Liked living in the hustle and bustle yet far enough away from it all to enjoy the quiet of the outskirts

How has the building management responded to any problems or issues you have raised:

As previously mentioned, it took 84 days for my fridge to be properly installed into a brand new flat. Additionally, the balcony crew was working on my deck for over a week and leaving stains on my toilet while I was not in residence. After emailing the front desk about their intended departure, I was told that there was no knowledge of anyone working on my apartment or who might be working in my residence. I found the lack of security frightening

Very central, amazing amenities, great specifications for the flat, just a short walk to Edinburgh university.

How has the building management responded to any problems or issues you have raised:

Quick response when you open a ticket regarding any matter, front desk team are very helpful.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving into Mōda at McEwan is how much everyday comfort can depend on your unit’s location within the building.

Premium rent but low quality flats & managements

Parking is extremely expensive and the gate of the parking lot was malfunctioning for quite a while. Close to haymarket station.

How has the building management responded to any problems or issues you have raised:

They simply ignore many emails for weeks. There is near zero accountability

Check google review before moving in, lots of people went through these chaos.

"Luxury" prices for freezing apartments, broken security, and missing parcels.

The location itself is the only positive aspect of this development. There are decent coffee shops and supermarkets nearby, and transport links are generally reliable. However, the convenience of the area does not make up for the severe issues inside the building itself.

How has the building management responded to any problems or issues you have raised:

Response is virtually non-existent. Emails regarding urgent repairs are ignored for months (same for lots of other residents living here), and maintenance tickets are frequently dismissed. The onsite team appears severely understaffed and dismissive; you have to chase them repeatedly just to get a basic reply, while essential services like heating and security doors remain broken for weeks.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that "maintenance" is virtually non-existent. I also wish I knew that the parcel system was so insecure before ordering expensive items to this address.

Limited parking and noise at times not ideal. But night concierge are fantastic! Always helpful and requests met with a smile.

How has the building management responded to any problems or issues you have raised:

Resolved as needed. Typically quite fast responses.

Please share one thing (or more) which you wish you had known before you moved in:

Costs for some of the amnetities. Rent being increased after a year.
