Argo Apartments is a high-rise development built by Linkcity and now owned and managed by Grainger.  It’s home to a selection of one and two bedroom apartments, and located opposite Canning Town station. From here, residents can expect an easy commute into Bank, Canary Wharf and Bond Street via the DLR or Jubilee line.

Excellent location and facilities – maintenance is great, although property management could improve

The design is great, and the flat is brilliant. There has been a good coverage on most services at all times, although through the pandemic the gym has been closed, and the concierge had to close for a couple of months. I’d say that repairs and building maintenance issues are fixed extremely quickly – some of the property management is disappointing, I had one issue that took seven months to respond to… but is now being addressed. Pre pandemic there were tons of activities, trips, and quizzes, which was great – and there’s been a good attempt to keep things going virtually.

The property is very well located, directly opposite Canning Town station – literally 30 seconds – and there is a morrisons and a 24 gym next door, in addition to the gym inside the building. There’s a Costa coffee at the station, and an Ibis next door with a full bar downstairs. Obviously a lot of this is limited during covid, but generally good.

It’s good to know you can get to the Morrison’s undercover through the car park when it’s raining

How has the building management responded to any problems or issues you have raised:

The building management has been responsive to all maintenance services; and indeed all issues – except where it comes to disputes over fees, and this is what took seven months to be addressed

Great place to live, great future value

Area is ok, up and coming , not that many things at the moment to do, but will change in the future. Great location for getting around london. Close to canary wharf and Stratford. Building management are good and care about the tenants.

Can be a bit dodgy if you travel farther east. Some pickpockets operate in the area.

That the shops weren’t going to iron up until way later.

Helpful and friendly property management. Vaidas is very responsive. Concierge are good at tracking deliveries. Management are active in organising communal events

The WiFi is quite bad at times and drops quite often. The gym could be more equipped with weights (when facilities become open again)

There is direct access to Morrisons from the parking in the basement.

Poor Management Ruins a Modern Flat

The building is spacious and relatively new. It has good transport links and is comfortable for a young professional.

However, management is very poor. It took 4 months of following up to get a real response over renewing my tenancy – the delay meant I was forced to move out. Additionally, it has been a further month and I have still not received my deposit.

Dealing with poor management and constantly having to follow up for months is not worth the effort: STAY AWAY!

Excellent transport links and a developing area. However there is no real culture in Cannning town – it’s half gentrified so has the worst of both worlds – not busy enough to attract major shops/bars but not authentic enough to retain a culture.

They try and overcharge you when you move out – check your report and push back!

How has the building management responded to any problems or issues you have raised:

Poorly. It took 4 months of following up to get a real response over renewing my tenancy – the delay meant I was forced to move out. Additionally, it has been a further month and I have still not received my deposit.

Argo has great managers who are there for your needs.
You have any kind of problems with your flat, they will answer to these problems in blind.

They also have the best concierge service, secure and reliable, your deliveries are always in good hands.

The flat itself is very well designed, storage is a big plus, and they have thought of everything to make your life in Argo the best possible.

Canning town is growing, restaurants, shops and bars are popping up everywhere around Argo.
The station is 2 steps away, woth easy access to any area in London.

I have been told everything, there was no suprises.

If there is one thing you would change about your flat or property what would it be:

The pricing was good when we first moved in 3 years ago, but the yearly increase you will feel, and does not always come justified.

Amazing lobby, unique design.
The concierge is amazing, big space for work, study or see some TV and movies. Also, there’s an area to play games and a few games available.
The gym is not that big but has everything you need. Also, you have a space to have an amazing gym class.
The departments’ overall design is gorgeous and clean, feels like a hotel room, and the amazing thing is that they help you with everything you need, and that’s a great experience.

Very good location, in front of the Canning town station where you have connections with the city or other parts.
The area is in construction but worth it because good things are coming.
You have Morrisons (big) and Coop near to the building, also there’s a few restaurants in the area like Mcdonalds, KFC, subway and other restaurants.

