Very nice and modern and brand new building with all the facilities that every one looking for. In my thought the engineers who designed this buildings has thought about every single detail of this building. gave the perfect ideas that made this building blocks different than others.

Please tell us about the good and bad aspects of living in your local area:

Perfect location every thing nearby all local shops international shops, pharmacies and very good link to transportation buses stations.

How has the building management responded to any problems or issues you have raised:

usually in my experience, they are very responsive.

Please share one thing (or more) which you wish you had known before you moved in:

Don’t judge the noise coming from the high street once you come to view the flag in day time, you should judge that during quiet times at the night time.

We need more security

The flats are well soundproofed and structured. As for the building as a whole, it is not safe, there is no surveillance, every evening there are drug dealers and homeless people who freely use our building as the access doors to the building are always broken and/or continue to be broken. The cleaning service, given the situation, is excellent. As far as the management in general is concerned, they are completely absent and difficult to contact.

Please tell us about the good and bad aspects of living in your local area:

Area well served by shops in The Oaks Shopping Center (Lidl, Wilko, Iceland, Poundland and Superdrug), also a good choice of greengrocers, butchers and fishmongers. Area well served by buses (607, 207, E3, 440,…) and by the underground (Piccadilly, District and Central) as well as by the Overground. In the last year there have been (and continue to be) major problems with drug dealers and homeless people who use the building as a refuge and drug processing area

How has the building management responded to any problems or issues you have raised:

The building management responds to any concerns or issues I raised in a very long time if and when it responds.

Please share one thing (or more) which you wish you had known before you moved in:

I would immediately notify my new neighbor of the absence of the sevmcurity of our building. I would warn of the presence of vandals and drug dealers who are present practically permanently every day.

L&Q Company became one of the most famous big companies with their own special buildings and the amazing modern properties design in all around London with The premium locations and all needed facilities for the tenant and landlord. In few words i think people in UK specially Londoners fed up from living in the old properties and it’s the time to upgrade most of the living lifestyle by building new apartments.

Please tell us about the good and bad aspects of living in your local area:

It’s an amazing location to live in Acton in the middle of every thing with the Oaks shopping center on the ground floor and The Gym just minute walk few steps to the busy high street full of everything you need. The only one advise to stay away from living on the flats above the high street try to be few blocks back it’s very hard life for families.

How has the building management responded to any problems or issues you have raised:

Normally the building management responds very quickly in my experience.

Please share one thing (or more) which you wish you had known before you moved in:

In fact i was know before i moved that my property has no parking space but i Didn’t know that i also can’t purchase a parking permit from Ealing Council for The Oaks Partments.

Enjoyable living

Josie C (Tenant)

May 2022

Design of flats (inside) are very modern and clean and would fit any individual to make into their own home. Common areas are kept clean. I wish there was more done with the outside space that can be found in the public court yards. Would be nice to have something done for the tenants in the building to make this place more special. Living in London many people are lacking good outside space and there is such a good opportunity to make something nice with this space that is already available. Building/property management has mostly been good for us. It is sometimes difficult to know who to email/call about problems and wish the website would make it easier.

Please tell us about the good and bad aspects of living in your local area:

Lots of food shops, cafes and restaurants close. Quite a lot of traffic and people around so it can be a bit loud. Overground and tube station close and convenient. Parking n/a Acton park is about a 10 minute walk away with big open space and various sports courts.

How has the building management responded to any problems or issues you have raised:

They’re very hard to get in touch with if you have any issues. When we moved in we knew roughly who to contact but it’s gotten harder and often you either don’t get a reply or just put forward to someone else.

Please share one thing (or more) which you wish you had known before you moved in:

Building is close to police station, fire station AND not far from a hospital. Sometimes there can be a lot of sirens and the general area have a lot of traffic and people around so it can be quite a lot of noice from time to time. We have also had problems with pigeons.

Towards ruin ...

Unfortunately in the last 6 months there have been too many problems ... drug's pusher running in the building, presence of gangs / baby gangs who broke the security doors to sneak into the building, lack of hot water every Thursday, less surveillance by the security ... and I better stop here ...

Please tell us about the good and bad aspects of living in your local area:

Good quality of shops (Lidl, Morrisons,…) Difficult to find address Round of baby gangs and drug pusher

How has the building management responded to any problems or issues you have raised:

The timing of response to various problems is embarrassing to say the least! They take months to fix the problems or even fail to solve them

Please share one thing (or more) which you wish you had known before you moved in:

Difficulty for delivery drivers to find the address. This problem, and it is even worse, also applies to ambulance, police, ... They also give us drug pudhers that run very often ... The positive side is that it is located in an area well served by public transport and shops
