When I moved in, it was towards the tail-end of COVID, so I could only do a video viewing. The original property I was interested in was £630, which was a one bed and had a balcony which I thought was great for the price at the time. Rueben was fantastic, I wanted to proceed, however when he checked with the property manager David, apparently the property had already been let. It had been live for less than 12 hours. I was then offered another property exactly the same and again, let before Rueben could do anything. I was then offered another property which had slightly more floor space, but no balcony and was £665. I was happy with this, however when I came to look over the contract, I noticed it was furnished when I wanted an unfurnished property. There was no revision made to the price, which I feel was perhaps incorrect as the price would've included furniture and surely a 1 bed, no balcony should be cheaper than a 1 bed with a balcony. The kitchen in my property is far too small, even for one person. There's only two cabinets for storage (minus under the sink) in a one bed, the rest is taken up with an under counter fridge, an under counter freezer and a dishwasher. I had to change my dinner service when I moved in as the plates despite being a standard size, don't fit in the cupboards! On the day I moved in, it was discovered that the freezer had never been defrosted, and the carpet had a massive snag in it which has gotten worse and I no doubt will be held liable for. The walls are painted as if a non-professional painted them. There's been no feathering around areas that have been cut in. The skirting boards are magnolia, which I have now painted white. The carpet is a poor quality. The laminate flooring is something now considered dated and cheap. About a week into my tenancy, I was getting wound up because my oven wasn't cooking food properly and I thought it was me, but nope. Broke. They replaced that and the hob, but never sealed the hob into the counter. The bathroom also had a decent leak which I now suspect has reoccurred and I've had to defrost my freezer every few months because they're a poor quality. I eventually gave up and bought a chest freezer as they're tiny anyway. I've raised a number of issues with Grainger over the time of my tenancy. Nearly nothing in a communal area has ever been addressed. I made a complaint regards pests within the bin stores and got a generic 'oh we have regular pest contractors attend', when in actual fact there's clearly pest proofing that needs to be completed to prevent pests from being in bin stores. The bins are ALWAYS overflowing with waste. Other tenants dump bags. RMG who own the Rock complex installed new fire doors throughout the building which was great, the doors are great, but very heavy. I have a communal door outside my property which has needed the closer arm adjusted to enable it to close softer and I've raised this multiple times on the app and it's been ignored completely. If anyone opens their apartment doors your walls physically shake and you can hear it slamming. I made a complaint regarding another tenant on the system following an attempt to make a complaint over the phone and never got so much of a 'we will look into this' the complaint was completely ignored. I never got a response. There is now dried blood smeared all down the wall of the communal area because of the same tenant and I often have to listen to what sounds like someone being murdered because of this tenant and they don't care. I've often had broken sleep on weekday nights because of the sheer noise and despite raising this multiple times, nothing is done. Recently, a number of tenants across the properties posted on the Rock Living page regards rents and they are now somehow justifying a £100 rise in rent in ONE year compared to £50 in the first three years. This is taking a one bed property to over £800 when you can get a two bed house a 15 minute walk away for £750. The staff are rude via email and refuse to negotiate my rent increase when there's tenants who have negotiated £65 off their rent, but you have to refer it to a senior manager who is an absolute nightmare to get in touch with and arrange a call and basically threatens to take it as a no if you're not able to negotiate via call. Do yourself a favour and NEVER rent from Grainger.

Property management is poor. Waited 12 months already and still waiting for my works to be done. Tell you they will let themselves in your Property to do an unplanned inspection. Do not respect tenants or there property and not one bit disability friendly

The design of the building is really nice and you can see all the development is completely new and also well maintained. The management of the whole development and the apartment in particular, it is perfect. Everytime something comes up always there is a quick solution for it.

Overall it is ok, though the property manager is sometimes difficult to get hold of, and communal areas would benefit from more frequent cleaning. It would also be good to see faster replies to comments posted on the Grainger app. I have submitted things on numerous occasions (regarding water repeatedly going off with no prior notice) and these were unfortunately ignored.

I did not see much improvement when it comes to repairs and replacing any broken items as part of the apartment. But, recently i moved from one apartment to another apartment with in Grainger and they provided new sofa, furniture and matress.
