Completed in 2019, residents here benefit from private outdoor spaces, private communal courtyards and a children’s playground with CCTV. Bow East is just a 4-minute walk from Bow Church DLR station and an 8-minute walk from Bow Road tube station.

Awful experience living in an L&Q property for a year. The walls were paper thin and had no noise isolation at all. The boiler was installed incorrectly so the heater in my room never worked. The property managers were ridiculously apathetic about their jobs and failed to do basic admin tasks. One was a particularly horrible property manager to interact with.

Local area around the property was nice, no complaints here. Underground parking, bike storage. Outside was fine.

How terrible the property managers are, how cheap the build quality of L&Q properties are

Fire the property manager, knock down & rebuild the property with another company

Beautiful Development, but Always Big Surprises!!!

Very good design, but very cheap facilities like the doors of the storages and the wardrobes, where you can find spaces between the doors. Very bad and dysfunctional wardrobe doors.
The weekend team of the property management can be better and efficient if they can at least pass the notices to the weekday team, but in vain.
I have no idea about the building management, since I had no contact at all with the caretaker of the building if there’s any.
It would be nice to know the entrance and the gate codes in advance, when you have them.
Unfortunately there’s two property management companies who share the courtyard, the entrance and the bin collection, there should have better coordination between the two who

One of Good aspects is the location facing the Garden, luckily on the 3rd floor, facing to the tops of threes and wonderful views Olympic stadium. Unfortunately the the maintenances of the courtyard, the gates and the bin collections haven’t been respected and there’s always some issues of the radiators, the intercom. It seems 10 years warranty of the building hasn’t been fully respected about the buildings. There’s always horrible scratched window glasses,
Bins have been full all the times, dysfunctional. The bike shed door had been broken for six months and nothing had been don so far. There’s a load of bikes stolen, not only damaged like mine! Anyway, brand new beautiful building of a new development, but there’s always some bad surprises like anywhere. Transport links are very good, but vandalism had been observed last couple of years, young people’s smokings are quite frequent in the park. There’s no traffic noise from the bottom of the courtyard. Ms Baxter of aftercare has been so efficient, but not others, I am afraid. There’s always good and bad aspects in the area.

I should have know BT Broadband was the only option for the building, and the handover person had mentioned about it differently. I had unfortunately to cancel EE Broadband contrat.
I also wanted to views the flat before signing the tenant contract, but was impossible.

How has the building management responded to any problems or issues you have raised:

My door mat had been stolen, when the caretaker of the next building had threatened me to open the door. There’s some neighbors whose rag had disappeared from the courtyard. It seems these people had stolen my door mat for the revenge without any proof or footage of CCTV.
It’s a door mat, but it’s very sad to loose door mat by someone I don’t know.

Lovely flat but poor L&Q service

The flat is lovely and in a great location, overlooking the park but unfortunately L&Q repair and property management service has let this down massively. I call for maintenance and repairs a couple of times a month and its all about outside repairs. The main gate, not enough bins, main door and bike shed always broken and it causes a lot of anti-social behaviour. Its always a huge fire and safety hazard. We never hear from the property manager and I need to chase for any queries or repairs to be completely. This takes a lot of my time and effort for something that should be sorted after one phone call.

Very good transport links, close to parks and canals. not very many shops, restaurants or bars. No parking.

Great flats in a great location

The design is brilliant. Large kitchen lounge open plan area for a one bed flat. Then a lovely sized bedroom. As I am facing the park we have gorgeous views. All the flats have large windows in almost every room, but I would be careful on which part of building you get the flat in as some do not have great views or look into the square of the flats.

There is no additional facilities. The flat communal areas though are regularly cleaned by a great cleaner who is always friendly and says hello. The sound proofing is brilliant, you can never hear people in their flat, the only thing is that you can in the corridor but it is usually quiet.

The front gate has been broken for a long time which needs to be fixed and the calling system in the flat can sometimes not work which is frustrating. But if everything is working well the security would be great.

Really close to a tesco superstore as well as smaller supermarkets nisa, coop and tesco. Also loads of lovely local pubs. Short walk (around 20-25mins) from victoria park but also a quaint park behind block of flats, useful if you have a dog. Transport links get you anywhere you need to go quickly. DLR at Bow Church, Distrct/ham city at Bow, and central at Mile end as well as loads of buses.

There is no parking availability which is a major downside and also it seems that the bin collections need to be more regular as the bins outside the flats get full very quickly and there can be a few days where boxes and bin bags build up around them. Luckily my flat is facing the park so I don’t see this as much but something for L&Q to work on. No anti-social behaviour and you cannot hear the traffic noise much at all.

Difficult for food deliveries as you aren’t allowed a fob for the main gates so they have to stop on the road.

What is the best feature of your home:

The best feature is the large size of the flats and the high quality of all the finishings in the flat.

