
Vida House, managed by Way of Life, is a residential development just a stone’s throw from central London. The development is only a short walk away from Surrey Quays Overground station as well as Canada Water Underground station. Each of the 138 one and two-bedroom apartments on site have an open plan layout. These come with a fully fitted kitchen with integrated dishwasher, washer/dryer and a fridge-freezer. In addition, the apartments have large bathrooms, bright and airy receptions as well as spacious double bedrooms with a walk-in cupboard for additional storage space. Residents also have access to a secure car park and ample underground bike storage area. Similarly, there is a dedicated management team on site with 24 hour CCTV security.

Minimal design is what defines this building and for a person like me who loves simplicity this is just perfect, love the fact that the building has it’s own room for delivery and does not invades our privacy, management is always present to deal with our request and recently they refurbish the main areas and entrances and that shows that they are willing to see their business grow and for me that says a lot !

So happy to find this gem of a house, after researching the market for few months I’ve found this property that is just perfect for my needs, few minutes away is the overground station so I’m well connected with 20 minutes to central London and happy to say that my grocery shops are just few hundred feet away.
Lot’s of bars and restaurants are around and a nice walk by the Thames is just minutes away, the building is very clean and high standards and the fact that they allowed pets it’s a big plus for me!
I live on top floor and the views are just incredible and I have all the privacy I need so overall I recomend this place to everyone.

Yes very quick and thy replaced the faulty item the next day.

Vida House Living – great place
I must say, the security that Vida House has is extremely safe and well maintained. From all the guests and family that have visited me, first thing they point out and praise is how secure the facility is.
One aspect me and my partner also loved is how spacious and wide the corridors are which definitely helps with moving in or out easily. Also the separation of each apartment from each-other is amazing. Bin location and how accessible it is for residents is great and there’s enough bins that it doesn’t cause any mess or congestion which is great.
Overall, Vida House is definitely a great place is live in. It has everything you want and need to feel comfortable and safe in your own home!

The local area has great facilities nearby and has easily accessible public transport to get to places easily. There is a Lidl down the road aprox 2-3 minute walk from Vida House and a shopping centre about 10 minutes walk away. The location is very good as you are spoilt with choices of great things to do, and places to visit. Parking availability is great, you can either pay for an underground parking which or park across the street on Trundley’s road. I’ve never had problems with noise or social behaviour in the area at all. My time at Vida house was most comfortable and extremely safe.

Honestly, I was told everything as we moved in so I didn’t really have anything that I was not known of that effected my stay.
How has the building management responded to any problems or issues you have raised:
I haven’t had any problems but the Vida House Portal they have put in place to be able to request any repairs or raise any problems is a great method and helps in many way.
Great place to live!
The building has minimalistic design but it worked for us. It has a safe delivery room so you will never miss your parcel! Secure parking is available for extra fee and street parking is free. Rooms are very warm, we haven’t used the heating at all except for a couple of very cold winter days.

Great area to live! The property is about 8 minutes away from Surrey Quays station and 15 minutes to Canada Water which makes commuting very convienient. A big Lidl just around the corner. We really enjoyed spending summer days in Southwark park which is very close as well.

Trains can be noisy when windows are open in the flat.

We had a couple issues with our boiler. Building management reacted quite quickly. It was much better experience than dealing with Real Estate Agents or private landlords.
Good location and nice flats
Building works have been going on for some time but are incredibly loud and disruptive to life. Despite this, there has not been a drop in rent and the attitude towards the offer was rather hostile. Generally safe, never seen anyone that doesn’t belong here inside but people have managed to break into the bike storage

Very good location, can get into Westminster within 30 minutes thanks to the jubilee and into east London even quicker with the overground

Parking is an additional fee which wasn’t originally clear
How has the building management responded to any problems or issues you have raised:
They do respond quickly and usually sort things however security is an issue as doors don’t get fixed for ages
Nine months of break-ins, construction, and traffic noise
In the nine months I have been here we have seen repeated break-ins to secure areas, numerous maintenance issues go unattended, and a major reconstruction which has blocked out all light to the apartments, causes daily noise, is behind schedule and shows no sign of ending. No consultation is made to tenants on these repairs and management seem uninterested in responding to complaints. Management in general is dismissive, unresponsive to maintenance issues, and not providing the service that should be expected given the price paid for these apartments. I could not honestly recommend anybody lives here and will be moving out at the first opportunity.

traffic noise is a constant problem. Road is used as a rat-run by delivery mopeds at all hours of night

the year long construction project that was going to block out all light to the apartments and lead to high levels of daily disruption.
How has the building management responded to any problems or issues you have raised:
The landlord ingores most communications. When they do respond they usually do so late, and usually dismissive
Very Very Disappointed.
Currently, our development is surrounded by scaffolding as the cladding is being changed. Of course it’s better it’s done however, the management of this has been dreadful. It’s supposed to be a dog friendly apartment however, we have no garden area. The bin area & garage is constantly a mess, not to mention bikes shave been stolen.

The local area is great; good parks, close to Canada Water tube station, restaurants and Surrey Quays shopping centre.

That the cladding would be replaced. We should have been advised and were not.

The only issue that was dealt with was when our dish washer broke unfortunately, we then continually received a debt demand notice as WOL hadn’t paid for the repairs following this.
Very lovely and comfortable
The development is very good and clean, simple and homey design and the facilities are great. My only problem was that they only accepted a year in advance for the rent which is ridiculous in my opinion. Hopefully the next year we can agree to do month by month payment or every 6 months payment.

The positives are many. For example, quite place, close to supermarkets, close to surry quays station etc.
The negative for me was just that the flat needs a little bit of maintenance not very much just small things.

A great place to live
Spacious and modern apartments with excellent property management services. Excellent insulation for sound and heat you will not hear the trains running past when the windows are closed, and the flat is always warm. Although you will want to get something for the summer as it can get too hot.

The location is excellent! 2 minutes walk to lidl and excellent public transport links with many bus stops, the overground and underground all accessible in walking distance. The high street has fantastic restaurants to dine in and all kinds of shops, and finally the Surret Quays Mall is only 10 minutes away. You can also walk to the river in 15 minutes and enjoy the view there.

Definitely invest in a good fan for the summer, you will need it.

Quickly and effectively. Any repairs and maintenance were carried out ASAP. They always did their best in responding to issues.

I can’t complain personally. I had 4 Amazing years in this building. There were just few aspects about the flowing of the water. Issues with the water pump which they have been sorted. Now is all good.

Most of the time was pretty on point. Sometimes was just difficult the communication.

Comfortable modern living apartments
A well designed block and improvements have and are being made to keep it in good condition and welcoming. I’ve no issues with the property management and Rebecca most recently has been most helpful. The post room is a good addition for parcels but annoyingly the door once again has been forced open and not secure at present.

Overall, I still enjoy living as one of the original tenants at Vida House. I find very little disturbance within my apartment with only the train noise more so in the summer months with windows open. I have noticed a huge number of dogs of late and frustrating lack of respect from some of their owners who leave their mess in the beds and a few times pee in the communal areas by the lift and door to the garden.
The rear door at the end block appears to continually be forced open from the outside, leaving entering the space open and unsecured, maybe a new locking system should be considered to keep us secure!

Increase of dogs within the apartment block and gatherings of owners at the rear late evening banter which can be annoying in summer months with windows open.
