Please tell us about the good and bad aspects of living in your local area:

The sole advantage of residing in this building is its proximity to North Acton station and two local shops: Sainsbury’s and Tesco. However, the prices at these shops are significantly higher compared to other stores. Parking is unavailable unless you are prepared to pay £250 per month for a space within the building, which becomes available only when a resident vacates the premises. Unfortunately, securing such a space is not guaranteed.

How has the building management responded to any problems or issues you have raised:

The building management has demonstrated a complete disregard for addressing these concerns.

Please share one thing (or more) which you wish you had known before you moved in:

The substantial reduction in amenities and services promised in the contract, coupled with the impending rent increase,

Please tell us about the good and bad aspects of living in your local area:

I really like living in this area. It’s convenient with shops, a cosy bar, and a couple of gyms nearby. The station being so close is definitely a plus. There sometimes are loud students around from the student accommodation, and you can definitely hear the traffic but the windows are soundproof where I live.

How has the building management responded to any problems or issues you have raised:

Building management is usually pretty useless when it comes to responding to issues. I’ve raised concerns in the past—like neighbours doing things that are clearly against the terms of their lease—and it took a lot of back and forth just to get them to take any action. Even then, it felt like they only did the bare minimum. Maintenance response is hit or miss; they do eventually show up, but there have been times when someone was sent into my flat without any prior notice or consent, while I wasn’t even home. It’s not reassuring, and definitely not the kind of service you’d expect for the price you’re paying.

Please share one thing (or more) which you wish you had known before you moved in:

Not sure, when I moved in things were ok and looking up but then it started going downhill.

Really good location, good neighbourhood. A big downside is no parking available. The concierge staff is helpful but at times slow in response

They are usually very responsive and polite. There has been few turnovers so some new staff are not as updated about the building

I would like to know that there is no parking available. It was mentioned that it was limited however there are no parking space

The location is the one redeeming feature—situated right next to the station, it offers excellent transport links. There’s a decent variety of local shops and cafes, and a few green spaces nearby. However, the street can get noisy with traffic, and parking is limited. Bin collections are reliable, but anti-social behaviour occasionally occurs at night near the station.

How has the building management responded to any problems or issues you have raised:

Poorly. Most issues were ignored or patched temporarily without lasting solutions. Communication was minimal and dismissive.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that management would become completely unresponsive over time. The building may look new, but maintenance is neglected, and serious problems—like the collapse of communal areas—go unresolved for years.