The design of the flats are lovely. They are spacious, comfortable and modern. The bathrooms are lovely and there is a nice amount of storage space. The outside areas are most of the time clean and there is a lovely courtyard. There is a bike shed and small playgrounds for children. My biggest issue the lack of property management (it is practically non-existent and the door entry systems to both our buildings (and the bike shed) and the communal gates that access the street. This is meant to be a gated community, but for 75% of the time I have lived here (16 months) the doors to our buildings are broken and unlocked and the gates to the street are left wide open or recently have been locked shut (keeping residents in and not allowing residents who have gone for a walk or to the shop locked out). This results in strangers entering the community, bikes being stolen from the bike shed in broad daylight, public coming in and peeing in the courtyard in broad daylight, teenagers hanging out in stairwells smoking weed and leaving rubbish, local residents (that do not reside in Bow East) hanging out front of the building on the street making it uncomfortable and unsafe for residents trying to get in and out. Recently, the gates have been locked shut, meaning residents can’t get out to go for a walk, go to work, go to the shop. Or residents who have left for a walk or to go to the shop or to go to work cannot get back in. I myself was locked out one evening and was laughed at by the emergency line and told it could take up to 4 hours to get back in. So, in the middle of a pandemic with nothing open, I (a female) was locked out in the dark on a main road, unable to get into the courtyard and my flat. It took me escalating this issue again and again to get someone to pay attention and I don’t think this should be the case. The gates to the street are still wide open – it has been over 8 weeks now and the issue is still open (and again this issue with door entry systems has been broken 75% of the time I have lived here). While I love living here, I really do, property management is unresponsive when prioritising the safety of their residents.

The area around Bow is lovely, great little pubs, Roman Road isn’t too far, there is access to a large Tesco. The canals, Olympic Park, Victoria Park, are all lovely for walks. The buildings are about an 8 minute walk to Bow Road Tube Station and only 5 min walk to Bow Church DLR station. There is no parking on site, but there is resident parking close by. Bin collections have been an issue, but that is not necessarily L&Qs responsibility but the council. There are consistent problems with the gates that have street access on Bow Road which brings in public behaviours, cars hanging around the entrance with groups of intimidating and hollering men, teenagers from the area stealing bikes and hanging out in the stairwells of our buildings. This has all been raised multiple times to the landlord and property management with little to no response until a group of residents should loudly about it, evidencing negligence to residents’ safety with these examples.

Absolutely love the flats, very homey, I just wish I would have known or an expectation would have been set that it’s not really a gated community when the communal entry systems (both on the street – Bow Road and into our actual buildings) are consistently broken. (75% of the 16 months I have lived here)

The spacious flats, modern utilities, colour, decor, outdoor space and lovely neighbours.

Amazing Flats in Bow

The only issue that we’ve come across is the fact that the main gate is always broken allowing everyone to enter the premises. Including bike thieves. The main gate is an ongoing issue, they have sent people to fix it but it seems the gate always gets broke in no time.

Great transports, shops, and outdoor spaces nearby. Victoria park is just a small walk away, and if we don’t feel like walk all the way there there’s a little park behind the condo and the canal very close as well.

I already lived in the area, so I know it quite well.

They are quick to send people over to fix the issues.

City living, but at a cost

The development itself has a modern, clean design with the apartment buildings arranged around a central courtyard with bike storage, bins and children’s play areas. There are several trees planted around too which helps to make the space feel more green,

There are two sets of bins which although are large enough to facilitate the development, often jam which means residents have no choice but to dump rubbish next to them. This has resulted in some residents at the front of the development dumping rubbish rather than trying the bins.

Access to the main development is via a fob operated automatic pedestrian gate which has been faulty for the past year or so – it’s either wide open or you can’t get out. This has resulted in a lot of bike theft in the development, which L&Q don’t seem too fussed about!

In terms of management, the development is split between L&Q and Inspire, so there are two caretakers that maintain the plants in the courtyard and also unjam the bins. Property management is close to non-existent, repairs often take far too long to rectify and once work has been completed you’re lucky if any damage made during the repair is made good. L&Q will only complete repairs quickly if they are deemed to be an emergency (gas/water leak, no water, etc).

Great location for commuting into The City and close to Stratford for National Rail Services. The Bow Bells pub is just a few minutes walk away, there is a great choice between local shops and larger supermarkets and Grove Hall park is just behind the development. Although there aren’t any local restaurants, there are plenty to chose from at Westfield Stratford just 10 minutes away by bus or DLR.

The development only has parking available for disabled residents, however, visitors can find parking nearby at the weekends. The council empty the bins once the week, but sometimes the collection is missed if access to the bins is blocked. There is some anti-social behaviour in the area but it’s what expected of this side of London. There is little traffic noise at the rear of the development, however, residents at the front by the road may experience more.

Was not offered a physical viewing of the property, just a show home.

What is the best feature of your home:

Great design with plenty of storage and living space. Energy efficient features mean running costs are relatively low and smart meters are installed.

The development is nice but L&Q rents to everyone: we have tenants dealing drugs, assaulting other tenants and pissing in the garden. The main gate keeps breaking and bike gets stolen very often. It is very frustrating to live here because the place could be good.

– modern design of the building and courtyard
– flats with good size and layout
– living room with kitchen as a room is very narrow and long what’s causing lack of daylight at the end of the room
– very poor service from aftercare team, it’s taking MONTHS to fix something

– good access to shops and supermarkets
– Westfield shopping mall very close with easy access to it (bus, tube, cycle way)
– underground station very close
– irregular bin collections (what’s causing mess in courtyard) but it looks like situation is improving
– no parking spaces

I wish I could check more properties before choosing this one as it’s not the cheapest in the area with similar standards. Also aftercare team doesn’t make it worth it .

Easy access to public transport.

Development is very nice but most of the facilities are always broken such as front gate, bike shed doors, bins are always blocked, intercom works if you are lucky main doors to building are broken.
