Please tell us about the good and bad aspects of living in your local area:

Excellent staff. Great environment, really good concierge service not 100% 24hr but very efficient. Thanks

How has the building management responded to any problems or issues you have raised:

Not that fast but efficient enough and well performed.

Please tell us about the good and bad aspects of living in your local area:

It is located in town centre, next to bus and train station which makes it ideal location. Visitors can park in a car park which is 3-4 minutes walk away. Bon collections are regular. Drawback is that resident have to pay monthly for car parking in basement.

How has the building management responded to any problems or issues you have raised:

They have been very efficient in responding to our queries or concerns, and solving any problems.

Please share one thing (or more) which you wish you had known before you moved in:

Our appartment has good amount of furniture, but we know from our neighbours living in same building that they have got one or two chairs less than us, so be mindful you get everything furnished as mentioned in advertisement.

Unhappy resident

Mrs Brown (Tenant)

The Factory Quarter, W3

Apr 2025

Please tell us about the good and bad aspects of living in your local area:

Rent and service charge is very expensive. Service charge is too much for very little in return. Management is appalling with unfair treatment towards residents. Parking is only for mainly for disabled residents. Parking for non disabled residents is 8mins drive away from homes although parking was given at the start of agreement. Concierge staffing has been reduced so if there’s any issues in the late evening, there’s no one to assist although this was a promise when they built these homes. Energy prices are way too expensive for a small flat.

Please share one thing (or more) which you wish you had known before you moved in:

That management would change rules as and when it’s suited to them rather than in the best interest of current residents

What is the best feature of your home:

Open space to relax outside. Close to local transport

Lovely development, needs some shops/gym/better facilities - don’t want to wait until new station opens

Oaklands Rise, NW10

Apr 2025

Please tell us about the good and bad aspects of living in your local area:

Very responsive team on site and concierge facility which is helpful. The development looks great and is maintained well. Once the Old Oak Common Lane HS2 station opens (not for a few years yet) the area will come alive, but at the moment is a bit bleak - no shops on site bar a community centre cafe and lots of temporary traffic lights to get through when travelling home

Please share one thing (or more) which you wish you had known before you moved in:

That the station is further delayed in opening, and there are no food facilities on site

What is the best feature of your home:

The design and quality of the fittings. Also the roof terraces - really lovely views and well kept planting

Please tell us about the good and bad aspects of living in your local area:

It’s a very good area to live with family, specially if you have kids. Lampton park is just around the corner

Please share one thing (or more) which you wish you had known before you moved in:

Walking distance to tube station. H20 busses literary parks outside our building.

What is the best feature of your home:

The park, balcony facing the park is the best thing.
