I have no complaints about the design of my flat or the buildings

I have no complaints about the design of my flat or the buildings, which, in my experience, have always been kept very clean. Property management/those who work on maintenance are always friendly and happy to have a conversation. The on-site gym opposite sainsburys is a massive bonus now.

Please tell us about the good and bad aspects of living in your local area:

I have now been in my flat for over two years and I absolutely love it. Chiswick high street is a 10 minute walk, as is Acton town centre. The transport links via tube and bus are brilliant, London is extremely accessible from either Acton Town or South Acton stations. I have seen very little anti-social behaviour during my time here and feel very comfortable living here.

Please share one thing (or more) which you wish you had known before you moved in:

The under-floor heating - if left off for a long period of time - can stop working. This is especially frustrating in winter as the heating hasn't been on over summer and has required a fix both years. The heating pump can become stuck if not used regularly and the advice from the engineer is to run the heating at least once a week, even in summer.

What is the best feature of your home:

My space feels very comfortable, it is a nice spacious one-bed flag and the bathroom, living room and bedroom are all perfect in my opinion.

Living in my development is a mixed bag. The design is modern and sleek, which adds a touch of sophistication to the surroundings. However, some corners seem to have been cut in terms of construction quality, leading to occasional maintenance issues. Facilities are decent, however, the management of these facilities leaves something to be desired. Maintenance can be slow to address issues, and cleanliness standards could be improved. Building management is a bit hit or miss. While there are efforts to maintain security and keep common areas tidy, communication from management can be lacking. Residents often feel left in the dark about important updates or changes. Overall, while my development has its perks, there's definitely room for improvement in terms of building and property management. With better communication and more proactive maintenance, it could truly shine as a desirable place to live.

Please tell us about the good and bad aspects of living in your local area:

Living in my local area is alright, but it's not exactly thrilling. The range of shops and restaurants is decent, but nothing extraordinary. There are enough options to satisfy basic needs, but don't expect any culinary adventures. Bars offer a decent night out, but they lack the charm of more vibrant neighborhoods. Transport links are the saving grace here. The location is convenient for London-based folks, with easy access to buses and trains. However, occasional delays and overcrowding can be a hassle. As for living on my street, parking availability is hit or miss. There's noticeable traffic noise, which can be bothersome at times. Overall, it's an okay place to live, but don't expect anything amazing.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is the impact of traffic on air quality and dust levels in the area. During the viewing, the neighborhood may have seemed peaceful, but the reality of daily life in the development includes exposure to increased dust and air pollution from nearby roads. It's something to consider for anyone concerned about respiratory health or overall well-being, as it can affect the comfort and enjoyment of living in the area. Additionally, the constant rise in property prices was unexpected, indicating the desirability of the location but also raising questions about long-term affordability and future investment potential.

What is the best feature of your home:

The best feature of my home is its spacious and sunlit living room.

if LQ do not improve their service I really don't advise people to buy

I am writing about Verna building the private side . The building very nice well built my issues are the developer was not honest and explain everything for example heat and hot water they never said it is prepaid meter The flat does not have any landlines jack after sale they don't bother with any complaints not related to building warranty. On the other hand most problems with LQ the managing agent I moved is October 2022 I have a case with antisocial behaviours from that time they never take any action they don't answer any email contact person never available. If you listen to their voice mail first thing they threaten caller that they will hang up if they don't like the tone of your voice. Repairs takes longer time. You can never discuss any issue with a person specifically serves charge issue .most important thing to LQ collecting money without any disclosure.

Please tell us about the good and bad aspects of living in your local area:

Shops are very limited. no banks within 3 miles. street one side walk is beautiful on side walk across buildings really bad there is actually no side walk .transportation very good

How has the building management responded to any problems or issues you have raised:

Maintenance great, other issues they wash there hand and ask to deal with LQ

Please share one thing (or more) which you wish you had known before you moved in:

I should read LQ reviews before buying . Before you buy read LQ reviews

Great area and nice flats

Building design is ok, the flats are quite big and well divided, flats are also very well insulated so easy to keep them warm in winter. Housing association could be better and more proactive to keep the building well maintained. Not enough parking spaces for all residents.

Please tell us about the good and bad aspects of living in your local area:

Very good for public transport, just beside overground station and close to a couple of underground stations too. Parking is not great so better for those who do not own a car. Development is very close to a couple of green areas so it is quite and residential but also have a local supermarket nearby, close to Acton and Chiswick High Rd so lots of options for food and shopping. Area is great.

How has the building management responded to any problems or issues you have raised:

They acknowledge issues and try to resolve although not always as quick as you would like and for more complicated matters you might need to chase a few times to get things done.

Please share one thing (or more) which you wish you had known before you moved in:

Lack of parking in the area and lack of parking permits issue by the council, cladding issues.

The modern design is ok. I feel quite safe thanks to the several doors you need to reach our flat. There are some problems with deliveries, as it is not clear how to locate a flat. Sometimes there have been some parcels stolen. Very bad thing is that sometimes there is no hot water (amd therefore no heating), it would be also good to have this communicated via sms or email

Please tell us about the good and bad aspects of living in your local area:

Good: well served by public transport several playgrounds Bad: lack of restaurants and shops, low parkibg availability

How has the building management responded to any problems or issues you have raised:

They have always responded on time and given me the information needed

Please share one thing (or more) which you wish you had known before you moved in:

Not really, we asked and know everything we need to know
