Attractive estate in a good location

Good location right on the edge of the Lake District National Park and within walking distance of Cockermouth town centre. Parking isn’t a problem as each property gets at least 2 parking spaces. The estate is quiet and peaceful and our neighbours are friendly and helpful.

Please review your development:

Attractively designed development and a nice place to live. The houses are well designed and good quality. Phase 1 seems to have more space between plots and less densely filled with properties.

The annual property management fees seem expensive for the very little gardening/maintenance of some of the common areas that actually takes place. The road layout and design is illogical as Ellermire Drive is narrow and doesn’t have pedestrian walk ways just soft grass verges yet it is the shortest route for many and hence is heavily used which creates dangers for pedestrians. This needs addressing.

Please share one thing (or more) which you wish you had known before you moved in:

That the service strips ( the grass verges on Ellermire Drive) don’t belong to us and we can’t do anything with them but we are expected to keep them neat and tidy. But they get driven over by delivery drivers and start to get rutted and muddy.

How has the building management responded to any problems or issues you have raised:

Yes multiple minor faults which have been rectified in most cases.

Location amazing, house nice but small, DAMP issue needs resolved!!!

The location is excellent, 15 minute walk into town. However the first part of the cycle path on the estate need resurfaced it is very messy after even light rain.

Please review your development:

I have lived in our house from new and it is 5 years 2 months old and the damp in our house is dreadful. I reported it to Story home who basically just replied to say it is over 2 years old!!! Is that a joke, you get better warranty with a car!!! Our bathroom ceiling is covered in mould so we have had to erect cladding to cover it, our bedrooms are also covered in mould.

Also the top of our stairs there is a huge damp patch, what we thought was a leak, upon inspection, removing inches and inches of plaster then a brick, they discovered Story’s have missed lots of insulation and they think this could be the case all over the house, hence the damp everywhere.

So the full house needs drilled and inspected from the outside and filled with insulation we imagine. Luckily we don’t have to pay for this but I also don’t think Home Group should either.

I wish I knew they warranty cover was only 2 years!!!!!

How has the building management responded to any problems or issues you have raised:

They have been great with this dreadful damp issue we have but it still is not resolved as the house wasn’t fully insulted !!! This is not their fault

Great area to live. Beautiful views and great access to the lakes. Everything is in easy walking distance.

Please review your development:

We’ll presented houses but disappointed that some areas of estate grounds don’t get looked after by the management company or the council. Who looks after these? Are the home owners expected to upkeep them? I don’t know.
Well designed house and nice curb appeal.

It would have been informative to have been told the amount of home housing on the estate.

How has the building management responded to any problems or issues you have raised:

Responded politely but not had many issues to raise.

The area is developing with more areas for the children to play being added. It’s quiet and friendly with some traffic noise but this is minimal

Please review your development:

It’s a nice looking area with open green areas which are maintained well. It is still a work in progress as areas are still being built and roads are unfinished but generally it all looks good and if it is completed to the same standards then it will be lovely

Walk around the whole development at different times and days to get a feel for it

They haven’t had to. I’ve not needed to raise any issue
