Great place to live if you like the buzz of city life

The development is good, with good design and great communal areas. There is a communal office space, a cinema room, and exercise room and a roof terrace.
Tha flats are new and with good finishes overall.
The management has not been the best so far, being slow in replying and bad at communicating

The area is very well connected with central London and not far from major motorways. Loads of shops, restaurants and entertaining as well as essential services (doctor, dentists and schools).
It is not a quiet neighbourhood and it gets really busy when there are events at the stadium, but everything is well managed by the local authorities

Please share one thing (or more) which you wish you had known before you moved in:

The utilities providers cannot be changed and it was not clear from the beginning.

How has the building management responded to any problems or issues you have raised:

The management seems really disorganised and they have been extremely slow at replying and addressing issues. The feeling is that they are not as organised as they should and the building manager is not been great at all.
Senior leadership team seems a lot more reliable and quick at responding and solving issues

I like the area and the building is very pleasant to live in.

Has a nice playground, cinema room. Loads of floors and very clean. Has more than one lift which is very useful. It has concierge service which is helpful when you aren’t around for your package that’s about to be delivered. The neighbours are very polite and kind.

Please tell us what you like and dislike about this area:

It has lots of shops near by, playgrounds that the kids enjoy, plenty of facilities. Plenty of traffic though, can get very noisy when there are matches since this area has the Wembley stadium. There is also nowhere to park for us.

Lovely flat and recreational space, Loving Williamson heights

Please put security camera in bike storage area and make the recreational space connected to wifi so residents can use it after 19 july.
Peabody should have a resident manager in the property to help the residents incase of any issues.

Nothing all is good

If there is one thing you would change about your flat or property what would it be:

Some flats don’t have backsplash provided on the sink area and we could easily spill the walls.

Amazing building and location to live

The design of the property and the building is great. The building management/property management from Peabody can be improved, particularly during the process of contract completion it was extremely delayed the back and forth with solicitors. At the property, peabody is being relatively slow at replying for snagging issues.

The area is great and vibrant with many stores and restaurants nearby. Since it’s close to Wembley stadium the car parking is limited at the property but there’s many options to park at different places and get annual parking deals. The public transportation options around are several which makes commute to central london and outside london easy and simple.

Please share one thing (or more) which you wish you had known before you moved in:

That the open communal areas were closed and without Wi-Fi – cinema, working from home space, meeting rooms.

If there is one thing you would change about your flat or property what would it be:

Better maintenance provided by Peabody, that can be improved.

Great new development in a booming area

High specs flats, all with a private balcony, fitted appliances and floor to ceiling windows. Pets are also allowed, which is great. The lounge space and cinema room are beautifully designed, but unfortunately have been closed due to covid. The rooftop terrace offers great views of the stadium and central London.

Plenty of shops, restaurants and amenities nearby. Very close to different tubes lines and train that take you to central London quickly. It’s a very modern area with plenty of new developments, so it’s still growing. There are plenty of free activities like live music and workshops in the summer.

Please share one thing (or more) which you wish you had known before you moved in:

Because of covid, the viewings were not done with the sales representative and therefore we did not get the details on how some things work. We were also told that the communal areas were already open with WiFi, but when we moved in they were still closed and we were not allowed to go in. Even after the UK relaxed the rules.

What is the best feature of your home:

Spacious living room with a south facing balcony offering views across wembley and far distance views of Canary Wharf
