Please tell us about the good and bad aspects of living in your local area:
Very close to local park for dog walks, shops etc. Close to all transports. Living on the street has been no issues other than barking dogs 24/7 that live outside, reported and got nowhere. No issues with parking or neighbours. Couple of times bin has been stolen but no other issues.
How has the building management responded to any problems or issues you have raised:
No issues- a leak I had was sorted quickly. I was promised a new bath panel and shower screen when I moved in, this was sorted quickly. Boiler was playing up once- resolved quickly. Never had any issues.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I would have known how much the rent would increase. I went from £695 to £740 and only been here just over a year. Having to move as I live alone and I know the rent will just keep increasing :( If you are a couple or a family and have more income then I would say they are definitely worth it. Also, how cold the downstairs of the property is.
Manager response
Thank you for taking the time to leave your feedback, Hayley. It's good to know that you find the design of the houses appealing and that your experience with Dean and the maintenance team has been consistently positive. It’s also great to hear that the location works well for you, with parks, shops, and transport links close by. We appreciate your comments regarding heating and the rent increase. We understand that open-plan layouts and wood flooring can feel cold, especially in winter, and we’re always looking at ways to make homes more comfortable and energy-efficient for residents. We do have to carefully review rent levels annually to ensure they remain competitive for the quality of our homes, while reflecting the costs of maintaining and managing the properties. While some matters you've raised fall outside our direct control but we always aim to support residents where possible. Thank you again for your honest and thoughtful review.

Please tell us about the good and bad aspects of living in your local area:
There is no community spirit. The biggest annoyance is not being able to park outside your own house. The back alleys are always neglected and full of rubbish.
How has the building management responded to any problems or issues you have raised:
Great responses and keep you updated with the requests
Please share one thing (or more) which you wish you had known before you moved in:
One thing that is probably the most testing is the 2nd floor floorboards and the fitting of the stair carpets.
Manager response
Hi Kyle, Thank you for taking the time to leave a review. We’re glad you find the building and management responses generally satisfactory. We appreciate you flagging the ongoing issues with the drainpipe and gutters, and to ensure this is addressed promptly and we can get in contact with you, we suggest submitting a complaint to complaints@placefirst.co.uk Your comments on parking, back alleys, and floorboards are also noted and valuable for future improvements. Thank you

Please tell us about the good and bad aspects of living in your local area:
Like loving on the street, the neighbours are friendly and the is a good local park and school for the children. Parking can be an issue. No traffic noise due to being a quiet residential street.
How has the building management responded to any problems or issues you have raised:
Always in a timely manner. No issues with anything we've raised, always polite and helpful
Please share one thing (or more) which you wish you had known before you moved in:
The local area hasn't got much to recommended it, the town centre is very run down. But the street we love on is nice and it's close to a school/park for children. Suits for work.
Manager response
Hi Torie, Thank you for your kind feedback! We’re so pleased you’re happy with the property’s layout and our maintenance service. It’s great to hear you enjoy the friendly street, nearby park, and school, even if the wider town centre isn’t as lively. We’ll keep working to ensure your home stays comfortable and well cared for.

Please tell us about the good and bad aspects of living in your local area:
We are extremely close to all shops, schools and hospitals. There’s a couple of large parks close by and the streets are very nice and quiet. My street in particular is full of families, everyone is super friendly and we all get on very well. Tesco is only a couple of minutes away, my child’s nursery is steps away and overall the area is very nice. I would recommend it for families looking for a nice place to live.
How has the building management responded to any problems or issues you have raised:
Maintenance team are quick to reply but I’ve had experiences where they don’t listen to the issue being raised and then botched jobs are carried out. On the other hand, I have had some very polite and professional people come and do maintenance so it isn’t all the time.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I knew how difficult parking would be! There is a grass area on the street that isn’t used which could be made into parking, so that it wasn’t such a big problem in the street.
Manager response
Hi Megan, Thank you for your thoughtful review and for sharing your experience of living at Woodnook. We’re so pleased to hear you’re enjoying your home and the local area, and it’s great to know Dean and the wider Resident Services Team have been able to support you effectively. We’re sorry to hear about the mixed experiences you’ve had with maintenance and the impact this has had. We’ve taken your comments on board and will ensure these are followed up so that all jobs are carried out to the highest standard every time. Your feedback about parking is also very helpful, we’ll make sure this is shared with the relevant teams so that potential solutions can be considered for the future. Thank you again for recommending us and for highlighting both the positives and areas where we can improve. We really appreciate your honesty and will keep working hard to provide the best possible experience. Best regards,
