The Lighterman is located on the Lower Riverside, in the mixed-use Greenwich Peninsula development. This three storey Knight Dragon property in addition brags 225 residential units, comprising one, two and three-bedroom apartments. Out of the 225 units, 102 of these will be private. Convenient transport links come courtesy of close-by North Greenwich tube station, which has connections to Canary Wharf, London Bridge and Waterloo. As well as convenient location residents benefit from the modern-day village hall with a residents’ crèche, gym and deli.

Fantastic family friendly and wonderful place to live

The design and facility is beyond amazing – it is very modern, beautiful and with fantastic facilities – the onsite gym is a great bonus. The security is great and needs to be maintained especially now we go into summer. I want to take the time to thank each member of staff for making gREENWICH peninsula what it is because it only happens from their hard work which is very much appreciated.

I love that it is very safe, I always see security walking which is good for me and my family. The views along the Thames is also lovely and you can tell that it is very family friendly and just a lovely vibe.
I dislike that we don’t have access to the pool that some other residents have but that is just us being picky.

Please share one thing (or more) which you wish you had known before you moved in:

I feel like a paper manual would have been great about where our bin facilities were, the laundry service available to us, the work area facilities with the wifi code for downstairs – just the little details really

How has the building management responded to any problems or issues you have raised:

Luckily we haven’t had any problems so far but our landlord is wonderful and we love everything that they have done for us so far – we are very grateful

Poor developer

In 2019, the developer build 4 BBQs right in front the block, turning my riverview flat to a flat next to a BBQ site. The constant smell and noise during the summer was horrendous. Not to mention that this is in breach of the leasehold agreemnet.

Should I knew that I will be living next to a BBQ site, I would not have bought the flat

A holistic development

Stylish and sleek, warm and quiet, it is brilliantly located by the water of the Thames and the shopping outlets of the O2 and Stratford mall (a short distance away). Multiple supermarkets and the Millennium village complete what I see as a holistic development

The tube is a short distance away and the A2 to central London is easily accessible for cyclists. The O2 has more shopping outlets and restaurants than I’ve been able to test. And last but not least I’m looking forward to taking the ferry to work in the summer!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the bike store is, despite being behind 2 keypad-locked doors, is still not safe. There is a more secure room that I will be using going forward. The “cage” storage unit is however not safe from those who want to, and can, get into it.

How has the building management responded to any problems or issues you have raised:

The lifts buttons occasionally stop working however this issue is usually fixed within a couple of hours. A similar issue with the hot water, however again, this was resolved within a few hours.

My flat is well designed and feels light and spacious, the balcony is a good size and there is plenty of built in storage- really happy with it. It’s been built to a high standard and nearly three years in I have had few problems with wear and tear on the finishes. The landscaping along the Thames has made a huge difference to the usability and quality of the outdoor space but the landscaping around the buildings in the street has not been well maintained so it will remain to be seen how this looks in a few years time.

The area is great, neighbours are lovely and living next to the Thames feels peaceful and spacious given how close we are to Central London. A new coop has opened nearby and it is a short walk to the amenities around the O2 and the tube.

Please share one thing (or more) which you wish you had known before you moved in:

If you don’t have a parking space there is no ability to buy resident’s passes for street parking (which is very expensive)- rather a nuisance for when people visit.

How has the building management responded to any problems or issues you have raised:

There has recently been a change in building management and the service is improving and seems to be a little more professional and aware of statutory duties, however service charge still feels expensive for the quality/ quantity of services.

The overall structure of the buildings are great – unique as a combination. I appreciate the overall utilities that my building offers (pre COVID instructions of removing the coffee area) and property management.

Please tell us what you like and dislike about this area:

I really enjoy living in a community where there are plenty of greenery, and have access to The Jetty (before and hopefully after the effect of COVID 19). It boasts a good selection of express stores close by and a neat overall design for each building.

I sometimes dislike seeing congregations of groups in the evening due to the advised restrictions that the government has implemented.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I was made aware of the ventilators that reside above the glass windows – it would mean not having to open a full window to get a good breeze from the outdoor.

What is the best feature of your home:

The kitchen island (plenty of space) is ever so useful, however the pop up plug sockets are by far my favourite detail in the flat.

The Lighterman is a great building, I like the design of it and my flat is well proportioned however there are some shortcomings.
1) The balconies on the south west side on the two bedrooms have extreme issues with wind. Nothing can be kept on them as stuff flies around the balconies themselves physically shake. It would be been better given this predictable issue to have made winter gardens which provide a more adaptable space and can be used in the winter. Some neighbouring buildings for instance have retractable glass paneling which makes for a more useful area with British weather.
2) The separate entrance for shared ownership is still insulting. Given we all live in our flats versus foreign buyers who just rent them it’s simply not nice that the entire building was restructured -two bed shared ownership being smaller to accommodate an extra unnecessary lift instead of an ensuite. It’s also not been done to a high standard and in some cases is worse than the social building entrances in other buildings.
3) Communal areas like the roof terrace, gym and the share entry work space should be open to shared ownership, especially when you get to 100% – that’s inexcusable if not the case.

In terms of the management, responses are sluggish and never fully detailed. Action plans set at meetings aren’t followed through. We are STILL waiting for a refund from the first years charge from the company who KD let fail.

