The Group ended up establishing Manchester Life as a joint venture with Manchester City Council. Good location, reasonable price, poor execution

Design and fit-out:
The design of the flats looks nice on the macro level but once you start living here you notice that things that are poor.

Kitchen – The low cupboards directly over the sink cause discomfort when washing up as you can’t really get close enough to the sink. The oven and the fridge are right next to each other which I suspect is causing a lot of inefficiency in terms of energy usage.

Bathrooms – The shower trays have all been installed the wrong way round so they drain towards the centre of the room rather than towards the wall, this results in getting water on the bathroom floor pretty regularly. Management also refuse to admit that they installed them the wrong way round even though on the manufacturers website all of the drains are close to the wall rather than close to the room side. They try to fix this by putting a small blob of sealant on the room side which does very little and looks terrible.

Paint – the paint on all surfaces flakes off very easily (you can touch it and it’ll come off on your hand) so expect to be cleaning paint off the floor on the regular, I suspect they neglected to use primer before painting.

Windows – the windows are of poor build quality, the mechanism that locks them is pretty flimsy, we have had them replaced twice in the last two years once the window gets stuck shut.

Facilities:
Gym – The gym is well kitted out for a residential gym with weight machines, treadmills, cross trainers, rowing machines, medicine balls and mats. Only complaint here is many residents don’t wipe down equipment after use.

Communal Area – Nice looking communal space with free tea and coffee.

Concierge – The concierge team are great, always friendly and happy to help out.

Management:
Management of the building is generally poor. The maintenance system is not well suited to busy professionals – they won’t give you a specific time when they will come to your flat to perform maintenance which makes it very difficult to schedule work meetings around so that you are available. I would rather they came in multiple specific time blocks rather than trying to get everything done at once.

The area is great in terms of amenities such as restaurants and shops etc. Recently there have been issues with crime in the area since lockdown and it has taken a while for the police to do anything about it.

Please share one thing (or more) which you wish you had known before you moved in:

Switch your energy provider as soon as you can, they put you on Ecotricity to start with which are expensive and have terrible customer service – just look at their trustpilot page and you’ll see what I mean.

What is the best feature of your home:

The best feature of my home is the fact that it was unfurnished – if they furnished it I am sure that it would be as un-ergonomic as the rest of the flat.

Cotton Field Wharf

The design of the building is quite modern with a good bedroom and wardrobe layout however The bathroom design is a bit like an aeroplane toilet and the execution is not up to standard. Windows constantly break.. the floor is peeling up everywhere.. the air vents don’t work and the doors slam so hard everything falls off the wall.
The maintenance and concierge staff themselves are always friendly and helpful however I think any higher up than these the people just do not care. There is constantly people parked in other peoples spaces.. homeless people coming into the building who don’t live there.. one even made it all the way into the club room and set up camp in there for two days before stealing the television!!!! Talk about not feeling safe in your own home.. what exactly are the concierges doing if they don’t even notice this!! Parties until all hours of the morning which the concierge do nothing about when told.
The list really does go on!

Please tell us what you like and dislike about this area:

The area could be lovely with the canal outside and the green area opposite however it is over run by the homeless and people from the council estate that is just around the corner which turns the area into an unwelcoming place to be! Constant screaming at night.. fights.. robberies.. police being called you name it!
The only good thing about the area is it’s closeness to the city centre and the two shops underneath the apartments.

Please share one thing (or more) which you wish you had known before you moved in:

That it is not a safe building to live in.. the concierges and security measures are not up to standard. The area is not a nice place to live

How has the building management responded to any problems or issues you have raised:

When raising noise complaints the concierges just past the buck around to each other and nothing gets done!
However in terms of maintenance for the most part things have been fixed in a relatively timely manner.

Home in the City

I love the building, the design in the flats is simplisitc so that it a personal touch can be added to suit anyones taste.
I’m in a 2 bed in line and its great that both rooms are the same size! The only downside is theres isn’t masses of storage but that’s quite common in a flat, and in CFW its the first flat I’ve lived in where they do actually have a storage cupboard that’s empty in addition to a utility cupboard!
The concierges are great – but unfortunately change quite a bit, when I first moved in we had the same people working the desk and it really gave for a homely vibe. But even so they connect all the dots and do great jobs.
The management are okay as far as management go – I don’t have much interaction with them. However, on the odd occasion I have the theme seems to be that its hard to get a response if its something they aren’t interested in.

Being on the doorstep of the marina is fanastic, and oasis on the outskirt s of the city so you get the best of both worlds.
Within the ground floor or the building and a stones throw over on ancoats square/ blossom street all the independent bars and food places, and places like Ancoats General Store really give it homely vibe.

Please share one thing (or more) which you wish you had known before you moved in:

That the geese are VERY loud about 5am in the morning in summer – buy a fan, don’t open your window.

AND, the heaters in the flat use alot of electricity, so it can be cheaper to be a plug in radiator!

If there is one thing you would change about your flat or property what would it be:

The constant changes in concierges – I really enjoyed knowing the people on the desk day to day at the start of living there.

Positive aspects but room for improvement

Good aspects:
1: The concierge team is the best! We hope they are well paid for their exceptional service.
2: Room design is simple but effective (especially for house sharing)

Things to improve:
1: Quality of build e.g we are the 1st tenant in our apartment, and there were already cracks in the plaster and laminate peeling off the kitchen island surface that we had to point out during flat viewing

2: The gym and clubroom could be better. Some additional weights equipment for the gym, and games such as pool or table football for the clubroom would be great. Residents have their own TVs and sofas in their apartment so there is little reason to use the clubroom.

3: Management staff could be more helpful and friendly. We understand that they have to deal with a lot of issues but that does not justify some of the attitudes residents have received when approaching them.

Good aspects:
1: Good selection of shops and restaurants
2: Good access to public transport

Bad aspects:
1: Cutting Room Square attracts large crowds, which generate noise and litter.
2: Parking is difficult due to visitors to the area
3: Lack of green space for local residents

Please share one thing (or more) which you wish you had known before you moved in:

We were unaware of the extent to which the ground floor units would be used for commercial purposes and the commercial and residential develpments to the surrounding area, which have rapidly turned a quiet area into a busy and sometimes congested space

How has the building management responded to any problems or issues you have raised:

Issues we have had within the flat have so far been dealt with adequately, although we are aware of other residents who have had difficulties with building management
