Awful experience living in an L&Q property for a year. The walls were paper thin and had no noise isolation at all. The boiler was installed incorrectly so the heater in my room never worked. The property managers were ridiculously apathetic about their jobs and failed to do basic admin tasks. One was a particularly horrible property manager to interact with.

Very good design, but very cheap facilities like the doors of the storages and the wardrobes, where you can find spaces between the doors. Very bad and dysfunctional wardrobe doors. The weekend team of the property management can be better and efficient if they can at least pass the notices to the weekday team, but in vain. I have no idea about the building management, since I had no contact at all with the caretaker of the building if there’s any. It would be nice to know the entrance and the gate codes in advance, when you have them. Unfortunately there’s two property management companies who share the courtyard, the entrance and the bin collection, there should have better coordination between the two who Share the two different buildings.

The flat is lovely and in a great location, overlooking the park but unfortunately L&Q repair and property management service has let this down massively. I call for maintenance and repairs a couple of times a month and its all about outside repairs. The main gate, not enough bins, main door and bike shed always broken and it causes a lot of anti-social behaviour. Its always a huge fire and safety hazard. We never hear from the property manager and I need to chase for any queries or repairs to be completely. This takes a lot of my time and effort for something that should be sorted after one phone call.

The design is brilliant. Large kitchen lounge open plan area for a one bed flat. Then a lovely sized bedroom. As I am facing the park we have gorgeous views. All the flats have large windows in almost every room, but I would be careful on which part of building you get the flat in as some do not have great views or look into the square of the flats. There is no additional facilities. The flat communal areas though are regularly cleaned by a great cleaner who is always friendly and says hello. The sound proofing is brilliant, you can never hear people in their flat, the only thing is that you can in the corridor but it is usually quiet. The front gate has been broken for a long time which needs to be fixed and the calling system in the flat can sometimes not work which is frustrating. But if everything is working well the security would be great.

The design of the flats are lovely. They are spacious, comfortable and modern. The bathrooms are lovely and there is a nice amount of storage space. The outside areas are most of the time clean and there is a lovely courtyard. There is a bike shed and small playgrounds for children. My biggest issue the lack of property management (it is practically non-existent and the door entry systems to both our buildings (and the bike shed) and the communal gates that access the street. This is meant to be a gated community, but for 75% of the time I have lived here (16 months) the doors to our buildings are broken and unlocked and the gates to the street are left wide open or recently have been locked shut (keeping residents in and not allowing residents who have gone for a walk or to the shop locked out). This results in strangers entering the community, bikes being stolen from the bike shed in broad daylight, public coming in and peeing in the courtyard in broad daylight, teenagers hanging out in stairwells smoking weed and leaving rubbish, local residents (that do not reside in Bow East) hanging out front of the building on the street making it uncomfortable and unsafe for residents trying to get in and out. Recently, the gates have been locked shut, meaning residents can't get out to go for a walk, go to work, go to the shop. Or residents who have left for a walk or to go to the shop or to go to work cannot get back in. I myself was locked out one evening and was laughed at by the emergency line and told it could take up to 4 hours to get back in. So, in the middle of a pandemic with nothing open, I (a female) was locked out in the dark on a main road, unable to get into the courtyard and my flat. It took me escalating this issue again and again to get someone to pay attention and I don't think this should be the case. The gates to the street are still wide open - it has been over 8 weeks now and the issue is still open (and again this issue with door entry systems has been broken 75% of the time I have lived here). While I love living here, I really do, property management is unresponsive when prioritising the safety of their residents.
