Well connected to Manchester’s transport network, with buses, trams, and trains all within walking distance
How has the building management responded to any problems or issues you have raised:
Building management has generally been responsive to issues raised, though some concerns—such as the limited gym facilities and restrictions on personal equipment—have not yet been addressed
Please share one thing (or more) which you wish you had known before you moved in:
Before moving into Lampwick Quay, I wish I had known that the gym facilities were quite limited and that residents are not permitted to bring their own equipment, as this impacts the usability of the amenity

Please tell us about the good and bad aspects of living in your local area:
Great location on the Ancoats canal. Completely pedestrianised outside of the flats, with coffee shops, bakeries, hair & nail salon, pub and wine bar, in 2 min walking distance. Tram stop is only a 5 minute walk. There is also the doctors and pharmacy just 3 mins away. Cutting room square is also only 5 mins walk away and has some of the best restaurants in MCR. For supermarkets there’s coop and Sainsbury’s either side of the canal, or a large Aldi just over a 5 minute walk away.
How has the building management responded to any problems or issues you have raised:
Good. I’ve raised a number of maintenance issues over the 4 years I’ve been living here, and the team that come out have always been great and fixed the issue.
Please share one thing (or more) which you wish you had known before you moved in:
When the concierge needs to take their break within their shift, there is no cover on the desk. So during this time you will not being able to collect parcels or get in touch regarding anything urgent (not a big deal, but can’t think of many things!) Only other thing is you have to come down to collect visitors, friends, family - you can’t buzz them up or let them through any doors via the phone in the apartment.

It’s so close to everything, it has very nice local restaurants albeit pretty expensive. It also is next to the canal which is nice.
How has the building management responded to any problems or issues you have raised:
They have always been very timely with repairs and checks.

Rent may increase without extra services and additions to living quality.

A vibrant space within 8 minutes walk of the tram or 14 minutes walk of the city centre. The parking is not included in the rent. The area feels safe at night, although you will hear a lot of geese honking on the marina!
How has the building management responded to any problems or issues you have raised:
Repairs have been organised very quickly when I've requested them requested them - because all flats are the same, they usually have the parts that they need to repair very quickly.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I'd known that the top floor flats could be slightly colder than the other floors because the roof is exposed to the elements. If I was picking an apartment from the beginning, I pick one on the 7th floor.

The location of Cottonfield wharf is great as it’s right on the marina & there is an Aldi a 5 minute walk away. There’s always little independent bakeries & bars directly under & next to the building. Parking availability isn’t great and you have to pay £115 per month for a parking space & this does not allow for guests as it is registered to a number plate.
How has the building management responded to any problems or issues you have raised:
Maintenance issue are usually dealt with fairly quickly but when it’s regarding contract renewal it can become more difficult
Please share one thing (or more) which you wish you had known before you moved in:
If you’re living in a flat of multiple occupancy with somebody you don’t know, it would be worth considering schedules as noise in the communal space can quite easily be heard from the bedrooms
