Life in a delightful new cottage in the centre of the village.

We are in a three bedroom, three bathroom house. The house is very attractive from the front and back and we have a side and front garden. We love the wooden floors downstairs which are easy to maintain. The kitchen is large and well designed. The large airing cupboard down stairs in which we have fitted shelves is very convenient. We also have a good sized cloak cupboard which houses the washer/ drier as well as our shoes and coats. We are delighted to have had a gas fire fitted in the attractive fireplace in the living room. The central heating is very effective but the fire adds a cosy and welcoming touch. The Master bedroom is large with a generous dressing room which we have fitted with floor to ceiling wardrobes. The Master bathroom is large and well designed. The middle double bedroom has two generous windows with views over the Common and we have fitted a well designed study area in one corner. The smaller double bedroom has wardrobes for guests and a floor to ceiling bookcase. Fairview have always been quick to respond to any request for action regarding the property. RMG are not as efficient and like many of our neighbours we have not been impressed with their performance. At the moment the communal gardens are full of weeds although the grass has been cut. We have had serious problems with the underground garage doors which was due to workmen forcing them to stay open.

Please tell us about the good and bad aspects of living in your local area:

We are so pleased we moved into our lovely new home here in the centre of Harpenden. We have wonderful views across the Common from most of our windows and from our delightful garden. A two minute walk brings us into the middle of our large village with its cafes, restaurants, shops Spirts Centre and Theatre. A four minute walks brings us to the mainline station providing a fast line into the centre of London. The bus stop for St Albans is just along the road. Luton Airport is twenty five minutes away by taxi. We have an underground parking spot and a private parking bay outside our front door. There are visitor parking places on the development. We are in the village so of course there is traffic noise when sitting in the garden but inside the house, with the windows closed, it is completely quiet. We have lived in different parts of Harpenden for 42 years and have never seen any anti- social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you have the name of a good fitter who can build in wardrobes, shelves etc thereby making the best use of the generous space provided.

What is the best feature of your home:

The best feature of our home is the comfort and convenience. Our home is warm, very well designed and finished to a very high standard. There is plenty of cupboard space and the rooms are light and bright. The ceilings are high, giving a spacious feel to all the rooms.

The development is well laid out with beautiful plants and green areas between the buildings. The old and new buildings blend well together. The gardens, lighting and design of the overall development has been given a lot of consideration which is clearly visable,

Please tell us about the good and bad aspects of living in your local area:

Excellent location within walking distance of town and station but surprisingly quiet. Minutes away from the common, Rothamstead Park, the new swimming pool, Harpenden Tennis Club, Harpenden Cricket Club and lots of shops and restaurants. Harpenden is a lovely, friendly place to live.

How has the building management responded to any problems or issues you have raised:

Yes any queries have been dealt with very quickly.

It is much quieter than we imagined which is lovely. Nothing bad to note.

We never thought we would buy a new build property as we have lived in period properties in London for the last 20+ years but now we have moved here I don't think we could go back. Although it is a new build there is a lot of character in the development and the design is well considered. The specifications are at the higher end and good quality. Everyone we have dealt with at Fairview have been professional, friendly and helpful.

Please tell us about the good and bad aspects of living in your local area:

We love living in the area, it is perfect. Great schools for our two kids, perfect amount of shops and facilities. Location is incredible, 5 mins from the train, 5 mins from the schools, 5 mins from all the shops and a 10-15 minute walk to beautiful open countryside.

How has the building management responded to any problems or issues you have raised:

Professional and friendly help. We went through induction, snagging and resolution processes and they were all dealt with quickly and professionally.

How quickly we would adapt and enjoy living here.

Beautiful Development in Harpenden

The apartments are beautifully designed, they do lack some storage and we also have noticed a lack of sockets, however these are all easily fixable and we have had them installed no trouble. There have been, as with all new builds, snags around the property, but these have been fixed easily since we have moved in. The grounds are beautifully kept and the development is always extremely tidy. The layout of the flat itself is a little quirky, with an enormous dead space near the front door, luckily I have got a use for it. All around a beautiful development and I feel very lucky to own a home here.

Please tell us about the good and bad aspects of living in your local area:

The development is perfectly located, close to the high street and the train station which is important if you’re a commuter like myself. I will say, the train line can be very loud, however 99% of the time it is completely silent. Harpenden is a beautiful town with great amenities and nearly everything in complete walking distance. The development is set away far back from the street so there is no traffic noise at all.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you try to visit during different times of the day because the natural light can make a real difference to the home!

What is the best feature of your home:

The garden/terrace for the apartment, it has been beautifully planted.
