Lived here for a year now and it’s been everything I’ve wanted. Location, size, standard of accommodation all perfect for me. Only qualm is I reported a broken tap handle and loose toilet seat (the only issues I’ve had living here) over a month ago and still haven’t had anyone out to look at it. I get the impression that this is pretty typical. Other than that, really happy here.

Please tell us about the good and bad aspects of living in your local area:

Location is perfect, relatively quiet and well kept area only a short walk from the centre. Lovely to walk along the canal in the mornings or on a lunch break. Co-op shop next door is very convenient, Aldi is less than 10 minute walk. Windows are really effective at blocking noise of cars over the cobbles.

How has the building management responded to any problems or issues you have raised:

Haven’t met the landlord! But my experience has been that I reported a broken tap handle and loose toilet seat well over a month ago and haven’t heard anything. When jobs are done they do seem to be done well though.

Nothing really! Everything has been as it seemed and to be expected.

Property facilities are good. Concierge team is great - strong factor for staying as not all Ancoats apts accept post, plus concierge team super friendly & make you feel safe having someone around 24/7. Property mgmt team service not great, v unhelpful & unfriendly.

Great local area lots of restaurants & bars. Street parking is a problem - lack of - and also very little green space - myself and many neighbours would sign the petition to convert the old retail park into a green space.

How has the building management responded to any problems or issues you have raised:

Maintenance wise they are quite helpful and fairly quick.

Please share one thing (or more) which you wish you had known before you moved in:

That prices would go up regardless of your contract and that the property mgmt company has no regard for how this might impact tenants during cost of living crisis - they continue to put up the rents even though everything else is already increasing.

the building itself is quite nice, with a gym, and a club room for residents to use. Property management has been ever more of a let down year upon year. They don't reach out to any of the residents unless they want to hike the price of rent / parking up.

great area to live with a short walk into the city centre. a few restaurants and bars open in the area. there are often young kids & opportunistic thieves which come into the car park and take phones off people walking in the area.

How has the building management responded to any problems or issues you have raised:

They have responded to the issues by advising that they proactively work on them but we have yet to see ANY evidence of the actions they have supposedly taken, yet they increase the costs despite not offering a proper service such as a working parking gate.

Please share one thing (or more) which you wish you had known before you moved in:

Which I had seen all areas of the building prior to moving in, such as the refuse area and green space as this is often in a state. (due to misuse of other residents/pets within the building)

Lived in Smiths Yard for 4 years. The building is lovely, the flats are perfectly designed for sharers. Property management is really good and problems are fixed quickly when reported. Facilities are good including secure bike storage and a club room.

Living in the middle of Ancoats you are surrounded by bars and cafes but the noise levels are still low. Not a lot of parking but supermarket and gym are in walking distance.

How has the building management responded to any problems or issues you have raised:

Building management responds to issues promptly and we are kept updated.

The design of the flats is great and they are well built, the soundproofing is excellent too which is really important to me m. Comes with fibre wi fi already and it’s really quick and Ecotricity on a smart meter already set up. Virtual viewings are handy too if you struggle to make it in person

The area is perfect - next to the canal and loads of great local restaurants and pubs about 10 minutes away

How has the building management responded to any problems or issues you have raised:

That’s my only criticism really, you do have to chase if you have maintenance issues. All staff on reception are really nice though

Fruit flies in the summer unfortunately, on the plus side though they are warm and I don’t ever need the heating on in winter
