Nice building but lack of amenities for the price. Gym needs updating, lots of machine don’t work/broken. Only one lift - been broken for almost 3 weeks and still not fixed. Building is not disabled friendly. No open windows so gets extremely hot when it gets above 15 degrees.

Good access tram stops, shops. Traffic noise, building work, no parking, car smashed in car park opposite.

How has the building management responded to any problems or issues you have raised:

Very poorly. Leave tenants in the dark and slow at responding and fixing issues.

Please share one thing (or more) which you wish you had known before you moved in:

No windows and how hot it gets. Only one lift so not ideal.

Nice apartment apart from two issues

I like my apartment design. It was what I was looking for in an apartment. View from the apartment is really nice. It’s close to a lot of amenities like bars, Salford quays outlet and United stadium. Close to two tram stops and short drive to Manchester town centre

Please tell us about the good and bad aspects of living in your local area:

View from the apartment is really nice. It’s close to a lot of amenities like bars, Salford quays outlet and United stadium. Close to two tram stops and short drive to picadilly. Only problems is windows not opening in each room but there’s a balcony door that does and if you’re on the higher floors, the lift doesn't get fixed quickly as of now it’s been out of service for two weeks. Parking is £100 a month.

How has the building management responded to any problems or issues you have raised:

Apart from the lift, they’ll responded the next day.

Please share one thing (or more) which you wish you had known before you moved in:

Windows in the room not opening and no advertised parking alternatives to the £100 a month

The design of the flats is very simple but functional. You can tell the development was built cheaply but rarely had a problem with anything breaking etc. when we have had any problems they have always been fixed however this usually takes a considerable amount of time to happen.

Please tell us about the good and bad aspects of living in your local area:

Tesco Express, Co - Op, Petrol station with Asda express, subway and Greggs, all within walking distance. Tram stop over the road. Would not recommend a car as high monthly parking costs and poor availability of free parking. Great open spaces around Salford Quays which is great for a walk etc. Bin collections seem great it’s dealt with by the maintenance team. The development is on a busy road but noise has never been a problem.

How has the building management responded to any problems or issues you have raised:

Always been resolved but can sometimes take time maintenance team often has long waiting lists so have to prioritise

Please share one thing (or more) which you wish you had known before you moved in:

Security guards are excellent, and super helpful. Ventilation is very poor.

Fact that the windows dont open in the vast majority of these flats is unforgivable! Incredibly hot and stuffy, hard to get rid of smells. I had to move under unexpected circumstances otherwise I wouldn't have chosen this development. Other than that flats are quite basic but do the job. Definitely not value for money though.

Please tell us about the good and bad aspects of living in your local area:

The area is fine, lots of similar developments. Main transport link is the tram but there are some buses. Lots of shops nearby.

How has the building management responded to any problems or issues you have raised:

Lift is currently broken with no timeline on when it will be fixed. Security team are the best bet to get quick and friendly help with any issues.

Please share one thing (or more) which you wish you had known before you moved in:

For some reason you can't access your own meter to take readings, you have to email security to ask for them.

Good location, bad development.

The building is disappointing. The furniture is poor quality and that is mostly felt in the kitchen. The shelves are so poor that they bend if you place plates or glasses in the middle. The extractor hood does not work well also. The worst part is the fact that the windows do not open. Not even in the kitchen. This is truly awful as it gets really hot when there's over 20 degrees outside and the smell from cooking takes very long to go away. There is a ventilation system, but it is clearly not enough. It is an awful situation. I would have left a good review if not for the windows.

Please tell us about the good and bad aspects of living in your local area:

The area is overall nice to live in. It is well connected by frequent trams and busses. It has grocery shops, gyms, a cinema, a theater, a number of pubs and restaurants. It is also safe, and the quays are a nice place to spend some leisure time.

How has the building management responded to any problems or issues you have raised:

They are unable to solve the problems that we have (the windows not opening).

Please share one thing (or more) which you wish you had known before you moved in:

The windows do not open. The ventilation system is bad. The gym in the development is very bad as well. It only has poor quality cardio machines.
