In comparison to some of the newer developments, the facilities are poor as there is no gym, sauna, cinema room, communal workspace, etc.

The layout of the studio is good because the bedroom is segregated from the living room. However, the flat is extremely hot and there is no access to air conditioning.

In terms of building management, I have only been here a couple of months and they have already sent a plumber and a heating engineer to ensure everything is working accordingly. It would be extremely useful to have a concierge who accepts parcels.

Please tell us what you like and dislike about this area:

The location is probably the best aspect of the development because you’re 10 minutes away from the Jubilee Line and 5 minutes away from the DLR. You have a vast array of shops (including Waitrose, M&S, Gant, Zara, etc.) in the close vicinity. You’re also very close to nice restaurants (such as Burger and Lobster and Pizza Pilgrims) and coffee shops. In terms of exercise, there are some very close independent gyms and a PureGym a 10 minutes run away.

I can’t comment on parking availability but it doesn’t ever look packed full. Bins are collected regularly and there is little anti social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

The heat of the flat May have dissuaded me to move in. Since you cant leave windows open whilst at work, the flat is like an oven when you get home. Additionally, it would have been useful to know that the concierge is non existent.

How has the building management responded to any problems or issues you have raised:

I have had little communication with the building management team but they have acknowledged any comments and as previously mentioned they have sent professionals when necessary.

The development is nice however feels quite outdated. The old carpets and run down halls make the development feel quite like a budget hotel, however the flats themselves feel much more modern. In particular the kitchen and living areas in the flats feel very new and modern, whereas the halls of the flat building can tend to smell.

The social spaces around the complex are also a bonus, as the development features a lot of green space.

Please tell us what you like and dislike about this area:

The area is excellent, there are lots of shops, bars and restaurants within a short walk. The area also feels safe both day and night.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the ventilation systems within the building were not great. This has lead to internal bathrooms and en suites with no windows being quite stuffy and musty.

Spacious apartments with good water and sewage services. No issues with the bin collections. No in house facilities but other gyms are available just round the corner. Property management could be better as current concierge is highly unenthusiastic about any concerns related to the noise etc

Very centrally located with short walking distance to variety of supermarkets, cafes, gyms. Easy access to the tube station (jubilee and Elizabeth lines) as well as cycling paths along the Thames. Parking is available for residents.

Please share one thing (or more) which you wish you had known before you moved in:

I would highlight the noise and sound amplification from downstairs that sometimes disturbs the residents

How has the building management responded to any problems or issues you have raised:

Yes but not always in a timely manner. We always have to follow up and ask for contractors to come and check. Concierge isn’t very helpful in referring to the correct parties

Poorly designed building and spaces, absurdly hot in the summer

Facilities provided are:
– concierge: useless, as it’s far away from my actual building and they are always rude and unhelpful
– elevators: dirty all the time. But they are at least functional
– garage: cannot review it as my unit does not have access to it.
– garbage collecting area: works.

Corridors in the building are extremely hot, esp in the summer reaching up to 45 degrees Celsius. The apartments can also reach 45-50 degrees in the summer due to poor design, which renders them unlivable

Terrible landlord, nightmare experience in the apartment.

How has the building management responded to any problems or issues you have raised:

Landlord is unhelpful, leaves mold in the unit. Landlord refuses to replace broken equipment in the unit even though it was on the inventory list. Landlord ignores messages for multiple days.

Great place to live

I love the development, it makes you feel safe and gives a personality to your living location. There is parking facility and great shopping facilities around the development which makes it comprehensive.
I love the little green patch right outside the development where we can sit down and enjoy the sun. The hallways of the development are weirdly very warm all through the year for some reason, but otherwise all looks great. I have had a few, ‘not very helpful’ situations with the concierge which left a bad taste with me.

I am a big fan of this area, extremely well developed. The beauty is, it is the popular Canary Wharf – known to be very posh and commercial. But when you actually live here, you get to understand its got a character than just being ‘commercial’. I love how one side of the river is just big buildings and offices while you walk around and discover hidden spots that make you feel close to nature.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the parking will be an additional cost overand above the said rent, and I wish I knew that the bills would range to about £250+ per month.

If there is one thing you would change about your flat or property what would it be:

A helping concierge service and preferably more coffee shops near the development.

Great location if you work around + transport, facilities. Unfortunately a very noisy environment and pretty mixed neighbourhood. Quick access to the shopping facilities but not enough of the green area. Very safe as most of buildings around are private snd CCTV monitored, feel comfortable walking alone and using night tube. Living with a family perhaps isnt the best choice due to limited amount of playgrounds, gardens etc. Building is quite new and meets price vs value criteria, especially compated to prices for apartments in West London. Overall no issues with heating, water and quality of the furniture.

The building is nicely designed and the apartments are pretty spacious with large living rooms and good size bedrooms and bathrooms, specially considering the area is so close to central. The building management responds quickly to any queries and gets issues resolved quickly.

The development does lack some facilities i.e most of the nee developments have an in house gym which this one does not include

The area has many local stores such as Co-Op/Tesco only a 2 minute walk away as well as amazing coffee shops, bars and restaurants all within a 10 minute walk. The area is very clean and lively.

The street has been closed as a liveable street so there is almost zero noise, the bins are collected daily and there is some parking available, however it is paid during the day time.

It’s a good place to live and is nicely locates on the area. I didn’t have any issues.

If there is one thing you would change about your flat or property what would it be:

Gym included within the premise as this gets very expensive. Everything else is reasonable or good.

Super convenient for canary wharf- 2 transport links – DLR and jubilee – 24 hour service on Friday and saturday. Tesco super close and close proximity to shopping malls. Great shops and range. Very close for work.

Very convenient with all the supermarkets. 2 Tesco asda co OP and waitrose. Quiet area as its properly residential . Safe area. Anything you need amenities wise is in canary wharf. Spoilt for choice. Stratford city close for shopping mall (15 mins).

10 year old building but interior is great quality and communal areas well looked after. Spacious for cost.

Fantastic asda 10 mins away tesco 2 mins away 5 mins for dentist 8 mins hairdresser 8 mins for doctor. 24 hour travel on buses and weekends 24 hour. Great for running around. Really well insulated – been here 4 years never switched heating on, bit hot in summer. Diana and Abdul the concierges are brilliant

Dislike the smell of marijuana , very often around
Edgy area but quite like that
