Building and Property managements are mediocre. Emails are left unanswered. Bin room is full with vermins. There are mice even on the higher floors, they come in to the flat from the balcony. I guess they live under the decking. At least twice a year the hot water supply is interrupted. The roof terraces are used as toilets by dog owners. Security is poor also. Main entrance-doors sometimes don't pull in, they stay open. Any non tennant can just walk in. They do that anyway by tailgating in someone who has the key. It seems to me, Savills is struggling to get proper renters so now they take in council tennants. The place feels more and more like a council estate.

Please tell us about the good and bad aspects of living in your local area:

There are no good aspects. The bad ones are: Area is always noisy and crowded bacuse the A40 is nearby -constant traffic noise-, the Tube Station is next door -trains and passengers noise-, two convenient shops nearby with cars parking all over front of them. Also, there are lots of open spaces where drunks, druggies and tourists, there are two hotels nearby, hang around and just be a nuisance. With the completion of One West Point, there are about 2000 more people moved to the area and they are building another three or four block towers just next door. The area begin to feel like Heathrow when flights are cancelled.

How has the building management responded to any problems or issues you have raised:

You constantly have to keep reminding them if you want anything done.

Please share one thing (or more) which you wish you had known before you moved in:

The Gigantic Rip Off called Community Utilities. Basically, you have to pay this company to heat up the water for you to use. Savills and Community Utilities agree on the charge between them, you have no say in the matter, but YOU have to pay it. You are not allowed to change the supply company, Community Utilities, either. An electric shower and radiators, plus a small electric boiler for kitchen and bathroom sink would work just fine and would be half the cost than what this unnecessary, forced-upon-you company is charging. Savills does not seem to be on the tenants side.

Rehearsal rooms is a really nice place to be in. The flats are clean and modern with lots of windows to make them feel bright and airy. The flats are also well soundproofed and very good at retaining heat. The only complaint is that some things weren’t fitted as well as they could have been.

North Acton is a great place to live. Transport links are fantastic! There are lots of local amenities and we’re right next to the A40.

How has the building management responded to any problems or issues you have raised:

They’ve mostly been quick and easy to deal with. The on site team are lovely!

When we moved in four years ago, we didn’t realise that HS2 was going to be so disruptive.

Nice modern building and modern amenities

A very good building, modern with a residence lounge and 3 terraces. Roof terrace has allotments and view over London. One small terrace with table tennis and exercise bike. Lounge has a big tv and free coffee. A reception with a concierge and parcel room for your convenience.

The building is about 1 minute from the tube station and plenty of busses, roughly 10 minutes walk to elizabeth line. Tesco express and sainsbury local within 1 minute walk. Unfortunately no pubs or restaurants in the surroundings

How has the building management responded to any problems or issues you have raised:

They respond very quickly, but one of our windows needs a new latch and we have been waiting for it for 7 months.

Please share one thing (or more) which you wish you had known before you moved in:

Just that there are no shops except tesco and sainsbury close by and no restaurants or pubs.

Design has improved, facilities are ok. Shame that only one BBQ is in use and tenants are still not allowed to use rooftop facilities (BBQs). Great terrace and absolutely brilliant building management. Fantastic concierge who go out of their way for tenants

Good options for shops in terms of groceries and deliveries in the area. Westfield only a few stops away on central line. Close proximity to Nort Acton tube station and buses toward Wembley/Hammersmith nearby.

How has the building management responded to any problems or issues you have raised:

Up until our window issue, everything has been flawless.

Please share one thing (or more) which you wish you had known before you moved in:

That windows would take so long to repair, that parts must be ordered from abroad. Apparently a very unusual mechanism is used to lock/unlock

It’s a very quiet building with excellent sound proofing, the management team cannot do enough to ensure your flat is up to the highest standard and are always on hand to help, I think it’s got the nicest design in the area, there is a roof terrace and a facilities room on the 4th floor which residents can use and get fresh coffee.

Please tell us about the good and bad aspects of living in your local area:

Although there is limited parking available the area is worth the minor inconvenience, you have everything you need on your doorstep from excellent transport links to food and coffee shops with major retailers just down the road, very little traffic noise and hardly any anti social behaviour, overall a great place to live.

How has the building management responded to any problems or issues you have raised:

We have had very few issues but when we have the team’s response is immediate and they keep you updated, when the heating went on one occasion they were out to fix it within 2 hours even though it was late in the evening.

Please share one thing (or more) which you wish you had known before you moved in:

How quiet it is, with the balcony doors closed you don’t hear a thing, also good neighbours who are respectful of your privacy but very polite and cordial.
