Great development and straight forward process!! Would recommend. Very Close to good tube stations so you can get to central London in under 20 minutes. Very spacious flats with large balconies and two rooftop terraces with great views. Also good shops around the area.

Yes, very promptly. Although I have not had any issues so far just some queries.
An average development
Building design is good, there are nice communal areas. The cleaning of communal spaces however is not great, also the windows are designed to be cleaned professionally from the outside and they have not been cleaned as they should. There are not many facilities in the building and the lift is out of order quite often which gets frustrating during busy times

There are excellent transport links, there’s also a hospital right next to the property. Excellent variety of local shops. The downside is the parking availability for those with a car

The quality of the wall painting and fittings in the flat such as the carpet which is horrible quality

The balcony. The balcony has a great size and the view is great especially in the summer
No cleaning services for the flat!
Design is average, good soundproof system. Property management is very poor. The flat and lifts are extremely filthy and we are paying service charges for no clear outline of how the fees are being used. Lifts are always out of service – but usually sorted out within 3-4 days.

The aftercare period started BEFORE purchase so when we moved we had only a couple of months’ entitlement to the aftercare service.
What is the best feature of your home:
Good location. Good soundproof system and quite floor. Although we can sometimes hear the people from upstairs.
Great development in great area
The building management has been great and are always prompt in answering our queries . I would highly reccomend network homes as a housing association. The building is very modern and spacious and has everything needed . The location is also excellent

We are generally happy to live in our place
The design of the rooms, setting room and balcony is very spacious. I would give a top mark to the Network Homes for being generous in this area. Facilities are okey but I would put a low mark on cleanliness particularly at the lobby of the building and in the lifts.

Our place is strategically located. We are just walking distance to Asda, Central Middlesex hospital, bus terminals, parking lot and just 10 minutes walk to Harlesden train station. But the sad part is that on the Acton Lane street near the crossing during the night there are people who would use the laughing gas it is evidence by the canisters scattered around the area.

We wish we had known that there is place along Acton Lane that caters the use of laughing gas which is very dangerous and scary for the residents particularly at night because we work in a hospital and we do lat shifts.

Very convenient being near the Asda, Central Middlesex Hospital and bus terminals.

Management isn’t good I have to admit. I wish the cleaning was better considering how much we apparently pay for it in the service charge. The security for the building in terms of fob key points is fantastic though! I feel very safe in this building. The design is fine, but the facilities themselves could be much better quality, rather than cutting costs. For example, the carpets being extremely cheap.

The main positives are the transport links, hospital and huge asda. However, parking availability is limited unless you’re an asda customer, and anti social behaviour is terrible. Gas canisters and horrendous litter will be less on the street in the morning.

I did know this before, but I would stress to people that service charge and rent can change a lot more than you think

Building management is terrible, its constantly dirty, the lifts are always broken, the doors the same, if something breaks in your flat, they never respond, you have to spend hours on the phone, they give you a four hour window, they don’t show up, another couple of hours on the phone etc

ASDA is 24/7 and huge. Other than few decent arabic groceries/bakeries and a really nice pub the area is just industrial

if something breaks in your flat, they never respond, you have to spend hours on the phone, they give you a four hour window, they dont show up, another couple of hours on the phone etc
terrible management, low quality and not maintained building
never respond to anything, never pick up the phone, when they do they spend half an hour in id check and then suddenly the line breaks. After min three four hours every time that it takes to report anything, the people they send never show up. Once they asked me to wait from Friday morning to Monday with the toilet not working

terribly, late, inadequately and irresponsibly. could not do worse
Overall happy
Nice development though communal cleaning is not great. The splash back in kitchen got instantly stained and when we tried to wipe it clean it wiped the the paint off so that was annoying. Happy with the rest of the work though. The layout is great, the kitchen units are nice and the flooring is good.

Great location and will hopefully only get better. Big Asda is handy and local Lebanese restaurants are lovely. Two train stations within twenty minutes walk.

That some of the paintwork was poor quality, especially in kitchen

So far no big issues . It is frustrating that we pay high service charge including window cleaning which has only been done once in a year plus. Service charge does not seem good value for money.
Lovely spacious flat
The flat is lovely and spacious with lots of light. The balcony space is wonderful. The carpets are not the best so I will be replacing them ASAP. All the other fittings are fine. Most issues with the building are resolved. Thr only issue is that there have been thefts of post due to a lack of a Concierge. A concierge would be helpful.

I’m really pleased to be living here. Transport links are excellent. The local area is excellent for facilities and recreation.
There can be some difficulties around getting repairs and it does appear to be the same faults. There has been nothing substantial since I moved in.
This is urban London so there are issues with anti social behaviour that yiu would expect. The area can become quite dirty however there are regular street cleansing operatives. Of course it could be cleaner but due to the surrounding areas being primarily industrial we do t have the usual high density population issues you might found in other developments.

This is zone 3 not zone 2 which was what was advertised.
How has the building management responded to any problems or issues you have raised:
They have done their best to be responsive. I find it difficult to get through on the repairs line so usually have to call on a day off. We have a residents what’s app group so sone one can always ring.
Excellent location, modern building and good value for money
Very modern building and modern flats. We have a rooftop garden which can be accessed by all residents as well as a smaller garden on the 4th floor. We have a fully secured car park too. The building management is responsive to all our queries and works well with residents to resolve any issues we may have

Excellent location – walking distance to 4 tubes stations including the Elizabeth line. We have a cinema , gym and a retail park all walking distance. Excellent value for money

The hot water and heating is run by Insite energy and cannot be changed to a different supplier although this has never been an issue
