Pretty good apartment, moved in recently and it came in great condition and was furnished very well, which I paid extra for. It wasn’t new when I moved in but definitely felt like it. The apartment came with a balcony with an aerial view of west London. Concierge is professional and helpful all-round, open 24hrs, and helpful pick up parcels by keeping it safe till I come to collect it. I appreciate the security , with cctv throughout inside. Th secure bike racks is also great for cyclists, I don’t use it however since I’m not a cyclist. I like the the effort management takes to create a community, with a common breakout room for socialising with events once a month. There’s also an outdoor barbecue facilities too on the garden terrace, which hosts events during the summer. And to top it off, the very top floor has a garden patch you can grow your own veg.

Best positive is that it’s next to the station, I can get around London fairly quickly. Pretty convenient for shopping since tescos and sainsbury’s is nearby. It feels safe generally even for London. However I would say this area is pretty dull, it much going in the surrounding area, and the road below can get a bit noisy.

How has the building management responded to any problems or issues you have raised:
Building manage to responsive , they are onsite during the day so you can speak to the personally with any problems. I haven’t had any problems yet but it’s nice to know
Rubbish management lets this apartment down
Development is generally nice, I moved in new and flat was of good quality, and comes with a balcony. I don’t have many problems with the flat in general, it’s been mostly positive . However property management has been very poor. I’ve been promised 24hr concierge, and that’s not there. Concierge is only there 5 days a week which is not what I signed up for, causes unnecessary confusion with any parcels that get delivered to my address. There’s also random fire alarms once a month, due to the local sainsburys, and many times no one is there to investigate what happened . Also safety information is very unclear in case for a fire, we have no idea what to do. In addition the hot water would cut off because of the fire alarms and would take hours to fix since there is no concierge to tell half the time. What brings this development down is its inadequate management, it’s a shame for a decent apartment.

I like that it’s easy to get to central, Connie isn’t to get to places. Shops nearby and Westfield and eating high street nearby.

The rubbish management and this me being misled into thinking there’s 24hr concierge.

The balconies, every flat has one and it’s a nice place to chill out

The design is good, looks great, the lifts are programmed to go down so if you want to go up and someone calls down you go down first, never seen this before? Management of the building has gone down a lot in the 3 years I’ve been here, I emailed recently about the dead Christmas tree in reception was still there 7 months after Christmas, the social areas are all dead, no one cares for the plants, spaces are dirty, you complain, asked to provide evidence? The front of building needs a major wash, as there is no smoking in the building they should supply bins outside in designated smoking areas instead of the floor being used, there are just a lot of little things, they seem to have just stopped caring

The area is ok, need more shops, restaurants, would like to see more grass areas, the ones we have are very weedy

How the management and running of the building would have turned out in just a few years, we agreed to pay £350 more a month for the same floor and bedrooms in same location as was sold all the extras

there are several very questionable design choices
The value of the property is not too bad but there are several very questionable design choices. For example, no extractor fan in the bathrooms, with only a passive air circulation system which does little to clear system.
The building has a communal central heating system which is run by an external organisation. The charges for this system are far too expensive and you have no choice but to use them if you want heating and hot water. Water + electricity + heating + internet bills therefore can easily add up to upwards of £200 a month for a one bedroom flat, especially during winter.
Etiquette of certain fellow residents is extremely poor. Littering about the building and allowing their dogs to soil communal areas are frequent occurrences. Management apparently does little in this regard as this problem is ongoing for over two years.
Bikes are regularly stolen from the storage areas that are supposed to be inaccessible to the public. Security therefore seems like a lax issue to management.

Several amenities in short walking distance such as Tesco/Sainsburies, Costa Coffee, Chinese food store, iGym, and McDonalds. A stone throw away from the North Acton tube station but this means that it is quite noisy. Maintenance on the tube is often done over night
Huge HS2 construction site right next door which is very noisy and regularly works 24 hours a day.

Just how noisy it actually is outside. We were told before we moved in that the windows were triple glazed and so we “wouldn’t hear a thing”. This may be true but the seals on the doors are rubbish and let in plenty of noise from the tube and nearby construction sites. I cannot recommend living here if you prefer the quiet or are a light sleeper.
How has the building management responded to any problems or issues you have raised:
We have had mixed experiences with communication from management. Certain employees are extremely quick and courteous but others have left us waiting for responses for weeks.
Realistic Honest Look of Rehearsal Rooms
It’s a really residential area. It’s quite newly built, the design is practical but because it’s built on new land it has a lot of foundation cracks. Building managers do the minimum though. Maintenance do more than others. The cleaners are really nice! They have BBQ area which is 7.5/10 good. They have a small outdoor “gym” which is awful 3/10 it looks like the designer put it in last minute. Some of the concierge staff are great but some are just on the phone constantly. The parking area is tiny and expensive but they have a great bike lock area. The lounge area is great for you if you have guess over and need bigger area or if you’re working at home, the coffee machine in there though is 3/10. It has great outdoor space and a nice park nearby.

It’s great if you work in central London or even at home. It has convenience to the extreme! You’re living on top of the central line of the zone2. You have two small grocery stores right underneath you and a larger one not far.

I wish I had known about some limitations of WiFi networks available to the buolding

There a mix or attitude from staff positive and negative.

We recently moved here and so far we really like it, no issues yet.
Management is very helfpul and nice, moving in was quick and efficient.
It’s very modern and clean and the communal areas are very nice! Also, tube is next to the flat. A bit overpriced perhaps but the service is professional yet friendly.
Also… pet friendly, yay!

I researched very well, so I can’t say there could’ve been something I needed to know before moving in.
If there is one thing you would change about your flat or property what would it be:
I would reduce the cost of the rent as it’s a bit overpriced compared to the average cost of 1 to 3 bedroom flats in London.

Modern and convenient development for young professionals.
The location is nice, right above the train station. And there are a lot of facilities around. The development is modern and fashionable. The managers are very professional and they are doing everything to make this place nice and safe. The most important merit is that it allows pet, it is not very common to find a place in London that is animal-friendly with such modern facilities. Very happy to find a place like this. Thanks.

Lovely and enjoyable. Good for the young people. Good environment.
Wonderful place to live!
Living here is wonderful. The flats are spacious, airy and modern. As a musician, they are also well soundproofed which is a huge bonus! Every flat comes with a balcony (ours has amazing views) and the fact the building is pet friendly is a huge bonus! The onsite team are lovely and always extremely helpful.

Fantastic location, right next to North Acton central line station and with two small supermarkets by the development. A lovely place to live.

Hot water and heating is billed separately from normal water usage, and there is a limited choice of internet providers as the building uses open fibre networks.
What is the best feature of your home:
The best feature of our home is the view. From our windows, we have an amazing view across to the city, and of Wembley to the West.




Great place
The rooms are great. The communal barbecue areas are very handy. No toilet or fridge on the rooftop is a bit disappointing. Great views from up there though.
Our kitchen is very small do to a window where cupboards should be…. we make do though.

Large living space, Communal areas and it’s very new

The development is nice, we have BBQs, a lounge, top roofs, a few parking lots, a lot of bicycles shelves and nice receptions. I’ve heard about some little mice that have been seen around but I haven’t actually seen them and the internet providers available are not great 🙁

The tube station (central line) is literally next to the building, we have a Tesco and Sainsbury’s downstairs, however there are no parks nor restaurants, and just one pub close to the building.