I don’t have anything on mind

Always there for whatever you need, any problem or things to repair they will be there right away.

We’re happy tenants at Argo. The property is kept clean and the building management team is really here to make our stay as best as possible, always happy to support and quick to respond to our queries.

The location, opposite the station and now seconds away from the big Morrisons makes it an ideal place to live.

The roof terraced has been a life saver during lockdown and even during lazy day when we don’t feel like heading to the park but still want to stretch our legs and get some fresh air.

The parking access to get to Morrisons during rainy days.

– design of our flat is good, comes reasonably furnished
– communal areas are nice
– concierge is helpful for deliveries etc
– management are friendly and very helpful – Kellie, Tim and Vaidas have been great
– historically been very slow to get help for maintenance queries, this seems to be down to contractors and
decision makers
– wifi very unstable
– heating supplied by heating district system meaning you are locked into a 3rd party provider, rates are high
– mobile signal is poor in the building
– issue with ventilation system – smoky air coming through ventilation (ongoing for some time) – understand
this is due to other commercial tenants in development but this is a concern
– rent is higher than comparable properties in the area and the yearly rises are felt – corporate landlord
extremely hard to negotiate with and sometimes unreasonable at renewal

Plus points:
-excellent transport links, right next to station
-nearby supermarket, some amenities now popping up
-walking round the docklands areas is good

Negatives:
– area is up and coming but still rough, must keep your wits about you at all times – e.g. someone was robbed in front of me by a man on a moped 10 feet from the front door at 9am

– cost of third party district heating
– aggressive rent rises each renewal and corporate approach of landlord

Modern apartment development in Canning Town

Argo is a BTR development in Canning Town that is very conveniently located for the Tube, DLR and bus station (and some main roads), and from where you can also walk to both Canary Wharf and the Royal Docks, among other places. The development itself is very modern and well insulated, with contemporary pieces of furniture in the apartments and common spaces. The development is served by a community heating scheme, which is the future and something all apartments should be served by.

This part of Canning Town/Newham and the adjacent parts of Tower Hamlets has become somewhat gentrified in recent years with lots of new apartments and some coffee shops moving in. It sits right next to a more traditional part of east London.

Please share one thing (or more) which you wish you had known before you moved in:

The area immediately outside the development is very concrete and urban – you have to walk somewhere to get to a more pleasant place to walk (which is important when you’re in a lockdown!)

If there is one thing you would change about your flat or property what would it be:

Swap the horrible British carpet in the bedroom for hardwood flooring

The facilities are good (gym, dinning room, rooftop area), property management is excellent, staff are friendly and very helpful with any issues. The management of post/parcels is very good.

It would be good if there was an app for residents to book facilities, repairs etc. I don’t think there is at the moment?

Pros: location is great, close to shops, transport etc.
Cons: the area itself is loud and a concrete jungle but that goes hand in hand with city living! There’s not much parking available, the only parking available is streets away or, for an extra fee, underground. The bins are unreliable and poorly designed.

The property management team is the crown of the jewel in my opinion, they are always there to help. The rest of the package, when compared against the price of the flat, is not very convincing. We are definitely paying for a premium (mostly for the access of the various amenities), which is expensive compared to other flats in the area. Also the current COVID situation does not allow for their use, so we are overpaying for services we can’t really use.

Very close to main roads and congestion. No green spaces nearby.

The pollution of the area. By being so close to a main road, the amount of pollution in the flat is considerable and worrying.

If there is one thing you would change about your flat or property what would it be:

The quality of the walls is quite poor, you can feel they would not really hold their own. Sounds move freely towards the flat, making it quite noisy.

Design is good, pretty modern. Facilities such as the gym is convenient though not very big so it can get crowded quickly. Building management is ok, Vaidas is doing a good job though the windows are not cleaned often enough. Overall building is managed in an average way.

Good area now that Morrison’s has opened. Convenient as the canningtown station is across the street. Bin collection is terrible. Bins are too small.

