Please tell us about the good and bad aspects of living in your local area:
Living in Canada Gardens is fun. There is a good range of local shops, restaurants, cafés, bars and open spaces, with plenty of options within walking distance. The transport links are excellent, with Wembley Park station providing easy access to central London and other areas. The main inconvenience is that a large supermarket such as ASDA is relatively far away, while the smaller Sainsbury’s nearby has limited choice and does not always stock everything I need. The area is generally clean and well maintained, although parking can sometimes be limited and there can be some traffic and general noise, particularly at busier times but I do not mind it, I signed up for it!
How has the building management responded to any problems or issues you have raised:
Quintain Living is usually good with responding to issues. However at times they are slow for example I have had issues with my washing machine a number of times and it takes days for the samsung technician to come and fix it which at times can be really inconvenient. However overall pretty responsive and satisfactory.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I knew how often some of the machines stop working or give error codes such as the dishwasher or the clothes washer. Had I known I would not panic whenever it would happen and think of alternatives prior so that I do not find myself in a situation where I am stuck or unsure of how to go about the issue.

Please tell us about the good and bad aspects of living in your local area:
It's so noisy. I'm not talking about stadium events, noise is expected there, but Wembley Park is by far and large still an industrial zone. If you live on the east side of the park, you'll want earplugs to sleep. Constant truck noise as well as construction noise that seems to start at just before 6am make every night really unpleasant. From a practical perspective, there isn't much in Wembley Park. Sure, you have a whole designer outlet but I don't need new clothes every day. When it comes to groceries, you have an expensive but tiny Sainsbury's Local, a tiny Co-op, a small Lidl and an Asda. They're opening up an M&S in the summer apparently but the area will nonetheless feel incomplete. The entire Wembley Park area is advertised as having great transport connections into London. Which is partially true but good luck if you need to use the Metropolitan line in the morning. Wembley Park is seemingly only served by four trains per hour with the rest skipping by on platform 6. This issue has been raised many times with TfL and our local councillors but nothing came out of it. Living in Wembley Park during event days is fine otherwise. It doesn't get too loud, just bear in mind that if a concert finishes at 10.30pm, people will still be leaving at 12.30am. So - get those earbuds ready if you want to have your window open at night.
How has the building management responded to any problems or issues you have raised:
I had an issue with my ventilation system when I first moved into my flat. It just wasn't working and was liable to producing mould; it took nearly three months and a report to the council to get it sorted. Other than that, I've had no qualms.

I wish I had explored the area more. It is quite disappointing how there still feels like there's nothing here.

Everything is great. There are plenty of restaurants and shops nearby, and the area is surprisingly quiet, even with the stadium right in front of us. It would be wonderful to have a post office and a laundrette nearby, as these are services that are currently lacking in the area
How has the building management responded to any problems or issues you have raised:
Whenever we have needed support with anything, it has always been very easy to contact them, and they have responded quickly and efficiently

Everything is excellent. I wish I had moved here sooner

Good selection of local shops. Would be great to have a few more independent eatery’s/ wine bars etc. Green spaces are really nice. transport overall is good, but metropolitan line in the morning can be inconsistent. No anti social behaviour witnessed and overall super clean considering foot traffic.
How has the building management responded to any problems or issues you have raised:
They’ve responded very quickly to any issues. When we moved in there was an issue with roof access but this has been resolved.

Don’t move on events day as the area will be very busy!
