Please tell us about the good and bad aspects of living in your local area:

I have lived at Zenith Close for 11 years. There have been numerous managers over the years. When issues have been reported to a current manager nothing is resolved and they resign. Then you have to repeat the same process again to a new manager. When raising repairs you will get a reference number take a day off from work and no one turns up. So on many accessions I have lost income due to them being incompetent. The building is in a state of disrepair. Walls need to be painted in the communal areas. Lift constantly breaks down. One the lift broke down due to a heating pipe bursting. They took 72 hours to repair the leak the lift was out for 2 weeks. And the emergency lighting was out for a whole year. Carpets need replacing although several managers said that this will happen but never transpired. I want to move but when I have had people view my property they are let down by the state of the building. For the first 5 years I was paying am additional £30 per week for service charge. The contract stated that service charge money would be for the up keep of the buildings gardening washing windows etc. They have only planted new plants in the garden in 2025. When the development has been opened since 2013. So in hindsight they have never used the money well or for what it should be used for.

How bad Nottinghill Genesis were as an organisation.

What is the best feature of your home:

My home is nice but the block lacks up keep and is really run down.

I really enjoy living in my area — there’s a good mix of local shops, cafes, and restaurants that cater to different tastes, and several green spaces within walking distance which make it great for relaxing or going on walks. Public transport is generally reliable, with frequent buses and train links into the city, though it can get crowded during peak hours. On my street, parking can sometimes be tight in the evenings, but bin collections are consistent and the area feels safe overall. Noise levels are low apart from the occasional passing traffic, and neighbours are friendly, making it a pleasant and convenient place to live.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I’d known before moving in is how limited the parking can be, especially during evenings and weekends. It would have helped to plan ahead for visitor parking or alternative spots. I also didn’t realize how much sound can travel between units at times — not a major issue, but noticeable. On the positive side, I’ve learned that the management team is quite responsive and the community is friendly and considerate, which makes day-to-day living much smoother. I’d definitely advise new neighbours to get to know the management app or portal early on — it makes reporting issues or booking facilities much easier.

What is the best feature of your home:

The best feature of my home is the spacious open-plan living area, which gets plenty of natural light throughout the day. It creates a warm and welcoming atmosphere that’s perfect for relaxing, entertaining guests, or spending time with family.

I have lived in Zenit Close for 3 years and I strongly advise everyone to avoid this place. The building is dirty, smelly and badly managed. There are rats, mice, urine, vomit and rubbish in the communal areas on a regular basis. The carpets are around 10 years old, filthy, stained and smell disgusting. We keep hearing “carpet replacement is planned”, but nothing ever changes. The lifts and stairwells often smell of urine and sewage, and the underground car park has been flooded many times. A sewage leak has been left for months with no proper fix. It is shocking and far below any basic living standard, especially in a major city like London.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known before moving in that nobody cares about the building or the residents. There is no community, no cooperation, and communication is virtually nonexistent. The building is in terrible technical condition—hidden issues like endless unresolved repairs, broken ventilation, scorching apartments over 33°C in summer, and lack of fresh air seriously affect daily life and health, yet no one ever warned me about any of this.

What is the best feature of your home:

The best feature of my home is the location and the initial appearance, which can be quite misleading. On the surface it looks modern and appealing, but unfortunately the reality behind the walls and daily living experience tells a completely different story.

Please tell us about the good and bad aspects of living in your local area:

When I moved to Zenith Close 10 years ago, Colindale was not as over-populated. The proximity to shops and the station was the main selling point for me. The downside of living in Zenith Close is the anti-social behaviour from residents and non-residents. The easy access to the estate seems to be a real magnet for all forms of anti social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

I loved the fact that we have an onsite concierge service. Their presence makes me feel secure as a resident and they have also proved to be helpful when dealing with inconsiderate neighbours. However, it seems that the concierge service is not one that all residents appreciate as their working hours have been reduced. This is not good for Zenith Close!

What is the best feature of your home:

My winter garden - a refuge from the chaos of life in Colindale

Many local facilities but local crime can be worrying. Many supermarkets are local with one being open 24 hours and short walk to train station

That the concierge hours would me lowered as it makes me feel safe having them there.

The best feature of my home is that it is very modern.
