X1 is okay if you never have to speak to the property managers.

Quiet, close to the city centre and spinningfields, staff are nice and chatty and neighbours are nice, respectful and mostly considerate. No issues there. Worst experience with property managers ever. They do not try to fix your issues and are condescending to you.

Please tell us about the good and bad aspects of living in your local area:

Close to the city centre and Spinnningfields. Busses are right Infront of the flat so also easy to get to the city. Only issue is it's inconvenient to get to Piccadilly by public transport.

How has the building management responded to any problems or issues you have raised:

They take at least 2 weeks to do anything. And don't attempt to offer solutions.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how to contact the property ombudsman initially for issues concerning repair. KNOW YOUR RIGHTS.

The location is desirable, with it being close to the shopping and leisure aspects of Manchester’s City Centre

The building management does a good job at keeping tenants up to date through email communication, however can be difficult to reach with issues raised by individuals. The facilities offered are a plus point to residing here, including bills in rent, pet friendly apartments and on site amenities such as a working room and gym.

Please tell us about the good and bad aspects of living in your local area:

The location is desirable, with it being close to the shopping and leisure aspects of Manchester’s City Centre. It allows for easy commuting to most areas of the region. However it can be quite noisy with a pub being located right outside our building. Another issue is relating to bin collection, as on a number of occasions there has been consecutive weeks that the communal bins have been left filled, leading to overflow and inviting vermin into the courtyard.

How has the building management responded to any problems or issues you have raised:

I have never personally had to raise an urgent issue, but less urgent matters have been timely and accommodating to my own schedule when resolving.

Please share one thing (or more) which you wish you had known before you moved in:

That some elements of the apartment weren’t functional/clean i.e broken window clasps, broken bed slats and detail cleaning being left untouched.

A good old fashioned building with history!

A good old fashioned building with history! It stands out in a good way and fits in well with the location. The design of a old court house and town hall! Also has a gym and a lift which is easy for my bike to be brought down to get to and from work.

Please tell us about the good and bad aspects of living in your local area:

Very central to get to work and also to get to Manchester and Arndale but also Manchester Victoria Station. I don't have any bad aspects!

How has the building management responded to any problems or issues you have raised:

Yes when I have addressed the issues I have had but hasn't been too many as of yet!

Please share one thing (or more) which you wish you had known before you moved in:

Not Sure! They isn't really anything I can think of.

Great price. Bills included which is amazing. Great building. Gym is subpar. Library/coworking area no longer in use. Security is good. Some of the side doors aren’t usable as entrances which can be frustrating. People are friendly. No issues with noise. Internet options are not great.

Please tell us about the good and bad aspects of living in your local area:

Great location. Can’t complain at all. A local co op at top of street for daily essentials, bars, cafes and restaurants on your doorstep. 10 minute walk to Manchester City Centre

How has the building management responded to any problems or issues you have raised:

Yes there was an issue with the building Internet at the time and responded in a timely manner.

Please share one thing (or more) which you wish you had known before you moved in:

The building itself is pet friendly. Internet is no longer included and Internet provider options aren’t great. Fibre Optic is the building provider now which means there isn’t really any wiggle room on paying higher prices.
