Manchester Life was formed when the Abu Dhabi United Group came to Manchester in 2008 to regenerate the Manchester City Football Club. The Group ended up establishing Manchester Life as a joint venture with Manchester City Council.     I love it, having everything you need in the building is fantastic. I feel safe all the time and so easy to get anything delivered and it won’t go missing either. The staff are always lovely as well and they get eveything done straight away. Would defy recommend it to anyone.

    Please tell us about the good and bad aspects of living in your local area:

    The area is just getting better and better, there’s more people around but it just gives off such a good vibe. Having the cafes and bars downstairs is just amazing too.

    How has the building management responded to any problems or issues you have raised:

    Really well, you put it on the app and they come and fix it within 24 hours.

    Nothing really, it can get a little loud on a weekend but it is in the city centre and worth it

    The design is good , has easy access points to all parts of the building including multiple lifts and staircases. Having the two blocks with the garden part in between is also handy and easy to access. The parking is ok but you can only have one car registered and they don’t like you coming in to drop off anything with your car.

    Please tell us about the good and bad aspects of living in your local area:

    Close to the centre of Manchester, good range of local bars, pubs, restaurants and shops without being central. Transport links are close. The crime in the area isn’t great, a lot of cars smashed and people’s personal belongings stolen.

    How has the building management responded to any problems or issues you have raised:

    They respond within a day or 2 and usually get fixes in place pretty fast.

    About the building works that were happening next to us for a year that was creating a good amount of noise daily

    Design is super clean and modern, I like it! Concierge is brilliant, always super approachable and friendly. Post and parcels are secured in mail room whilst at work. I don't have a parking space but when I needed one, they always arranged a temporary one for me. Really accomodating and really made the flat feel like a home.

    Please tell us about the good and bad aspects of living in your local area:

    Excellent choice of local bars and restaurants. Really nice vibe to the area. Short walk away from New Islington tram stop so transport links are easily accessible. 20 minute walk away from the Arndale where there is an even larger selection of shops and supermarkets.

    How has the building management responded to any problems or issues you have raised:

    I only had minor issues like paint touch ups, but they were always on the ball with fixing them.

    Please share one thing (or more) which you wish you had known before you moved in:

    How good it was! I've never said this about a letting agent but it almost feels like they undersold it.

    Quality way of living in Manchester

    The building is secure and has amazing amenities such as the lobby and the tenants club room as well as the gym. Staff and management are always very helpful, kind and take extra good care of the residents. We never had any issues or nothing to complain about during the 3 years residence in Smiths yard.

    Amazing building and facilities in the heart of city centre. Many bars and restaurants close by as well as grocery shops. The location is ideal.

    How has the building management responded to any problems or issues you have raised:

    Always had a prompt response on every issue we had from local tap dripping in the bathroom to alarm battery maintenance.

    Overall colder flat than expected due to being next to the bin room. The windows despite new are not well sealed so it's causing issues over the winder

    The building is smart and tidy; it doesn't compare to some of the more new luxury developments in terms of expensive finishes but it is safe, functional, and well maintained. The flats are really well designed and planned, plenty of storage and good layouts for a variety of uses (e.g. roommates, couples, WFH etc). The concierge staff are very helpful & seem happy to be there, and maintenance has always been prompt (and no additional costs). The lack of intercom is a little annoying, but there are phones in the flats that allow the concierge to call you so grocery deliveries/cleaners/guests/etc can still get to your flat door without you having to go downstairs. The best feature of tenancies here is the rent increases are capped in your contract - we take on 2 year tenancies which increase every 2 years by 4%. This is unheard of, and because the rest of the market is increasing at the rate of inflation, there are flats in the building with fewer bedrooms coming back on the market now for the same price if not more than we pay. This is a very cost effective place to live if you plan to stay for over 2 years.

    Please tell us about the good and bad aspects of living in your local area:

    There is so much to do on your doorstep in Ancoats, and you're so close to NQ and the city centre. In 2 years I've experienced antisocial behaviour once, generally I feel very safe though and local noise (traffic/revellers) is not an issue. The one annoying thing is that the local council are trialling one way and pedestrian measures in the area that has made it difficult to get to the front door and car park. These measures are due to be reviewed in June 2024.

    How has the building management responded to any problems or issues you have raised:

    Promptly and effectively, even when we caused the problem.

    Please share one thing (or more) which you wish you had known before you moved in:

    There is no inventory done when there is a change of tenancy (as in, when you take over a resident's tenancy before their contract expires). It will probably be fine, but I wonder what the landlord will do about pre-existing damage when we move out.
