Good location to shops and our beautiful prom. Petrol station close by. Can be noisy and a bit rough
How has the building management responded to any problems or issues you have raised:
H&S issues and not taken seriously. They do not clean the carpark from dog fouling. We also have no lights working one end of the carpark which is so dangerous. With bad weather on its way there is no apparent concern to avoid slips, trips and falls and injury. No urgency on repairs. Always seems to be an issue when spending money in Morecambe when comes to repairs even though they increase your rent to the maximum they can. Don’t follow their own processes in place. Glossy website but don’t seem to follow through on what they advertise

Parking is an absolute nightmare, never any spaces within a few streets of the development (especially evening time) everything else is great, local transport, shop, pub, close to the promenade and local town centre.
How has the building management responded to any problems or issues you have raised:
Excellent, quickly solved any problems that have arisen.
Please share one thing (or more) which you wish you had known before you moved in:
Parking spaces available would be the main factor, I work early until late and find it extremely difficult to park within about 3 streets of the flat.

Trees that have poisinous berries in the front garden but dog friendly homes, doesnt make sense. Parking availability is a nightmare, other tenants from the next block over (placefirst) do not use their parking spot and park on the street instead causing lots of issues such as parking fines. The road has lots of potholes and a big dip at the edges, scratched my car door on the floor getting out. Neighbours are much better than in previous months, although the police are about on the road at least once a week. Despite this the flats are lovely and spacious, amenities are close by, pub, butcher, hairdresser, pharmacy and the promenade. Pet friendly which you won't find much in Lancaster/Morecambe area. Property manager is great.

Property manager was on the ball when lots of residents had a complaint about 1 non place first tenant. Dealt with swiftly and listened to everyone's concerns.

Parking! I have get home late because of work with nowhere to park. I have to park on double yellows to find a space within 4 blocks of the flat. Wake up extra early to move the car so I don't get a fine. It's the main disappointing aspect

The West End has historically been a rough place to live, Placefirst have transformed this part of the area, a positive impact on the area for sure.
How has the building management responded to any problems or issues you have raised:
I’d like to say they have but there’s been ongoing damp for the past 2-3 years. At this point it’s worth just living with.

Rent increase and ability of maintenance work would be the top markers.

Close to motorway and sea front. Area is good apart from parking issues which get worse as opposed to better. We have asked several times for a space, this was mentioned when we initially viewed the property and it was suggested there was availability however over a year later we do not have a space, yet there are empty ones on a daily and nightly basis within the development. Regularly we are unable to park anywhere near the development and it is incredibly frustrating to see empty spaces yet be told there are none available. Excessive emails from the property management team over minor issues- sometimes up to three or four a day. While communication is wonderful and issues do need highlighting and resolvibg, it does at times feel like we have moved into a Big Brother development and it feels completely over the top and unwarranted to receive that amount of emails daily/ weekly/ monthly
How has the building management responded to any problems or issues you have raised:
We have had a water leak previously from the flat upstairs which the repair/ repaint was of a poor finish. Several walls in the flat have the same “slapdash” paint overs and while it is not a major issue, it is unsightly and speaks to the quality of repairs. Our own waterleak completely flooded a bedroom and bathroom, we were left with a mouldy carpet which took six weeks to dry, then clean, and a further 3 months for the damp mouldy smell to disappear. We asked for a new carpet and were refused. Luckily we do not have health issues, however the leak was due to a previous plumbers installation and we were expected to solve the clean up problem which was not an issue of our creation. Had we had health issues, being expected to breathe in mould every night for several months could have caused illness and is not acceptable. Would our landlords breathe in mould for months? Would our landlords be happy with that response for their own lives and properties? I highly doubt it. That being said, maintenance team were prompt and have been lovely people and respectful when entering our homes. 10/10 in that respect

Parking space was not guaranteed, yet advertised as available and verbally told to my partner when he viewed the property, including price.
