The property is part of the mass regeneration happening in this part of London, and provides easy access to East Croydon station for fast and frequent journeys to hubs like Victoria.

The flat is fine although not cheap. You can see it was built with cheap materials as things tend to ruin easily. None of the flats has a balcony and windows can’t really be opened except for few centimeters. It’s not well insulated making a very hot environment in summer and fairly cold in winter (with high heating bill). Management is poor, all you can do is that things don’t get broken, because if they do they will stay broken. Communal areas tend to get dirty quite easily and cleaning is not done often enough for a building of 98 flats. We had our waste areas almost completely full of abandoned furniture for almost a year and they wouldn’t do anything about it, lift is more often broken and working and finally a lot of light bulbs got broken and never replaced.

Croydon is good and the development has a good location, not too far from East Croydon Station.

That they are tight to evinox – bad choice! Too expensive and really bad service from them.
If there is one thing you would change about your flat or property what would it be:
Flat, add a window in the kitchen – I thought this was basic!
Building, management – too many thing are overlooked. This type of building requires full time management!

so many hotels so people are rowdy and make so muc noise during the night time
So many people coming and going no regular residents
in the town centre there is no real sense of community
no activities to do in croydon, only one pub

Expensive parking permit, and limited parking for vistors and residents
What is the best feature of your home:
Two things the lighting is great
and the other thing it is differnt to central london the people are like family
Convenient place to live
Lots of good facilities around, good for shopping , and for food. Often go to box park on the weekend for a good time. Would appreciate if the room was a bit bigger but a good size in general. The elevator often breaks down , and sometimes can take a while before it has been fixed

The location is amazing, but the street is a bit dirty sometimes. Transport are really good and is one of the main reasons I decided to live here.

How has the building management responded to any problems or issues you have raised:
They used to be quite good but sometimes they can be quite slow when fixing the lift
Nice area but building could be better
We have parking in the building, which is good but we have to pay £70 moth for that.
The is not too spacious for a family and what is really bad is that when we came here the lift wasn’t working, we had to report it because for 6 months it wasn’t working.
Security is not very good, the officer is been here and out. Now is a little bit better because the officer is new.

The place is well connected to Central London, near to the station. The area is ok we have what we need around.

The lift again, I was pregnant when the lift wasn’t working. I’m on a 5th floor. A lot of people had moved out since we moved here.
Convenient apartments
The building is good quality. The apartment is well desing and everything works perfectly.
Moving in was easy. Very quiet due to good sound insulation.
Building management has changed recently and things got worse. The previous company was more active in managing day to day activities.

I like – proximity to public transport and wide range of options for grocery shopping. There are also several green areas nearby.
I dislike – Management has changed recently and the new company does not seem very interested in actively managing the building. Covid-19 measures were close to none.
Loads of drunk people tend to hang around the street corner. They don’t make any trouble but can get loud sometimes.

If there is one thing you would change about your flat or property what would it be:
I would make my apartment more spacious, however I reckon it is well design.
Extremely conviniet location
Great location and overall I am very happy living here. Management changed pre pandemic and since then property management dropped considerably. Its easy to get around the area and there are plenty of transport options available. Once you get to know the area you will see there are plenty of green spaces too. It easy to shop as there are plenty of options on the nearby high street and supermarkts in the area. Despite its central location the noise levels are very low due to good sound isolation. Overall I am quite happy living here.

Pros – location, low running costs, quiet, loads of different transport options available, plenty of stores nearby too.
Cons – property management is not great, one of the lifts breaks down regularly.

I wish I had known the area better. Croydon has a reputation but allow yourself to be the judge of that. The are is currently undergoing a massive renovation and there are plenty of positives to be seen and taken advantage of.
What is the best feature of your home:
Location aside the best feature of this property its the amount of light it lets in due to the multiple large windows.
Good location, not very happy with the building
Is well connected to Central London. We have schools in the area, and services that we need. We chose it because we have friends living near here.
The security is not very good, in the evening we don’t have concierge.
Lifts were not working for a long time. Quality could be better but reasonable for what we pay.

The building is very near to all the supermarkets and transportation. A bit insecure for all the commute, trains going through all the time.

I like the apartment, I has everything I need and is affordable.
The management could be better because we’ve been having issues with the lifts.
Horrific building and im not even exaggerating. Youll know when you live here
Management is appalling, in 2017 people complained to the MP about dampand hazards, in 2021 over 20 tenants complained including me. DAMP AND MOULD is alot here. Not worth the torture for the price which they want payment via direct debit also for less interactions with you.
I suffer from singificant mould sickness because of flooding in the building that I cant control. I have complained and no one has done a thing for over a year.
There are also pest issues as bins and building are rarely cleaned.

area is good as its close to lots of amenities however if youre willing to die and lose your health from toxic mould, dangerous lifts, sewer floods and landlords that ignore you completely, youre welcome to live here

I wish i knew the building had damp issues and the company was repremanded by the MP for its significant faults

They ignore all issues you have. You can call and email and they will not answer you. They will go as far as to lie that management is not available.
I personally had harassment occur to by management entering without notice when im indecent. They dont care.
Young, up and coming area
Flat is nice, and modern and the size is fair. However the parking for is a bit steep. They take a while to fix thing in the builiding. The elevator is nearly always broken. It gets fixed but not quickly enough

I would say thay croydon the area is quite hectic,but transport links are very good. The shopping centre is good and easily accesible

There are many young people and not necessarily say it is good for family life

The maintence, would be better if things got fixed quicker
Avoid Criterion, unprofessional company.
Worst building&property management, I have been living here for 3 years and we have had problems since day 1. Not professional at all and very rude staff. There are always maintenance issues that take ages to resolve. The lifts are constantly not working in a 10-floor building.

The best thing about living here is the location. Plenty of local shops, close to the main station. Great location.

I wish I would have never moved here. The management is the worst.