Amenities wise it’s sad to see no businesses like the restaurants at the Tide failing so quickly. Perhaps it’s because there isn’t the critical volume required on the peninsula to support them but also the footfall isn’t going to help. Whilst the raised walkways is nice, the shaping of the planters and not relocating some moveable infrastructure like the bin houses obscures the view to the area. This therefore stops visitors from wandering down to explore the area.

Whilst the Co-Op was a very welcome addition to the neighbour it’s arrival was heavily delayed and the Tesco store is totally inadequate. Moreover it’s shocking to see no full size supermarket included in the plans given the area is designed for residents not having cars and the ambitious numbers expected to live here.

Transport links wise some kind of route needs to be created to Canary Whard. Whether a boat that just goes back and forth or a bridge, either would relieve so much traffic from the tube. It’s annoying watching a nearly permanently empty cable car operate which if it went the other way would be constantly busy. I have serious concerns about the overwhelming volumes of traffic to the jubilee line station once more properties are added. It’s frustrating that despite crossrail either going just by or under the tip of the peninsula it hasn’t been docked to it with a station. Also the boat is great but a fast boat once or twice an our to embankment would be great.

Seek greater clarity on facilities, we were told we would be able to use the gym and have been blocked. It’s not fair and not right. Share ownership residents buy their flats, actually live in them and contribute to the local economy and community you are trying to build here. Value them more.

How has the building management responded to any problems or issues you have raised:

Both management companies have failed residents. Whilst the new one is better responses to emails are still sluggish and problems are still not being fixed after years of chasing.

One of the best residential buildings in the Peninsula

Like:
Great building to live in. The neighbours are respectful and there are several amenities around.
The staff is lovely and they do a good job at keeping the space safe and clean.
The gym / working space are great especially when I have to work from home.

Dislike:
The WIFI is horribly slow in the common space downstairs, and the concierges are aware of it, but they say it’s property management won’t do anything about it. They fear will start streaming if they raise the bandwidth limit. If they only they could raise slightly raise it, so that we would be able to load a page under 10 seconds, it would make working from home perfect.
The energy provider is LOKA, and it can’t be changed. They are pretty expensive.

Living on the Peninsula is an absolute pleasure. having the Thames nearby is really practical and being to go for runs or walk along the riverside contributes to my general happiness.
There aren’t many shops around, though it’s changing fast, with a Co-op that just opened, and the new Ikea Greenwich which is a walking distance from the Peninsula. Cutty Sark isn’t too far either, if you like markets.

Nothing in particular.

If there is one thing you would change about your flat or property what would it be:

The bedroom does not have any windows.
The sun exposure is not ideal, the flat is facing north.

I am very happy with the design of the buildings and flat I purchased. The views are excellent and the concierge team are friendly and efficient. The gym is also well maintained as is the local greenery.

Like – Location and views of the Thames as well as the BBQ areas and picnic table. Good transport links
Dislike – Limited local restaurants, although O2 is nearby. Waterman and Jetty commercial space not utilised to maximum effect.

Nil – was well informed prior to buying by the entire team.

Like the design and area distance to central. It’s calm and quiet. Great local shops now available – could do with a good local coffee shop that isn’t over priced.

However the service charge is EXTORTIONATE – they are getting away with daylight robbery!

Life in the Lighterman Building

There is no such thing as the perfect property or place. The Lighterman building has its’ flaws like everywhere else but when we all work together to look after what we have then we get the best results. It feels like management are now listening. There has been change and we are moving towards a more streamlined way of dealing with issues.
The Lighterman is a beautifully designed building that has the feel of a hotel as you enter into its reception area and in the two years plus since opening its doors, it still remains the same thanks to the staff who care for it. Communication between management and residents has improved however there is still room for growth. Our fees are high and for that we are entitled to ask for a service to match.

The area is very central for everything. There are many options when it comes to public transport which we have found to be reliable and cost/time effective. The area is vibrant and continues to develop as a community offering many opportunities for residents to come together. There are a variety of bars and restaurants and the 02 is a hub of activity bringing plenty of glamour to the area. This is a great place to live offering something for everyone. Our favourite activity is to go for a long walk or run along the waterfront in the sunshine…….. roll on the summer.

To make sure that the window coverings I purchased were sun proof.

What is the best feature of your home:

Our very large private terrace is like a having another room to our flat.

Various snagging issues take ages to resolve but ultimately this is a quality apartment. Service charge is high and as an owner I obviously pay this, it would I imagine be reflected in a high rent for tenants but you get what you pay for.

Please tell us what you like and dislike about this area:

Excellent location around 10 minutes max walk to Jubilee Line and the 02 which has plenty of activity and restaurants both in and around the area. Our building is in a quieter location right on the river with great views. We have access to a private gym, cinema and free wifi downstairs for those who want to work.There is a meeting room too which is handy as well as a coffee machine.

Please share one thing (or more) which you wish you had known before you moved in:

There will be a fair amount of building work nearby in the coming years but where we are located should not have any impact in terms of noise. Excellent for investors.

What is the best feature of your home:

Great views, large apartment with quality fixtures and fittings overlooking both sides of the Thames.
