’t four years later this still isn’t a real issue for me as I have parking at the back of the property which is amazing. If I didn’t have that then the building work would have been an issue. So overall perfect.

To be honest I can’t really think of any bad aspects about living in the area that I do. Parking can be an issue for visitors as I live closer to the building site but that is expected.
Beautiful little park for the children to play on, not far from shops or restaurants. The public transport stops are not far at all to be able to get into towns. Longbridge shopping complex is literally on the doorstop plus Cofton park too. Fantastic area to live in. I imagine the train line may be an issue for some but I’m right on the back of it and you just adjust. It really isn’t an issue for me. I’m very happy about where I live and facilities that surround myself and my family.

Everything was perfect before and after I moved in. The only thing I would have liked is more communication as to how long the building would be going on for as it’s ran over the two year mark that it was supposed to be done. So parking may be an issue for visitors during the week and gaining access in and out of properties can be awkward. How ever I think that the St modwen staff that work on the sites and the guys that drive all the heavy machinery are very considerate to those who live in the area.

The design of the development is lovely and very private. There is a lovely park in the centre for children. Driving through the estate is sometimes a little bit of a nightmare as it seems some households have parking issues but my address has adequate parking. My only negative at the moment is the road surfaces, we have been advised they are being worked on but it doesn’t appear anything has been done for 4 weeks meaning the roads are blocked off and access is even more annoying. There is also now a large hole in the ground in front of my address meaning I cannot get on one side of my drive, I was advised this would have to be fixed in 48 hours which now it has been 72 and nothing has been done to fix it. Other than that, hopefully issues that will eventually be fixed, although they are taking a very long time. I love the estate and I live living here, and as a single occupant I feel very safe and secure here.

There is a great range of shops in the area, and some good local pubs. There is access to Cofton park and the lickey hills making it lovely for dog owners. There are 2 nearby train stations and local bus routes.

I think it would be useful to have a list of things you can/can’t do to the property in the snagging period of the first 12 months

The issues raised with the property have been fixed quickly and promptly. However the large hole in the pavement outside my address due to a pipe issue have been left now for 3 days and now over the weekend preventing access to my drive