Good design but the oven does not offer grill or other conventional functions. Could not make a cake out of it. Could be better if the door is not facing the back stairs door. But overall a good apartments except the rent could be lower. Great location to view fireworks in new year.

Close to central london. But would be better if not beside major highways.

We like our flat, it is spacious and a new build so easy to keep clean.
It came furnished which is useful, although we do not like our mattresses.
Nice view (albeit very urban) from our balcony and communal spaces are great (when in use, and not shut due to covid of course)
The building is right next to the tube station which is very convenient.

still a rough area though for now

Nice design. Very cheap finishinngs (furniture and kitchen) cheap materials and corners have been cut. Nice view from roof and nice amenities. Average gym needs some free weights

The property has excellent transport links.Also there are nice supermarkets in this area.Some few good restaurants have alsonpopped up. I sometimes dislike the busy roads and the traffic noise here.Else it is good to live here.

I wish i knew that the building does have waste management issues.

Great view, very convenient to commute. A lot of facilities opened within the last year! Worth the money, especially the higher floors have better view if you are considering to buy or rent. On top of the Starbucks and Pret, has a gym right inside the building with windows -non dodgy. But if you are interested in bigger gym there is the Gym right under the next building

Great building in a great area

The Argo Development is, with the Discovery Tower, one of the nicest buildings in the area. Great design, superb common areas and the guest house that you can book when you have friends and relatives over. The staff is super friendly and for coffee fans, the Starbucks and the Prêt à Manger are your neighbours

The Hallsville Quarter in Canning Town is becoming the place to be in East London with increasing shops, coffee shops, restaurants and a cinema soon (can’t wait).

The flyover is fairly close to the building which means that there is some noise, so if you’re particularly sensible bear that in mind.

Great development and design with facilities that are really nice to use. The concierge service is great and your things are secure whilst with them. Currently most additional services are unavailable during covid. The convenience of a full sized Morrison’s supermarket is hard to beat!

The area is well connected being right next to the tube station and nearby to Canary Wharf and Stratford via those routes.

Underground car park access to other parts of the development such as Morrison’s.

They have rejected the rent increase I complained about, and used copy paste answers to discuss it at first. Other issues were fixed fast.

Flat in good condition, don’t think many had been in it when we arrived. On site staff very helpful. However escalating concerns and getting them actioned almost impossible and constant rent increases difficult to discuss with massive commercial landlords. Facilities good, staff try hard with social events etc. General upkeep of shared spaces of building is good.

Pretty good location, Canning Town is still pretty rough but you’re right next to the tube. However still a good few issues – bins availability a big problem (understand this sits with council but still affects us). Quite noisy from the road directly under development- fine background noise with windows shut but when it’s warm and you need windows open it’s pretty loud. Few incidents of anti social behaviour such as you’d get elsewhere in London.

How difficult it is to contact a commercial landlord, how they are a faceless entity

They have been pushed around from pillar to post with no resolution, we have to chase constantly

We lived in Argo for 3 years, it has been a great experience. Very helpful and friendly stuff, great gym and amenities like guest hotel room and large dining room to rent. There is also an amazing games room with pingpong table. Flats are very well designed for everyday living with great storing areas. 24H concierge is amazing, there is always someone to take packages.

Rent increases every year but it is in the contract.

Very responsive on emails and also in person at the concierge. During pandemic they also helped printing some return labels which is super helpful.

Flats are very spacious. Facilities are great. Best of all is the excellent support team. Good appliances and furniture in the apartments. Rooftop garden is great for the summer. Ive had maintenance issues and they’ve been fixed urgently. Internet however is patchy and can be frustratingly slow

Friendly concierge
Very close to the tube station and supermarket.
Free internet connection is OK.
Contractors and engineers hired by management are not well qualified and provide poor service.
Flats don’t have unique design.
Continous problems with bins outside.
Continous sewage smell in the neighbourhood.
