Upper Riverside is a large residential development in the heart of Greenwich Peninsula. It is one of Greenwich Peninsula’s new neighbourhoods located alongside the River Thames. There are five buildings in the Upper Riverside development, with a unique design approach in each building. The development is only a 17-minute journey to Bond Street on the Jubilee Line.

No.1, No.2, No.3, No.4 and No.5 are all buildings in the Upper Riverside development in Greenwich. No.4 Upper Riverside is a Build to Rent building. Residents across all five buildings can enjoy access to the resident’s club for a range of facilities and amenities. These include a pool, a gym, a sky view terrace, cinemas, a dining room and various co-working spaces.

Where do I start?

Upperriverside and the surrounding area really break the mould when it comes to the standard they provide!

We recently moved from Canary Wharf with the hope Greenwich would bring activities and community, and it certainly delivered.

Concierge for all 4 buildings in upper riverside are so helpful and friendly. We’ve been here since July and they’ve helped us every step of the way. Our flat is ultra modern, and as we are the 18th floor, the views of London are breathtaking.

The aftercare team have also helped us with any little requests we have made about the flat & management always take the communities feedback on board.

Our apartment is ultra-modern and perfect for a couple working in central London, as the commute is only 20 minutes to Westminster and 25 to Marleybone – ideal for a stress-free morning commute.

I’ve never been part of such a community where everyone is so happy and ours neighbours are all friends- it’s great!

We also know people that live in the Lighterman and Besserman who regularly enjoy workouts with us and take walks with them to enjoy the many parks in the surrounding area.

There is so much to do! Our favourite bar has to be Ardoa, their wine and food is incredible. We also love a long walk down the river where there is an ecology park, perfect environment for relaxing on the weekend.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to have had more knowledge on the services available (The tide). I’m now a member and go frequently, as I joined through a friend.

What is the best feature of your home:

The best feature has to be the views from our balcony and rooftop terrace.

No 4 Upper Riverside Review

The design of the building is modern and clean, it has high end furnishings but doesn’t comprimise on comfort and space. There are plants and mirrored furniture that give the feeling of space and make it truly luxurious. The facilities are something that stood out to me the most, the gym space and equipment and then the full length pool and changing rooms are something you’d see in a high end gym but yet are right on your doorstep.
Property management has been fantastic and attentive, they’ve answered emails and couldn’t have made my move more smooth,

No 4 couldn’t be situated in a better location, it’s proximity to the 02 with all the shops and restaurants is incredible, the tube is close by and you can be in Canary Wharf in 5 minutes. The tube is on the jubilee line and has great access to where you need to be. Theres a lovely little haven of a green park close by and is great to take some time out of the hustle and bustle of busy life.

The actual apartment layout. I saw the floor plan but I hadn’t been able to see my apartment itself so was hard to imagine where items would be,

How has the building management responded to any problems or issues you have raised:

They have always tried their best especially in light of COVID-19 they have done their best and answered questions and sought to reach the most applicable solution

GRW Peninsula, a façade: A lot of nice stuff covering low quality and very poor service

The development is good, but some things are a facade of very low quality aspects.

The gym, the pool, concierge, perks are quite good and one of the main reasons I’d find difficult to move. The flat spaces and design is good, living comfortable.

The quality of materials used is extremely disappointing. Walls get scuffs and marks just by staring at them, furniture provided is extremely cheap and uncomfortable.

Landlord hasn’t cleaned the windows in over a year; making it disgusting to look outside when the sun is setting.

The service from the landlord and the management company is below par.

The local area is good; with the O2 and its range of shops Is very convenient. In addition, the park, local pub and being next to the Thames is quite nice. I like it here.

Depending on the Jubilee line is not bad at all and North Greenwich has a large range of bus routes to take you almost anywhere.

Please share one thing (or more) which you wish you had known before you moved in:

Quality of wall paint, quality of furniture, sactual support I could be expecting, how often do they really clean the windows.

If there is one thing you would change about your flat or property what would it be:

Quality of wall paint, furniture, much, much better service.

Modern Chic Riverside lifestyle

We love the design of all the buildings, and especially in building 4 which comes fully furnished as a ‘build to rent’ … I would describe as modern, chic, and Scandinavian….very upscale but simple and on trend. Concierge team are very friendly, helpful, and I enjoy getting to know them and seeing a friendly face every day. We have made friends in the building…you can create a social life here if you want it. The facilities have been open on and off during the Pandemic, but managed well. The terraces in each building have fantastic views and plenty of space, and you cannot beat a heated indoor pool in central London! Buildings are dog friendly, areas are kept up daily, very clean here, and when things go wrong in flats the management team are quick to respond.

The best thing about this area is being right on the river, and most of the flats in the upper riverside buildings have a beautiful view of either the river, skyline of Canary Wharf, or over the O2. Transportation is plentiful which makes living here just as exciting as living in the most central of London (Jubilee line which arrives every 60 seconds so you dont need to plan your journey, the Thames Clipper boat at your doorstep, the Emirates Cable Cars, and extensive bus system….or you could walk along the river all the way in to Greenwich!) More boutique style restaurants, cafes, and even Farmers market now opening up

Please share one thing (or more) which you wish you had known before you moved in:

really difficult to book Cinema room, so don’t rely on it, and the area attracts a lot of people visiting from outside areas…they can leave litter, be very noisy, less respectful than actual residents

What is the best feature of your home:

Beautiful wood floors, pretty painted walls, nice carpet, gold features in kitchen and bathroom, lovely sheer curtains in main rooms and blackout shades in bedrooms

A year in building 4

Facilities are okay. The booking for the cinema room is hopeless and it is always booked out weeks in advance. The limit of two dates/household needs to be enforced. The pool is not big enough for 5 buildings now. The reception area with coffee machine is nice in B4. the B4 gym is great. It would be nice to have some loungers on the B4 deck and for this to be open not having to book. I think the flats themselves are small for the money we pay. The paint on the walls marks very easily and some of the furniture is cheap in quality. The sofa was aged in a week. I do like the colours and the overall design and layout of the flat but it could be more hard wearing against wear and tear. Property management has been poor at times with little communication on some key issues. The Hub roll out was a bit of a disaster. Waited a year for bedside lamps for these not to match our decor at all (blue walls, blue bedside tables, pink bed frame). We have heard the check out process is ruthless.
However we have been happy here so far and look forward to seeing how the area improves post covid.

I think there could be a lot more local to us. We have heard great companies have been turned away such as Gail’s and Waitrose which would have added so much to our local area. Ardoa is great but not enough – more needs to be added to bring more residents and visitors to the area. Transport links are good but parking could be more affordable and open to residents and restricted guests. Difficult to comment on noise and anti social behaviour as the o2 has been closed since moving in

What the furniture would be like, how long it would take to arrive. How we can book the facilities and how this is made fair amongst residents of all buildings. How expensive and difficult parking is for residents.

How has the building management responded to any problems or issues you have raised:

Reasonably – as stated before they came round to repair our window and our door handle which fell off. No other issues been raised really.
